Location The Paradise Waters development project is located on the north-eastern part of the Bintan island Direct access to the state asphalt road. 45 minutes away from Singapore via ferry. Tourism Indonesia lags behind the neighbouring countries in terms of the numbers of foreign tourists. The government prioritises the development of tourist attractiveness as one of the main factors of economic growth. Indonesia, is enjoying a rapid growth in the flow of international tourists - about 12% per year over the last 5 years. Hotel-branded residential units would, ceteris paribus, typically fetch a 15%-20% premium over non-hotel branded residential products. Operating hotels CLUB MED There are only two Club Med hotels in Indonesia. One is on Bali and the other is on Bintan. Established in 1997, the 302- room resort is the only all-inclusive resort on the island. Other facilities include 2 restaurants, 4 bars, fitness centre, mah-jong room, tennis court, spa and meeting rooms.Many projects in the international resort zone are mix-use complexes. BANYAN TREE BINTAN Opened in 1995, the 64-villa Banyan Tree Bintan was the only branded luxury product in Bintan until Sanchaya was opened. The size of a standard villa ranges between 79 and 404 square meters. The resort features spa, 3 restaurants, a beach bar, a kids’ club, a meeting room, a rock-edge swimming pool, a beach pool, a golf course and a water sports centre. Operating hotels ANGSANA BINTAN Angsana Bintan. Opened in 2000, offers a total of 113 rooms and suites. The standard room size is 33 square meters and one-bedroom suite is 76 square meters. The resort features 3 restaurants, a lobby lounge, a spa, an outdoor swimming pool, a gym, a water sports centre, 2 tennis courts, a kids’ club and a 135-square-meter meeting room. Last major renovation of the property was in 2011. It is located within a 15 minute drive from Bandar Bintan Telani ferry terminal and local trade mall. Chain: Banyan Tree Hotels & Resorts. SANCHAYA Sanchaya is a villa & hotel complex in Lagoi Bay opened in January 2015. The territory is 9.2 hectares. Featuring 30 individual designed keys including private villas and suites. It has a deluxe positioning and so far it is the most luxury resort on the island. It accommodates 17 private villas (75-1045 sqm) and 9 suites (40-90 sqm) at the Great House. The largest villa has 4 bedrooms and a private pool. The smallest villa has 1 bedroom only. The decoration has colonial flavour. The estate has an all-day dining room, a restaurant a la carte, a grill, a salon with a bar and a library. There are also a spa, gym, daily yoga sessions and a conference room area. Operating hotels NIKOI Is a small private island located 8 km to the south-east of Bintan. 15 beachfront two- storey beach houses and two swimming pools, restaurants and a bar are located on 15 ha. Villas are made from gigantic beams of driftwood topped with jaunty, ylang-ylang grass roofs . Privacy is guaranteed with all accommodation generously spaced out over a 5 hectare site on the western side of the island. There are no more structures on the island. The remaining 10 hectares have been reserved as a sanctuary to ensure that BINTAN LAGOON Opened in 1996, managed by Mozaic Hotels & Resorts. This Indonesian- style 470-room resort has the largest room inventory among the competitive hotels. The resort occupies a land area of 310 hectares and features facilities including 9 restaurants, 3 bars, a golf course and a good mix of meeting facilities, in total, approximately 4,000 square meters, which helps the resort to capture sizeable MICE demand from Singapore and Malaysia. CASSIA Located next to Angsana, Cassia is a condotel property under the Banyan Tree Group (over 30 hotels, 60 spas, 80 trade centres and 3 gold courses world-wide). It offers one and two bedroom units ranging from 41 square meters to 63 square meters plus a piece of land. Cassia gradually releases blocks for sale in the range USD4000-44000 per sqm. Cenizaro Hotel & Resorts, the hotel business of Bonvests Holdings Limited, is a leading international luxury real estate and hospitality company with a portfolio of independent resorts and hotels. The total area is 54 hectares, which is occupied by 127 luxury villas. At the moment, amenities include an infinity pool, an entertainment program for children and a gym, as well as a spa and wellness center, 2 outdoor restaurants with terraces. Market Overview
Operating hotels GRAND LAGOI This 196-room condotel was officially opened in May 2015. 139 rooms are de-lux with the area of 45 sqm, 30 superior de-lux with 54 sqm, grand de-lux is 56 sqm, one presidential suite is 129 sqm, 26 suits are 90 sqm. There is also a family suit. The hotel is strategically located right on the doorstep of Bintan’s entertainment activities at Lagoi Bay Village. The sea is accessible via Lagoi Plaza. CRYSTAL LAGOONS CORP. In the summer of 2015, the first glamping hotel on Bintan - The Canopi was opened. The complex, located on 2 hectares includes 100 villas, and the initial rooms had been increased in 2017 from 40 to 100 because of high demand. New Projects INTERCONTINENTAL HOTELS GROUP The new Holiday Inn Resort Bintan Lagoi Beach and Indigo Bintan Lagoi Beach hotel will open in 2019 in the Lagoi Bay area. The 250-room Holiday Inn Resort Bintan Lagoi Beach and the Indigo Bintan Lagoi Beach hotel will be located on a 2.5-hectare beach owned by PT. Graha Agung Indahsentosa. DOULOS PHOS The world’s oldest passenger ship Doulos Phos will go through a major facelift and will soon become a heritage hotel with resort-style facilities, berthed in Bintan. The owner, Singaporean businessman Eric Saw, initially had plans for it to be a floating hotel in Singapore but finally settled on Bintan after failing to find a suitable berthing spot. Doulos Phos first set sail in 1914 (2 years after Titanic sank) and boasts a rich history. THE HAVEN HOTEL & RESORT. Malaysian-based property developer The Haven Sdn Bhd is starting the construction of hotel, resort and condotels projects, namely The Haven Bintan Hotel and Resort, in a 26-hectare area inside the Lagoi integrated tourism area, worth S$200 million (US$148 million) of initial investment. The Haven Bintan Hotel and Resort, part of The Haven’s eight-year construction project worth S$1 billion of total investment, is the developer’s first project in Indonesia after completing its The Haven Lakeside Residence in Perak, Malaysia last year.
