WHY INVEST IN THE CIT Y OF SWAN? Growth The City of Swan is the largest local government in the Perth metropolitan area covering 1,042km2 of land area. Within it’s boundaries is a thriving network of economic growth consisting of some of the fastest growing residential suburbs in WA, major commercial and industrial areas and historically important townsites and rural areas. The City’s current population of 149,000 is forecasted to grow to 240,000 people by 2036, an increase of 91,000. Location advantage Midland is the City of Swan’s Strategic Metropolitan Centre, located 15km from Perth CBD and 10km from Perth Airport taking less than 25 minutes to arrive at either destination. It is considered the gateway to interstate and regional WA locations, including the Wheatbelt, Goldfields and the north-west mining regions, and provides direct access to major transport routes. Transport and distribution The City of Swan is an integral part of Perth’s freight network which includes parts of Perth Airport, the freight rail line and the major transport corridors of the Great Eastern, Great Northern, Tonkin, Roe and Reid Highways. If it comes by road, rail or air, it comes through the City. With Perth Airport establishing direct flights to and from the United Kingdom, the Middle East, Japan, Indonesia, Malaysia and many other countries, the City of Swan is more accessible for investment than ever before. GROW TH ARE AS Commercial development The population in the City of Swan is growing rapidly, leading to the establishment of more localised neighbourhood shopping centres and the potential for larger district centres in Bullsbrook, Ellenbrook and Brabham. This growth also supports shopping centre expansion in the City’s strategic metropolitan centre in Midland and secondary commercial centre in Ellenbrook. Industrial development The City of Swan is home to the key industrial precincts of Malaga, Hazelmere and Bullsbrook. These areas provide prime opportunities for industrial development, strategically located for easy access to major transport corridors including the Great Eastern, Great Northern, Tonkin, Roe and Reid Highways. They are also close to Perth’s international and domestic airports, the rail freight network and the Kewdale freight terminal. Residential development The City of Swan has some of the fastest growing residential suburbs in WA, with a forecast average annual population growth of 1.97% (almost 173,000 additional residents over the next 31 years). To meet these demands, future residential growth will occur on multiple fronts. This includes the 1,100 hectare Urban Growth Corridor, new development in Bullsbrook, continued growth in The Vines, Ellenbrook and Aveley, and potential urban infill opportunities throughout the City. Tourism The City of Swan is home to WA’s oldest wine region, the Swan Valley, and the picturesque and historic suburb of Guildford. Our tourism precincts add significant value to the local economy and offer unique experiences related to agriculture, the rural lifestyle, food and wine. In 2017/18, tourism and hospitality sales in the City totalled $597.9 million, engaging a workforce of 3,889 people, which equates to 5.7% of total employment in the region. INVESTMENT OPPORTUNITIES Midland Midland’s city centre offers significant redevelopment opportunities for investors and developers to increase their potential for financial return. As the primary business centre in the east and north east, Midland’s CBD catchment stretches far beyond the City, servicing residents from the Perth Hills, Chittering, Gingin, the Wheatbelt and Avon Valley. The 11 hectare New Junction precinct is on track to become an iconic, vibrant and diverse destination in Midland. It represents $680 million of new construction work, a $990 million boost to the local economy and a $2.2 billion boost to the WA economy. The Metropolitan Redevelopment Authority (MRA) has an established health precinct in Midland that includes ancillary health providers and the St John of God public/ private hospital. The Curtin University Midland Campus opened in November 2019. With an influx of medical professionals, students and visitors, the vacant sites in and surrounding the old railyard workshops are prime locations for residential, retail, commercial office and entertainment projects. Malaga Malaga has a diverse range of business types with manufacturing, construction, wholesale and retail trade industries strongly represented by local and national brands. Retail activities are mainly located along Marshall Road and Malaga Drive, where the Highway Service Zone allows for showroom uses. The City’s Retail Needs Assessment determined that Malaga is our most important Mixed Business Area, with an estimated 89,000m2 of bulk retail floor space. Hazelmere FREMANTLE PORT Hazelmere is ready for investment, with 190ha of rural land rezoned to light and general industrial, residential and institutional uses. A significant portion of this area remains undeveloped or underdeveloped, making this emerging transport and logistics hub a prime candidate for development. Situated immediately north of Perth Airport and south of Midland, Hazelmere’s location provides access to major air, road and rail freight transport routes. Bullsbrook INDIAN OCEAN Bullsbrook is located between two major freight routes, the Great Northern Highway and the Tonkin Highway extension - North Link WA. It is also conveniently close to the Perth-Geraldton rail line. With the proposal of an intermodal freight terminal, Bullsbrook affords strategic linkages to the agricultural regions north and east of Perth. Swan Valley With limited tourist accommodation available in the Swan Valley, there is scope for operators to take advantage of a growing market. Due to their proximity, Midland and Guildford also have accommodation potential. There are abundant opportunities for businesses related to food and beverage, agri-tourism, attractions and experiences, day tripper tours and events. 8 City of Swan
