SITUATION The farm is situated in the parish of Burgh and Tuttington in the Broadland district of Norfolk. The city of Norwich is about 13 miles to the South. Old Hall Farm, Burgh next Aylsham, Norfolk 4 Lot 1 - Arable Land and site of the Former Burgh Hall and old Parkland 207.31 Acres (83.91 Hectares) The site of the former Burgh Hall is a flat, partly terraced area with stone steps up and brick walling. The old gardens are evident with mature Yews and other specimen trees. It is sheltered by woodland to the East and North. The Hall was a large red brick mansion in Jacobean style, originally built in the 1830’s with later editions in the 1860’s. The old part of the hall was built by George Stanley Repton, the fourth son of Humphry Repton, the famous landscape designer. The site, though partly overgrown, could be restored to afford southerly views across the former parkland and also westerly to the river valley. It offers potential for a number of uses including leisure and residential subject to planning consent. The area including the parkland and field amounts to approximately 19.97 acres (8.084 hectares). The arable land is on the East side of the river valley and extends to 184.89 acres (74.82 hectares) in six enclosures well suited to modern machinery. The land is classified Grade 2 and comprises deep silty loam soils well suited to a diverse rotation including cereals, pulses and root crops. The land has good access from both the public highway and internal tracks. Lot 2 – Grazing Meadows with River Frontage 69.55 Acres (28.15 Hectares) The river meadows are shown shaded green on the sale plan and are on the West side of the farm with frontage to the River Bure. They include a section of the former Bure navigation canal that linked Aylsham to Coltishall. and was built in 1775 – 1778 enhancing trading communication until it was closed in 1928. Between the river and the Old Hall buildings, now residential, there is the Round Hill, a Scheduled Ancient Monument. It is believed to have been the site of a medieval hall and early excavations yielded medieval pottery and iron axe and arrow heads. Rich in flora and fauna the meadows are interspersed with a series of ditches and are currently grazed with cattle and sheep. Both the navigational canal and the River Bure provide the opportunity to fish or for other leisure activities such as canoeing and paddle boarding. Tenure & Possession Freehold with vacant possession on completion save for the grazing licence on Lot 2 until 31st October 2021.
