Viewpoint Hello Everyone! As our busy season quickly approaches, this year will be a little different than years past. Many of the recreation area facilities remain under “limited operations” and will remain as such throughout the next few months. However; with that being said, many of our annual residents found Kings Point Golf and Country Club one of the few communities that remained open for business during the past few trying months. During the limited closure, many summer projects were completed such as the renovations of the Par 3 Golf Cart Paths, exterior painting of the Main Clubhouse and Monaco Clubhouse, new pavers, furniture and murals painted in the Monaco breezeway, painting of the Main Gate, Flanders and Monaco Guardhouses and new tempered glass partitions installed throughout the clubhouses and restaurants. The Library, Main Card Room and Social Room were updated with new flooring and The Bistro also received some much needed improvements. As many of you may have read, during the month of October, the clubhouses began to re-open, following all social distancing measures. This, of course, includes our theatre. Theater shows will begin in December, with limited seating and tickets available. Please check with the Box Office regarding seating options and availability. Included in this issue, you will find the 2021 approved budget. The increase is an average of $7.75 per unit/per month. Please confirm with your specific management company regarding your increase, as the increase may vary depending on your unit’s square footage, condominium association assessment increase, etc. As we near the end of 2020, we will continue to monitor the changes taking place regarding COVID-19 and all countywide orders that effect our community. Looking forward to a brighter 2021! Be safe! Be well! Lisa Manzione Vice President/Vesta Property Services, Inc. President, Amenity Management Division East Kings Point 3

Alliance of Delray News Expansion of Atlantic Avenue, Lyons Road & Understanding the Flashing Yellow Lights The Florida Department of Transportation (FDOT) has initiated a Project Development and Environment (PD&E) Study along Avenue (SR 806) from the Turnpike to Jog Road in Delray Beach which is an approximate 1.8 miles in length. The FDOT has indicated that Atlantic Avenue is an inadequate link between the multilane roadways of the Florida Turnpike, Jog Road, and Hagen Ranch Road. The plan is to expand Atlantic Avenue to six lanes to better serve the regional transportation network and the local collector roadways. Included in this project will be bicycle and pedestrian improvements. A public alternatives workshop is scheduled for Spring 2021 and a public hearing in December 2021. Enhanced safety and mobility is also a concern, especially for improved emergency evacuation to the Florida Turnpike which will be included in the design as well as addressing an existing sidewalk gap between Michelangelo Boulevard and Jog Road. The design phase is scheduled to be conducted during fiscal year (FY) 2022 with the right-of-way procurements during FY 2024. Construction is expected to begin in FY 2027. Public involvement is a key aspect throughout the process. The Alliance will keep its Membership informed and encourages all residents to engage in the public hearings. The Palm Beach County Board of County Commissioners approved a contract to start widening of Lyons Road south of Atlantic. The $9,823,244.20 project consists of widening Lyons Road to a four-lane divided roadway, widening of bridges, installation of new traffic signals, and utility improvements for the Water Utilities Department. This project is expected to begin in 2021 and will result in the completion of the length of roadway between Atlantic and Clint Moore Road. A traffic signal has been installed at the corner of State Road 7/441 and Cabernet Drive at the entrance to the adjoining communities of Seven Bridges and Boca Bridges. Palm Beach County has been gradually implementing the flashing yellow arrow (FYA) left-turn traffic signal throughout the County as part of its standards for new and retrofit traffic signal projects. The FYA signal indication will replace the traditional solid circular green indication for the following two left- turn signal types: Permissive only where only a solid circular green indication is displayed and motorists must always yield to oncoming traffic and pedestrians before completing the left turn and Protected/Permissive which is comprised of two parts, a “protected” left-turn phase initiated by a green arrow signal indication where oncoming traffic must stop and it is safe to turn left, followed by a “permissive” part during which a solid circular green signal is displayed and left-turning traffic must yield to oncoming traffic.
