REALTORS® Political Action - RPAC Donations The only political group in the country organized for REALTORS®, run by REALTORS® and exists solely to further issues important to REALTORS® We give our money to those in Congress who both understand and support REALTOR® issues We suggest that all of our members invest their fair share in RPAC. That fair share is $20 per year for Associates and $40 per year for Brokers You can make your voluntary contribution through the annual MORR dues billing in January, or anytime of the year on IMS.MORR.REALTOR Your donation is an investment in your business 5

Hands on Training Offered at all 3 locations: • Tinton Falls • Toms River • Manasquan (you must bring a laptop) No CE for hands on training, it is however, beneficial to have a better understanding of FlexMLS and the Rules & Regulations of the Monmouth Ocean Regional MLS. These are NOT mandatory. Classes are free of charge as long as you attend. Should you need to cancel, please e-mail LaurenS@morr.realtor no less than 24 hours before the class is scheduled, otherwise a $50 inconvenience fee is issued. 28

Monmouth Ocean Regional Multiple Listing Service via FlexMLS FlexMLS is your one stop for all the info you need on Monmouth and Ocean County Real Estate. Enter www.flexmls.com into the browser, preferably Google Chrome or Firefox Your logon username is mo. followed by your agent ID number For example, ID: mo.12345 Your password is: monow If you are a returning member to the MORMLS, please contact the MLS department to have your password reset. NOTE THAT ALL USERNAMES ARE LOWER CASE You will receive an email with your login information - please check your junk/ spam! (our domain is “name @morr.realtor") On your first login, you will be required to change your password. Your new password must be a minimum of 6 characters and a maximum of 8 characters. One character must be a number. Passwords are case sensitive and do not require an uppercase or special characters. 38

Listing Procedures All listings, both fully cooperative Active listings AND Office Exclusive listings MUST be entered into the MLS within 48 hours of the begin date, otherwise, a $50 fine is issued. If you are fully cooperating with the members of the MLS, you do not need to send the MLS department your listing agreements. Instead, an audit is processed for every 20th listing. If you are NOT cooperating with the MLS and have a listing that is an Office Exclusive, not only does it need to be posted onto the MLS as an Office Exclusive, but you must also e-mail the paperwork to compliance@MORR.realtor within 48 hours of the begin date, otherwise, a $50 fine is issued. 40
Listing Procedures “Active” status listings MUST be available to be shown, with the exception of Office Exclusives No one besides yourself, your broker, manager, and office processor (if applicable) can see the expiration date of your listings during the listing term. That being said, they can all modify your listings. Active the listing is available The listing is not available and the brokerage has Temp Off Market rights to the listing until their agreed upon expiration date The listing brokerage and seller/landlord have agreed Cancelled to terminate their listing agreement 41
Office Exclusives Q: What is an Office Exclusive? An office exclusive is a listing that is secured by an agency but is not listed in cooperation of the MLS and will not be distributed through the MLS. Both the seller/landlord and the agency MUST sign off on the listing being an office exclusive. This requires a waiver in addition to the listing agreement (images 1 & 2). In addition, the listing must be added to the MLS within 48 hours of the beginning term as an Office Exclusive. This means the brokerage that has secured the listing will see it on the MLS, but competing agencies outside of that company will not. 1. LISTING AGREEMENT 42 2. OFFICE EXCLUSIVE PAPERWORK

Course Topics Overview of FlexMLS: Covers how to set a hot sheet, run a search, e- mail listings, and find your niche in the system for everyday business Contact Management: Details the Portal, how to create a contact/ modify a contact, create a subscription for automatic updates, and modify existing subscriptions and searches. CMAs & Mapping: Attendees will learn how to hone in on specific areas using shapes and radius tools. In addition, it will cover how to pull the search into a custom CMA presentation for sellers and buyers. Realist: This will give you a better understanding of how to utilize the tools and applications in Realist as well as how to create labels. 44
