MACRO LOCALITY: On a macro level, the property is located in a rural town known as Parys, within the Free State Province. Parys is situated along the south eastern banks of the Vaal River and in close proximity of the N1 national highway. The town is also situated close to both North-West and Gauteng provinces. The traditional economic sector has predominantly been agricultural in nature while the tourism sector has grown noticeably during the past few years. MICRO LOCALITY: On a micro level, this property is located on the southern border of Parys at numbers 6 and 8 Allenby Road. All modern amenities are available in this rural town. DESCRIPTION ERF 1369 PARYS, PORTIONS 22, 133, 134 AND 135 OF THE FARM KLIPSPRUIT NO 64 PARYS RD AND PORTION 9 OF THE FARM PISTORIUS RUST NO 288 PARYS RD PROPERTY DETAILS The property comprises various buildings on five portions of land which are collectively 30-hectare in extent. In addition, an adjacent 250-hectare agricultural farm land is part of the transaction. SITES The subject property consists of an erf and five farm portions and adjacent to one another. Erf 1369 Parys and Portions 22, 133, 134, 135 of the Farm Klipspruit No 64 Parys RD is fully fenced with a combination of a 1.8m high plastered/painted brick boundary walls and cattle fencing. 5. IMPROVEMENTS (…CONTINUED) Improvements comprise multiple buildings which can mainly be divided into four components. They are summarised as follows: COMPONENT 1 - AFRIDOME A. Afridome The ground floor consists of a double volume reception area, restaurant with industrial kitchen, indoor arena with arena stands, various ablutions and showroom office. The first floor comprises a large seating area and office, ablutions, 19 arena box suites and tack shop. The building is constructed of steel portal frame with mainly plastered/painted brick infill on the interior and exterior. IBR side cladding fills the upper half to eave height with pitched profile metal roofing. The arena area has no floor covering is bare soil while the rest of the building offers smooth concrete floors with interlock rubber floor covering or tile. The seating area on the first floor is constructed by means of a timber flooring. The building is a very well-maintained state of repair. B. Stables A total of 454 stables are provided. This is provided in the form of plastered/painted cubicles with wooden doors all covered with IBR roofing. A large double volume canopy links different parts of the stables with the ‘Dome’. Livestock holding areas are also provided. The buildings range between newly built and good state of repair and older in a maintained condition. 8
5. IMPROVEMENTS (…CONTINUED) COMPONENT 2 - ACCOMMODATION A. T1 to T12 The thatch roof building comprises twelve lodgings with en-suite bathrooms and kitchenette as well as a television. These accommodations feature: • T1 – Double bed with sleeper couch • T3 – Double bed and single bed • T4 – 3 Sleeper room • T6 – Double bed and single bed • T7 – Double bed and single bed • T2, T5, T8, T9 to T12 – 2 Single beds B. R1 to R7 The plastered and painted brick building with corrugated iron roofing offers six en-suite lodgings which includes sleeper couch, microwave oven, bar fridge, hotplate and television. R7 is attached to the laundry room. These accommodations feature: • R1 – Double bed • R2 – Double bed • R3 – Double bed • R4 – 2 Single beds • R5 – 2 Single beds • R6 - Double bed • R7 – 2 single beds 9

K1 to K5 The plastered and painted brick building with corrugated iron roofing offers five lodgings as follows: • K1 to K4 – Double bed and sleeper couch with kitchenette and bathroom, TV • K5 - Double bed with 2 sleeper couches and living room, kitchenette, bathroom, TV D. L1 to L9 The plastered and painted brick buildings with corrugated iron roofing comprises nine lodgings as follows: • L1 – One single bed with bathroom (forms part of the chapel) • L2 – Luxury room with double bed, kitchenette and bathroom • L3 – 2 Single beds and sleeper couch with kitchenette and bathroom • L4 to L9 – Double bed and sleeper couch with kitchenette and bathroom 10
5. IMPROVEMENTS (…CONTINUED) E. Flats The two detached buildings comprise one-bedroom flats. Both are constructed by means of plastered and painted walls, one with corrugated iron roof and there other a thatch roof. The buildings vary between newly built and good state of repair and older in a maintained condition. F. Time out rooms Accommodation which is attached to the stables. 11
5. IMPROVEMENTS (…CONTINUED) COMPONENT 3 – ADDITIONAL FACILITIES A. Restaurant A walkway from the ‘Dome’ leads to a fully functional restaurant with industrial kitchen. The building is constructed by means of plastered and painted walls and pitched thatch roof. The older building is in a maintained state of repair. B. Conference facilities Two large double volume conference rooms and boardroom are provided with attached refreshment area and ablutions. One conference room can accommodate 100 delegates, while the other 150 delegates. The boardroom hosts 15 delegates. The building is constructed by means of plastered and painted walls and corrugated iron roofing. The older building is in a maintained state of repair. 12
5. IMPROVEMENTS (…CONTINUED) C. Chapel A chapel is attached to the restaurant building. It offers a large seating area, vestry room, and en-suite room known as L1. The building is constructed by means of plastered and painted walls and corrugated iron roofing. One side is partly open and covered with canvas sheets. The newer building is well maintained. D. New Hall The detached hall offers a reception, large open area, ablutions, buffet area and kitchen. The hall can host 200 to 300 guests/delegates. A covered area is attached to this building. The building is similarly constructed to the chapel. The newly built building is a good condition. 13
5. IMPROVEMENTS (…CONTINUED) COMPONENT 4 – SECONDARY BUILDINGS A. Ablution block for staff A rectangular plastered and painted building with IBR roofing which provides ablutions to staff members. The older building is in a slightly neglected condition. B. Staff accommodation The accommodation is constructed by means of iron sheets and in a slightly neglected condition. C. Workshop/storage The building offers various workshop and storage areas. It is partly open on one side. It is constructed by means of plastered and painted walls with IBR and corrugated iron roof. It is generally in a slightly neglected condition. D. Garage The single storey building provided for various garages and storage. Construction includes plastered/painted brick and corrugated iron walls with corrugated iron and IBR roof. It is in a maintained condition. E. Laundry room Rectangular building which houses the laundry facility. It is in maintained state of repair. R7 is attached to this building. F. Guardhouse/ablution A guardhouse with ablution is provide at the entrance to the main area. 14
5. IMPROVEMENTS (…CONTINUED) G. Cleaning storage and office These two buildings are used as storage and office for the cleaning staff. The first floor of the thatch roof building is constructed by means of pre-fabricated walling. H. Caravan and camping site A plastered and painted building with corrugated iron roof provides ablution facilities for the caravan and camping site. The building is in a relatively well- maintained condition. I. Ablution block at livestock holding blocks A plastered and painted building with corrugated iron roof provides ablution facilities. The building is in a relatively well-maintained condition. SITE IMPROVEMENTS Site improvements include the following: • Swimming pool • Outdoor animal rings • Caravan facilities • Carports • Two access areas to the property • Various covered areas around the property NOTE: The information pack doesn’t include movables or plant/machinery 15
