How to make Thousands Extra with the Right Home Presentation Presenting your property correctly can fetch you thousands extra in your selling price!! Street appeal and home presentation are two of the most important factors which will impact the sale price of your home. This checklist is jam-packed full of useful information to act as a guide to making thousands of dollars more when selling your home. To make things easier the checklist has been divided into key areas so with the help of our sales agents you can systematically prepare your home for sale. Outside Mow grass and tidy edges. Ensure it is watered and green. Tidy nature strips, flower beds, flower pots and yard. Mulch and some basic plants can go a long way to making a house feel like home. Pick up papers and rubbish in the street, to give the impression of a tidy neighbourhood. Don’t leave junk mail hanging out of the letterbox, prune hedges and cut back overhanging shrubbery. Spread new gravel on the unsealed drives, sweep or hose down cobbled or paved drives and patio areas. Remove oil stains in carports, drives and garages and tidy the garage by making sure the tools and equipment are neatly stacked. How to make Thousands Extra with the Right Home Presentation Paintwork Ensure that the paintwork presents clean and neutral. Clean marks off walls with a mild household detergent and a soft cloth. Don’t rub too hard or the paint will rub off. Avoid repainting walls unless the entire house is to be painted. If you choose to paint, use soft, neutral tones such as creams, or beige that will appeal to most people. Touch up skirting boards, architraves and door frames. It is surprising how much cleaner the room will look if an hour is spent going around the house with a pot of paint. Repairs A few quick repair jobs done on the weekend will make the difference to giving your house a cared for appearance. Oil squeaking doors. Plane doors that stick. Re-paste peeling wallpaper. How to make Thousands Extra with the Right Home Presentation Cleaning This might not be a fun topic but your potential buyers feel the same way as you about it. Clean Windows, Sills washed. Architraves, Skirting boards & window tracks - a dry paintbrush can be useful for this purpose. Clean all light fittings and put in bright, 100 watt globes. Remove all fly screens brush off dust. Clean Ledge between screen/glass & doors. Remove and clean exhaust fan covers. Wash internal and external light fittings. Remove insect spotting from fluoro light fittings. Clean Walls - superficial hand marks etc, removed (sugar soap or Jif). Clean doors and light switches of hand marks. Clean cupboards inside, outer surfaces, tops, clean tiles & polish. Clean Bath & Basin. Shower recess tiles, grouting, shower screen to be cleaned & polished (Windex, CLR & Shower Power are recommended) Toilet seat, bowl, under rim & pedestal to be cleaned. Stove cleaned, including oven, shelves, griller & recess, hot plates, under hot plates knobs & drip trays. Chrome surrounds & enamel exterior cabinet & control panel. (Selleys Oven Cleaner and Hot Plate cleaner recommended for electric stoves & soap pads, metal polish for metal surrounds of burners). Clean & Polish kitchen sink and Laundry tub. Floor/basin/sink/trough/waste pipe outlet grates to be cleaned. Cobwebs removed from eaves & internal walls/cornices. Sometimes money has to be spent to make money. Position all furniture to make all rooms look big and easy to walk around, but don’t do this at the last moment or there will be furniture indents left on the carpet. Return rooms to their original usage and ensure that the house presents to the right target market. Create the feeling of space by storing items in the shed, with a family friend or in storage. Room Presentation ENTERTAINING ROOMS Turn on central or other heating in winter, air-conditioning in summer. People will stay to look longer if they feel comfortable. Green, leafy plants always improve an interior environment. Rent, beg or borrow enough plants to do a good job. Put fresh flowers around the house as for a special occasion. Lock away any valuable china, books, silver collection or other important items. Leave all connecting doors wide open to give a feeling of space.
