Community Centre Status: Master Plan City Collective was asked by SA Housing Authority and the City of Unley to develop a master plan vision for the Mornington House Site. The current 4. City Collective used many key strategies to protect and enhance the site through the master plan. We led council and government engagement to ensure that all stakeholder goals were prioritised early in the design process. 5 | Demonstrated Relevant Experience Community & Affordable Housing DIVERSE HOUSING THAT PROVIDES AFFORABLE PLACES TO LIVE FOR EVERYONE Company: City Collective Location: Henley South, SA Client: Unity Housing Date of Services: 2019-Current UNITY HOUSING NETBALL SA COMMUNITY HENLEY SOUTH PRECINCT Construction Value: $20M RESIDENTIAL DEVELOPMENT Status: Planning Application (ROSAS Pathway) City Collective has been working with both Unity Housing and the SA Housing Authority to take a currently vacant 1ha site at Henley South to a master planned development that offers diversity in residential accommodation and flexibility in development delivery. We have prepared a design solution that responds to the environmental aspects of the site and provides improved community open space, enhanced streetscape connections and high quality affordable housing for future residents and marker housing that can respond to the highly desirable Henley real estate market. THE KEY DESIGN CHALLENGE: Unity Housing was challenged by SAHA to deliver housing diversity within this area. While responding to deliver an exemplar design response that adhered to quantitative provisions within Councils Development Plan. The resulting development also need to deliver long-term financial viability. THE DESIGN INNOVATION: The resulting master plan delivered 78 dwellings outcomes, in a variety of housing typologies, 2 and 3 bedroom townhouse, courtyards and apartment units, designed to meet the needs of over 55s / senior living, affordable tenants, couples and families Working with City of Charles Strut to meet their technical requirements for road design, waste management, storm water and open space, has resulted in the Council taking maintenance ownership of these aspects. This has delivered cost befits to Unity Housing. The development has used the ROSAS / Coordinator General (DPTI) planning pathway. As part of this process the design was reviewed by the Government Architect / ODASA, with the government architect supportive of the high quality design outcome. A public community consultation session which conducted that informed the community and highlighted their support for the project. City Collective ©2020 May 2020

The design is focused on increasing density and ideal for a community focused housing outcome. 7 | Demonstrated Relevant Experience Community & Affordable Housing INNOVATIVE HOUSING DESIGNS THAT PROVIDE HIGH QUALITY COMMUNITY OUTCOMES Company: City Collective Location: Panorama, SA Client: Anglicare SA Date of Services: 2017-Current ANGLICARE NETBALL SASA COMMUNITY PANORAMAPRECINCT Construction Value: $10M RESIDENTIAL DEVELOPMENT Status: Documentation / Delivery The City Collective design approach for Anglicare Panorama offers a mix of flexible housing outcomes including 10 townhouses and a four-level apartment building comprising of 24 dwellings. Due to the areas low residential scale the apartment building takes advantage of the site’s typography to reduce its overall visual appearance to the surrounding dwellings. The current project has delivered: • Contemporary housing outcomes with a high density, without overpowering the surrounding residential scale • High quality shared open space where residents can access a community garden, shade structures and seating • Improved amenity to streetscape with townhouse typologies creating diversity and interest within the public realm THE KEY DESIGN CHALLENGE: Utilisation of the existing site levels to maintain accessibility, safety and functionality of the new residential development. City Collective was engaged by Anglicare SA for the design, planning, documentation and construction phase services for this project. The site planning carefully considered the extent of site cut and fill that would be required to accommodate the site topography. This has seen the SDA apartments positioned on lower ground with direct connection to the accessible parking provisions and lift to access the courtyard above. THE DESIGN INNOVATION: High quality, cost effective materials and construction detailing. Extensive research has been undertaken by City Collective to continually test and improve the cost efficiency of the development. Understanding the client’s brief we have developed a simple palette of robust materials for minimising ongoing maintenance and energy efficiency however still maintaining a softness to the residential design.
