Agenda Introductions Purpose of the Meeting and Why One Housing Needs to Review Options Camden Council’s Recently Published Planning Framework Introduction to the Options Appraisal Process Ways in Which People Can Get Involved Questions
Background Camden Council’s draft Planning Framework Council’s aim to agree a coordinated approach to any potential development in the area One Housing needs to ensure the final Planning Framework and subsequent plans best serve its residents One Housing can submit residents’ views or people can respond direct to the Council Camden Council drop-in sessions at the Pirate Castle o Tuesday 25th April 1:30pm to 3:30pm o Wednesday 26th April 6pm to 8pm
One Housing Options for the Estates There is no pre-determined plan One Housing will work with residents to consider options We have set out a plan to work with residents over the summer to understand views and test options
Camden Goods Yard Planning Framework Consultation until 18th May 2017 Camden Council seeking views and further suggestions Framework sets out vision and key objectives for this area of Camden, will guide future development and will be an important consideration when assessing planning applications Intention for the Planning Framework to form a planning document (an SPD) in Summer 2017

Camden’s Vision & Strategy: The Canal & Gilbey’s Yard Improved quality of accommodation and environment for existing and future residents Improved quality of life at the heart of development objectives Preserve or enhance the amenity of existing residents Improved access at Gilbey’s Yard Development should provide safe environment through public and private areas Preserve and enhance heritage features including potential to bring the winding vaults back into use and open to the public Improved accessibility to the Canal including a viewing area
Camden’s Visions & Strategy: Juniper Crescent Improve quality of life of residents Layout and design should be welcoming, integrated and safe Improved connections through the Estate: 1. Access points connecting the estate with Chalk Farm Road 2. Future proof for continuation of Oval Road to Primrose Hill Introduction of shops or workshop units onto Juniper Crescent at street level Removal of blank boundary walls Maximise views and protect setting of the Roundhouse Future proof for development of the network rail site
Introduction to the Options Appraisal Process
What is an Options Appraisal? Structured process to decide on the best way forward Balances a range of factors – housing, social, health & wellbeing, local environment, economic, planning, community and financial & deliverability Typically tests 5-6 options, against a “do nothing” or “business as usual” base case Needs to take enough time to consider issues thoroughly but also give people certainty on a decision / conclusion date Carried out in line with government and GLA guidance Intended only to indicate the best broad option; this will then need to be worked up in detail in conjunction with local people

Concerns Raised to Date Homes, Rents and Tenancies No changes to social rents (service charges will depend on any new proposals). No changes to tenancy terms and conditions All tenants can remain living within the immediate area: In their existing homes if the Options Appraisal indicates no change In a new home that meets their needs if the Options appraisal indicates new development
Options to Get Involved One Housing is committed to listening to residents TRAs will be a key source of input We want to agree the best way to involve everyone Options include: o A representative resident group o Public events, drop-in days and focus sessions o Online consultation o Appointing an Independent Tenant Advisor who would work for residents o Training sessions to understand technical and design issues
