Brookline Preservation Commission Local Historic District Report Address: 242 Walnut Street District: Pill Hill LHD Applicant: Thomas Jonak Date Built: C. 1887 Architect: Henry Ives Cobb Builder: Johnson Brothers Statement of Significance: Constructed between 1886 and 1887, 242 Walnut Street was designed by Henry Ives Cobb and for his father, Alfred A. Cobb, who also was responsible for the construction of the block at 254-58 Walnut Street, and built by the Johnson Brothers. The three-story Chateauesque style structure is clad in puddingstone, capped with a slate roof, and features arched entrances with sandstone voussoirs; multiple projecting bays, including a turret on the east side of the façade; an irregular roofline with peaked gables and dormers; and double hung windows in various configurations, each capped with a simple sandstone lintel. As evidenced by the photo published in The American Architect and Building News in 1887, the façade has remained remarkably intact. The rear elevation has seemingly been altered over time, although no building permits for work to the rear of 242 Washington were able to be located. Proposed Alterations: The applicant is requesting approval for the following items: The installation of an accessibility ramp with wood decking and cable railing on the rear elevation The construction of an expanded wood deck at the site of the current deck on the south elevation The installation of under deck lighting and a wall sconce on the south elevation Reconfiguration of the basement stairs Replacement of the basement door on the south elevation Replacement of an existing window and door with a bi-fold door on the south elevation The installation of new stone lintel above the proposed bi-fold door on the south elevation Applicable Guidelines: Page 1 of 7 242 Walnut Street Local Historic District Report – September 2021
The Design Guidelines for Local Historic Districts state that: Alterations and additions should be compatible with the character of the building and earlier additions in terms of size, scale, massing, material, location and detail. Additions should be designed so that the primary elevations of the original building remain clearly delineated. There should be no new openings on principal facades, except to restore original or pre-existing openings Existing doors and door openings, including transoms and sidelights, should be repaired, not replaced. Doors, including garage doors, should not be made of metal or plastic If an existing door cannot be repaired or is an inappropriate door, the proposed replacement door should be made of wood and, if glazed with muntin bars, should have true divided lights. Preliminary Findings: As it currently proposed, the proposed accessibility ramp is visible from Oakland Street and minimally visible from Walnut Street. Due to regulations surrounding accessibility ramps, this appears to be the most appropriate placement for the walkway to minimize visibility. Staff recognizes that much of what presently exists at the rear of the property, particularly the existing deck and attached shed, is not original to the property. Therefore, although alterations are visible from the corner of the lot on Oakland Road, the proposal to alter the rear elevation appears appropriate and will only cause minimal impact, as much of what is being demolished or reconfigured is not original, has not aged into significance, and is only minimally visible from the public right of way. The Commission may want to assess the impact of bringing in new, more modern materials, particularly the cable rail and bi-fold door, onto the building. Even with these proposed modern intrusions, the original building is clearly delineated. The majority of the proposed work is easily reversible, however, the Commission should note that the proposed bi-fold door alters the existing openings in a manner that requires the removal of a significant amount of the historic fabric.
