4/11/2019 What Will Keep You In Conformance? Create a Preventive Maintenance Plan • Look at the manufacturer (OEM) recommendations • Use maintenance history • Talk with your maintenance technicians and machine operators • Facilities inspection 8
4/11/2019 Knowing what services you need to hire when doing a particular project Define the Scope of Work The more critical the project, the more critical the plan. Work with architect or professional designer to come up with a comprehensive plan. Permit drawings are not complete plans. No plan = 9
4/11/2019 Research and Gather Information BBB Standards for Trust > Build trust > Advertise honestly www.bbb.org > Tell the truth > Be transparent > Honor promises > Be responsive > Safeguard privacy > Embody integrity Research and Gather Information • Get the right contractor for the job. – Specialist in the repair – Hire a handyman service • Ask if the contractor is a member of a professional association that has standards or a code of ethics. • Ask the company if employees and sub-contractors undergo a background check. • What identification will they show when they come to your business? 11
4/11/2019 Ask for References • Ask the contractor for a list of recent local references you may contact. • Ask the references about: – Services performed – Overall experience with the contractor – Quality of the work. • Ask if the contractor stuck to the estimated budget and completion date for the project. • Inspect the contractor's work yourself. Ask for Multiple Quotes • Shop around. • Get at least three quotes from different businesses. • Make sure all bids consider the same set of criteria. • The lowest bid may not necessarily be the best bid. 12
4/11/2019 Ask About Timelines Ask your contractor how long he believes it will take to complete your job – then add extra – or make sure include contractual consequences Get It In Writing!! • Get estimates in writing. • Never let any work begin without a written and signed contract. • Do not be pressured into signing an agreement before you are ready. • Make sure you read and understand everything before signing. • The contract should include: – Contact information – Start and completion dates – Detailed description of the exact work to be done – Material costs – Payment arrangements – Warranty information • Specify who is to obtain necessary building permits. • Specify who is responsible for clean-up. 13

Get It In Writing!! • Make sure all verbal promises are included in the contract. • Ask how much work will be subcontracted and ask for information on the subcontractors. • Ask questions if you do not understand any part of the contract. • Never sign an incomplete or partially blank contract. • Don’t allow changes during job without change orders. Verify License & Insurance • Always be sure that the company you decide to work with has the necessary licenses and insurance to work in your region. • Your local BBB can help. • Once you have your contractor’s insurance information, call the carrier to confirm appropriate coverage for worker’s compensation, property damage, and personal liability in case of accidents. 14
4/11/2019 Confirm Building Permits • Your contractor must have the correct permits before starting your project. (They will usually obtain the permits, but you will probably pay for them. That should be detailed in your contract.) • Request that all final inspections be completed by the local building official prior to final payment. Inquire About a Lien Waiver A lien waiver is a statement from your contractor that says all suppliers and subcontractors have been paid for their work. 15
4/11/2019 Think About Future Service Issues • Make sure you are aware of your warranty coverage and how to deal with service issues. • Warranty coverage should be in writing and reviewed before signing contract. Arrange a Payment Schedule • Never pay in full up front. (Not more than 30% upfront.) • Stagger your payments – So your final payment is not due until the work is complete – And you have fully inspected it • Do not pay cash – Make sure your check is written to a company, not an individual – Or use a credit card 16
4/11/2019 Get a Receipt Request a receipt marked “Paid in Full” when the job is completed and your final payment made. Keep Your Contract Hold on to your contract and your documents for future reference or if any questions arise after the work is complete. 17

4/11/2019 LED LIGHTING The City of Akron is evaluating replacement of high pressure sodium(HPS) street lights with light emitting diode (LED) lights in the Great Streets areas. LED lights can improve lighting levels which studies show can improve safety for vehicles, pedestrians and cyclists. Copley Road had 5 lights installed between Nome and Orlando. 22

Share why you and your neighborhood should be chosen for this Akron Parks Challenge project. KNIGHT ARTS CHALLENGE Available through April 19 https://kf.submittable.com/submit Anyone can enter the Knight Arts Challenge, whether you’re an individual artist, artist collective, nonprofit organization or for-profit business.
