THE VISION The Invercargill Central development is a new CBD development occupying a 20,000m2 block in central Invercargill. The site is currently occupied by a variety of old buildings and the new development will retain three of the key heritage facades but otherwise will provide for a brand new development, featuring the NZ retail giant, major retailer Farmers Department Store, a fashion precinct, three separate food precincts, a medical centre, entertainment and approximately 800 car parks on site. The main retail area will consist of two levels, with a ground level of retail, a two-level Farmers department store, and at the first level a quality restaurant precinct plus an open air plaza, leading to the medical centre and associated commercial buildings. The redevelopment will include two office buildings, both located in iconic core locations and the first floor level will also lead to the multi-deck car park above. The development will be integrated with the adjacent Readings Cinema to offer a complete entertainment in the Centre adjacent to the ground floor food precinct. Attraction: this development is set to boost commercial opportunities for retailers, food and beverage operators and tourism businesses. The Invercargill City Council have identified Invercargill’s four key pillars. These are Attraction; Experience; Place and Performance. Experience: Invercargill Central will delight and become a destination for consumers. Invercargill Central encapsulates this vision perfectly. Place: more than just a shopping experience, Invercargill Central’s contemporary streetscapes along with modern shopping and dining environments will appeal and draw consumers to visit and stay for a longer period. Performance: Invercargill Central is set to compliment Invercargill’s commercial culture. 3
CENTRE STATISTICS Invercargill Central has the opportunity to become the lifestyle centre for the city, to take its place as the centre of a new Invercargill (both socially and physically) in the minds of its residents, workers and visitors. * Source NZ Stats Primary Catchment Area Invercargill City ➢ Population 2017 was 54,800 and by 2021 is estimated to be 56,100. ➢ The secondary catchment of the Gore District and Southland District provides another 43,550 now and projected 44,408 by 2021. ➢ The total Southland catchment is currently 98,350, growing to 100,506 by 2021. ➢ Average household income $74,900. 33% of those are in the $70,000 and up category. ➢ Retail sales in Invercargill in 2017 totalled $1,192 million and is growing at 2.5% per annum. Tourism ➢ International visitors to Invercargill in the 2017 year totalled 87,500 with international visitor spend of approximately $55 million. ➢ Tourism from within New Zealand provides additional expenditure in Southland of close to $180 million per annum. 4

Invercargill is a city that celebrates its heritage and future – Invercargill Central will be Invercargill’s only fully integrated Shopping Centre delivering a unique shopping, dining, cultural and tourism experience people will love and want to share. Invercargill Central will put its best foot forward with a Centre Marketing Fund and total co- ordinated branding and marketing which will be driven by a dedicated marketing team.
