Marcobay Construction was founded in 1974. Marcobay is an ESOP corporation. This employee stock ownership program affords each employee the privilege and responsibility to serve their customers knowing that better relationships yield better projects. With a main office in Lakeland, Marcobay offers its services throughout Florida and the Southeastern United States with licenses in 9 states. DETAILS: Publix Supermarkets Distribution Publix Supermarkets hired Marcobay Construction as their construction manager for m OWNER Publix Supermarkets the 550,000 SF expansion of a Dry Warehouse in Lakeland, Florida. The 550,000 SF expansion doubled the size of the existing warehouse and was completed in July of m ARCHITECT Horton, Harley & Carter 2012. DETAILS: Southern Wine & Spirits Marcobay Construction has recently completed construction on the 440,000-square- m OWNER Southern Wine & Spirits foot expansion at the Southern Wine & Spirits Distribution Center in Lakeland, Florida. Not only does this warehouse structure encompass over 1.25 million square feet of m ARCHITECT HPA combined asphalt and concrete paving, but it currently stands as the tallest warehouse structure in Polk County, at over 57 feet in clear height. DETAILS: Lakeland Christian School Expansion The Lakeland Christian School project consisted of a new three story, 71,000 SF m OWNER Lakeland Christian School elementary/middle school, new on campus football stadium, new maintenance facility and renovation of a 16,000 SF center for early childhood education building. The Brew Hub Lakeland, Florida
DETAILS: The Brew Hub Brew Hub, a company led by a team of beer industry executives and craft-brewing m OWNER Aspyre Properties experts, has opened its first brewery in Lakeland, Florida. The 50,000 square-foot brewery is the first of a network of five new, state-of-the-art craft breweries the m ARCHITECT Wallis Murphey company is planning to build that will offer craft brewers the opportunity to partner Boyington Architects brew their beers on site. m VALUE The Lakeland brewery is located in Interstate Commerce Park off the I-4 Corridor $6,500,000 and has an initial brewing capacity of 75,000 barrels, or one million cases, annually. m COMPLETION DATE The site’s central location will allow the company to efficiently distribute beer to September 2014 wholesalers throughout Florida and the Southeast.

DETAILS: Frank Theatres CineBowl & Grille Marcobay Construction has recently completed Frank Theatres CineBowl and Grille at m OWNER Kite Realty the Marketplace in Delray Beach, Florida. The project encompasses 63,000 sq. ft. and includes 12 theaters, a 16 lane bowling alley, an arcade, an IMAX theatre, and a full m ARCHITECT ADW Architects service restaurant and bar area. Marcobay worked with Kite Realty on this large scale, entertainment project. Frank Theatres currently owns and operates 25 theaters and 256 m VALUE $9,500,000 screens in Pennsylvania, North Carolina, South Carolina, New Jersey, Florida, and Georgia. m SIZE 63,000 SF m COMPLETION DATE March 2013

DETAILS: Kohl’s This fast track project entailed the new construction of a 88,000 SF Kohl’s retail store. m OWNER Kohl’s Department Stores The building and site was completed in six months. DETAILS: davie business center Marcobay was contracted to complete the first warehouse at the new Davie Business m OWNER IDI Center for IDI in Davie, FL. This building consists of a 60 mil TPO roof, 35 dock doors and a 32’ clear height. Davie Business Center is planned for 3 more buildings that total m ARCHITECT Horton Harley & Carter 700,000 SF. Marcobay was also hired to begin the second building at Davie Business Center which will start in March of 2014. m VALUE $14,000,000 m SIZE 300,000 SF m COMPLETION DATE december 2013
Holly Springs Towne Center Holly Springs, North Carolina
DETAILS: Holly Springs Towne Center Holly Springs Towne Center, Phase I, is now open! Located in Holly Springs, North m OWNER Kite Realty Carolina, this retail center consists of 208,000 SF of large and small retail stores some of which include Target, Marshall’s, Pier 1, ULTA, Dick’s Sporting Goods, Petco, and m ARCHITECT Cline Design Michaels. m VALUE Phase II will include an entertainment component featuring Frank Theatres. Once $22,500,000 Phase II is completed, the center will have 584,110-square-feet of retail tenant space. m COMPLETION DATE The center is located at the intersection of N.C. 55 and the new interchange with October 2013 the N.C. 540 Triangle Expressway that opened in December. The new Holly Springs Towne Center is one of the first major retail projects to open in the Triangle since the recession decimated consumers’ budgets and slowed the region’s rapid growth.

Marcobay self performed the site work and concrete work enabling us to deliver this project ahead of schedule for the owner. Some of the tenants in this park that m ARCHITECT Wallis, Murphey, Boyington Marcobay has completed tenant improvements for are: m VALUE GTECH - GTECH invested more than $45 million in its 100,000 SF Lakeland, Florida, $28,000,000 facility. GTECH’s Gallus press sets new standards for quality, throughput, and security, m COMPLETION DATE and can print 48,000 lottery scratch off tickets per minute and more than 11 billion May 2008 tickets annually. Pepsi Bottling- This 160,000 Sf bottling facility serves central Florida for the Pepsi Bottling division. Kimberly Clark occupies over 100,000 SF in this park and Marcobay has completed multiple tenant improvement projects including 2 clean rooms for their medical packaging division.
