How it Works
Our Rental Management Program has been created for owners who want to use their property as an investment in
addition to personal use, while being completely detached from their property. We have the ability to manage every
aspect of your rental business through our partnerships and resource infrastructure.

Through such program, each owner will give mandate to Sage to rent out his/her property (or part of it) to third parties.
Sage will manage the whole process, ensuring that all aspects of the transactions are professionally handled and that
returns to the property Owners are maximized.

Under the Rental Management Program agreement, the owner of each property will have the right to utilize the
 property for up to 90 days a year (excluding peak season periods). During the time when the owner does not utilize
his/her property, the property will be placed in the Rental Management Program.

Returns of the Rental Management Program
The rental income from the property is split between the management company and the owner as follows: Sage will
receive 10% of the Villa Revenues for bookings. After the specified booking channel’s commission (booking.com for
exampe) Sage will Charge a management fee based on your property’s specific requirements. The Owner will receive
the remainder of the rental revenues. Returns to the owners are paid monthly.

Q.What will Sage do to attract rental guests?

Q. Are there any occupancy rate expectancy?
A. It is extremely difficult to forecast for a new property in a new location. We are forecasting however a first year
occupancy of 50-55% with increases of 10-15% per year up to 75-80% by year 2-3.

Q. What do I do when I want to use my unit myself?
A. Simply contact the reservations desk to make a booking. All owners details are on file, so the booking process will
be very simple and straightforward.

Q.Why will Sage have a higher occupancy rate than other projects?

Q. Why can I not use it during Peak Season?
A. The management company invests a lot into the operations and marketing on the basis that they will have the right
to rent out properties for 9 months of the year. During the first few years when occupancy is low Sage will certainly be
flexible where possible to accommodate owners’ requests outside of the allocated 90 days. Generally the manage-
ment company needs to also provide a guaranteed availability to whole travel agents, this is very important during
peak and high season. Honoring this ensures travel agent support during the remainder of the year. If the units are
available during high and peak season owners are naturally free to use the unit. Optionally owners can book and
pay for the unit (if occupancy is full), from their rental account. Ultimately this will be cheaper than normal rates, as the
owner receives 80% of the amount paid as part of the rental sharing under the management program.

Q. What will the service for rental customers be?

Q. How often is the rental return paid out to the owners?
A. Monthly

Q. How is it paid?
A. All owners need to establish a Thai Bank account...Sage will assist with this. The funds will be paid into that account,
and the owners are free to use the funds in any manner.

Q. How does the payment for electricity, water, TV and telephone/internet work?
A. For those owners in the rental program, Sage will arrange payment (from rental income) for all expenses. For those
owners not in the rental program they will need to pay utilities them self. Sage will endeavor however to assist with this,
with the goal of arranging it on owners behalf, but this will be confirmed at time of completion.

Q. How much tax do the customers have to pay on the rental income?
A. As required by Thai law, rental income is subject to a 15% withholding tax. Sage will deduct this and remit to the tax
office on behalf of owners. The owners are not liable for any further tax on this income.

Q. Do you provide accounting service for the customers?
A. Unit owners will receive monthly statements but Sage does not provide accounting services for owners. This however
will not likely be required as taxes are paid and no return needs to be filed. If it is required, Sage can arrange a suitable
independent accounting firm for this service.

Q. What are the management fees and how big can they be? Is the service fee same as management fee?
A. Management fees are what are required to be paid by ALL owners for the maintenance of common and public
areas in the building. This cost will change every year depending on the actual costs of performing this maintenance
task. Some properties call these fees Service fees, or Common property fees. Separate from this are the Management
Fees paid by owners in the rental program. This fee is paid to Sage for the marketing, sale, management and collection
of rental income.
