Seasonal contracts are reviewed on an annual basis and are
renewed at the discretion of either party.

Your signature on the Seasonal Contract acknowledges that
you have read and agree to the policies outlined in this
                         booklet.

Thank you for your cooperation! Happy Summer!
                                                               2
YOUR TRAILER AND YOUR SITE

1. Your site is rented to you; no time-sharing or subletting
is allowed. Any adult overnight guests must register in
the office and pay the guest fee, whether you are at your
   site or not.

2. Your site reflects our campground and must be kept neat
at all times. You are responsible for mowing, cleaning the
fireplace, and general upkeep. Cooled ashes from your
fireplace may be left in a container in front of your site
and will be disposed of by one of our employees.

3. Any pine needles and/or pinecones you remove from
your site during spring clean-up must be placed in a
biodegradable paper yard waste bag in front of your site
and will be collected by one of our employees. We will
no longer be picking up loose piles of pine needles.
ONLY natural materials (pine needles, pinecones, leaves
and small sticks may be placed in the bags), NO TRASH.
Bags will be for sale, at cost, in the office. If you choose to
use bags other than those for sale in the office, they
MUST be biodegradable paper; any others will not be
   collected.

4. All trailers must be kept in excellent condition: clean and
in good repair. All trailers must have a functioning
bathroom and shower. Any trailer in disrepair must be
fixed, replaced or removed. Trailers must be washed on
   a regular basis.

5. No refrigerators, cabinets or large furniture can be stored
outside your trailer. Nothing may be stored under your
                                                                 3
trailer. Fences are not allowed. See construction
   guidelines concerning sheds.

6. Tarps must be removed by Memorial Day.

7. Our thanks to those of you who plant such beautiful
flowers! Kindly limit items hung in trees. Ropes left
around trees are not allowed. No permanent clotheslines,
   please.

8. We no longer accept Park Models or “Destination”
Trailers. If a unit is not intended to be a traveling unit,
routinely pulled behind your vehicle from campground
to campground, it cannot be installed here seasonally All
current Park Models must be skirted.

9. All seasonal trailers must be able to be moved for
   underground infrastructure repair.

10. Electricity: The campground provides an electrical outlet
to seasonal sites to supply power to your unit. Local
building codes and campground policies prohibit
campers from adding any electrical wiring outside of
units. Please contact us if you require power for a shed,
outside lighting, or other purposes. We will arrange for
the work to be done by a licensed electrician, at your
    expense.

11. Clothes washers and dryers should not be used in
trailers. We are zoned as a campground, not a mobile
home park, and cannot accommodate individual
    laundries.

                                                             4
12. According to state officials, your seasonal trailer must be
registered. This indicates to them that the trailer is
mobile. Also, no permanent decks or porches can be
attached. (See construction guidelines). Trailer hitches
    may not be removed.

13. The Town of Hampton Falls assesses an annual tax on
the value of the sheds, decks, screenrooms and
unregistered trailers on each seasonal site. Taxes will be
sent out biannually and you will be responsible for
paying said fees directly to the town. Registered trailers
less than 8’ and 6” wide while being transported are
exempt from taxation; sheds, decks and screenrooms will
    still be taxed.

14. We require that you insure your camping unit.
Homeowners/personal liability coverage protects you in
case of damage from forces of nature, damage by other
campers, theft of personal items, actions of pets, and
lawsuits. The campground is not responsible for any of
the above, nor does our insurance company cover these
types of claims. Trailers are left at the owner’s risk.

15. No businesses may be run from your site that require
individuals to physically visit the site.

16. Alcohol Policy: State Law stipulates that one must be 21
years old to drink alcohol. Please remain on your site while
drinking. No alcohol allowed at the playground, dog
park, Trading Post, or in any campground buildings.
    Please drink responsibly and quietly!

17. No firearms in the campground.
                                                                   5
18. Quiet, well-behaved dogs are allowed (maximum of 2
dogs on site at any given time) and must be registered
with the office. Please ensure that your dog remains quiet
when you are with them at your site, as well as when you
are away. They must be comfortable and calm when near
other dogs or people; aggressive dogs are not allowed.
Any intimidating behavior will require the dog be
removed from the property. Be nice to your neighbors!
Please be certain that your dog never runs loose. Our
insurance carrier insists that dogs be leashed at all
times. Please enjoy our dog park, which is the only area
that allows your pet to have some exercise off-leash.
When on your site, dogs must be tied to a durable chain
or rope that will not allow the pet off site in any
direction. Be certain to always follow your dog with the
“pooper scooper”, even in the woods! A signed copy of
our dog policy agreement must be returned to the office
in order for your dog(s) to join you at Wakeda.

19. Boats, boat trailers, and utility trailers may not be kept at
your site. You may store one boat or utility trailer in the
storage field at no charge. Storage passes may be
    purchased for additional trailers.

20. No out-of-state firewood is allowed. NH State laws
require that firewood within the campground must come
from this state. There is concern that invasive species
found in surrounding areas may be transported to NH.
Firewood can be purchased at the campground, either in
bundles, or by the tractor bucket load (supply
    dependent).

                                                                6
21. Campfires must be extinguished by midnight. If your
fireplace or picnic table need repair, please notify the
    office.

22. Quiet hours begin at 10 pm and go until 8 am.

23. Our dumpsters will not accommodate large items
(mattresses, furniture, grills, etc.) so please dispose of
these items at home. Use of dumpsters must be limited
to bagged garbage and very small items.

24. Recycling: It is extremely important that all recyclable
materials placed in the recycling dumpster be rinsed free
of any food and be loose (i.e. NOT in a plastic bag).
Waste Management WILL NOT take recycling that is
contaminated or bagged. Failure to do so results in the
entire container being brought to the landfill instead of
being recycled, and the campground incurs a very
    substantial fine.

25. Our water supply does not allow for the washing of
vehicles in the campground. However, we want our
seasonals’ trailers to look their very best, so WE DO
allow the washing of trailers. We are happy to provide
contact information for trailer washing services if you
would prefer to have someone else do the dirty work!

26. Please do not leave food in your refrigerator between
    visits. Power outages do happen!

27. At the end of the season please store or remove all
outdoor items such as: flags, bicycles, grills, mowers, left

                                                                   7
over or discarded building items, etc. Such items cannot
be stored under tarps or behind/under your trailer. They
must be removed from your site or placed in your shed.

28. Please schedule personal visits and service calls to your
campsite for the times when the campground is open for
business: May 15th to October 1st. This is for the safety and
convenience of all. Off-season we are frequently working
in the campground using heavy equipment, and not
    anticipating other vehicles or people.

                          VEHICLES

1. You are given two season sticker car passes. These must
be affixed to an inside window, preferably on the lower
left windshield. Your stickers may not be used by
anyone else. Each car must be registered with the office.
No more than two cars should be on your site at one
time. Extra cars may be parked in the storage field and
must display a current registration sticker.

2. Please observe our speed limits. You need to drive really,
really slowly! We trust our seasonals to set a good
example for our short-term guests! ☺

3. Golf carts may be used only for medical purposes (with
the obvious exception of maintenance workers). Golf
carts must be registered in the office, insured, and
driven only by those with a valid driver’s license.

4. Only licensed drivers are allowed to operate any
   motorized vehicle on the property.

                                                                8
GUESTS

*We believe in the honor system regarding your guests and
appreciate your cooperation.

1. Every adult guest who enters the property for the day or
overnight (whether in their own vehicle or yours) must
   register in the office.

2. Your rate is based on 2 adults and 3 children (under 18),
or less. All guests, including family members (with the
exception of children under 18), must register in the
office. Overnight guests will be charged a fee of $10.00,
even when you are not on site. Special season guest passes
are available for $150.00. See form on last page of the booklet.

3. Your overnight visitors must register and pay, even if
you will not be staying at your trailer.

4. There continues to be no fee for daytime visitors
although, for security purposes, all cars must have a
Wakeda visitor sticker and guests must register in the
   office.

5. To avoid embarrassment for your guest and our staff,
please inform your company in advance of our sticker
and fee requirements, and of our policy that quiet hours
begin at 10:00pm. Day visitors must leave by 10:00pm.

6. If you expect overnight guests to arrive after 9:00pm,
please pre-register them at the office. For security
reasons, unregistered guests are not allowed through the
   gate after 10:00pm.

                                                                  9
RECEIVING MAIL

The Hampton Falls Post Office has a policy regarding mail
delivery at Wakeda. They will not hold or forward any mail
being sent to seasonals at the campground’s 294 Exeter Road
address. They have advised us that anyone receiving mail at
our address on a routine basis (i.e. your electric bill from
Unitil, etc.) should rent a PO Box. The cost for the boxes is
$53 for 6 months or $106 for 12 months. They will happily
hold or forward any mail that is addressed directly to your
PO Box. Receiving an occasional piece of mail, like a
birthday card, at the campground during the regular season
is not a problem, but they will not forward or hold any mail.
Check the mailbox across from the office, near the flagpole,
marked “Incoming Mail”, if you are expecting mail.

                  SELLING YOUR TRAILER

1. In the event that you decide to sell your trailer, you must
inform the office PRIOR TO LISTING IT FOR SALE.
All trailers will need to be inspected to determine if the
condition of the trailer is suitable to remain on site.
Trailers must be in excellent condition, inside and out
(including, but not limited to, clean, rust and leak-free,
no damage or structural issues, etc.). If the trailer does
not meet Wakeda’s standards it must leave the property.

2. Please remember that the site does not automatically go
with the trailer. We must honor our waiting list for
seasonals. We will do our best to facilitate the trailer
remaining on site but offer no guarantees.

                                                              10
3. You may post an ad on our office bulletin board. Include
information about the trailer, location, price and your
   name. Pictures always help!

             CONSTRUCTION GUIDELINES

1. We are zoned as a seasonal campground and are
required to restrict construction on our property
accordingly. Please check with the office BEFORE you
   begin ANY construction projects.

*Town taxes will apply to any structures on your site.*

                             SHEDS

1. No bigger than 80 square feet (ex. 10’ X 8’) and no higher
than 8 feet. They must be neat and well maintained.

2. The sole purpose of a campground shed is to store lawn
furniture, tools, bikes, etc. It CANNOT be used for living
   space.

3. Only one shed per site.

                         PORCHES

2. No wider than 8 feet and no larger than 240 sq. ft. No
   wraparound porches.

3. Sides must be screened panels and tops must be
commercially produced trailer accessories (no wood
frames). Both sides and top must be easily removable –
   no permanent installations.

                                                            11
4. No glass windows on porches.

5. Porches/decks must be easily disassembled. They must
be built in removable sections, no larger than 8’ by 4’.
They should be supported on blocks, no poured footings.

                 SATELLITE TV DISHES

We do not guarantee satellite TV availability, however, we
will do all we can to accommodate your request. Please note
that all installations (new or replacement) of satellite TV
dishes must be pre-approved through the campground
office. Contact the office for details.

                 WI-FI AND INTERNET

We are happy to provide a free WiFi hot spot at our Trading
Post where you are welcome to conduct basic web browsing
activities, such as checking email and Facebook. Our system
cannot support high-bandwidth activities like streaming
movies, music, video games, etc. (i.e. sites like YouTube,
Netflix, Pandora). Due to the rural nature of our property,
we cannot guarantee continuous or uninterrupted Internet
service. If you require constant Internet access, we
recommend the use of a personal hot spot which is available
for sale by most mobile service providers. Alternatively,
Hannaford’s Supermarket and McDonald’s, both located on
Portsmouth Ave. in Exeter, offer free WiFi, as does the
Hampton Falls Public Library.

WEATHER RESOURCES

With New England’s ever-changing weather, it is a good
idea to “keep your eye to the sky”. Technology is making
that easier than ever! Included below are a few useful apps
that can be customized to provide information and alerts.

In addition, WMUR’s website is an excellent resource.

                  OFF-SEASON ACCESS

Wakeda closes for the season on October 1st. Please plan
accordingly to have all trailer and site closing activities
completed by this date. Only trailer winterizing being done
by an RV service provider is permissible after this date.

You are welcome to park in front of the office and walk in, at
your own risk, to check on your trailer at any time during
the off-season. When doing so, please leave a note on your
dashboard with your name and site number. In order to
maintain the integrity of the roads and our other systems,
driving access is only allowed after October 1st or before May
15th if given advance permission for special circumstances.
Please also be aware that for a significant portion of the off-
season, snowfall makes the roads completely impassible. So,
please plan accordingly and we appreciate your cooperation!

                                                              13
