National Overview

2021 has begun in much the same fashion as 2020 ended for residential property as the housing market
continues its upward trend. A shortage of stock continues to put upward pressure on prices in most parts of
New Zealand with continued low interest rates and a recovering economy encouraging activity right across the
residential property spectrum.

The average value increased 6.27% nationally over the past three month period, slightly up from the 6.04%
quarterly growth we saw in December, with the average value now sitting at $838,826. This represents an
increase of 15.11% year-on-year, an increase from annual growth of 13.27% last month. The average value in
the Auckland region sits at $1,207,860, up 5.56% over the last quarter, with annual growth at 13.37%, up from

December’s year-on-year growth of 11.65%.

The major urban centres continue to show strong gains in value over the past three months, with Porirua and
Tauranga leading the way with 10.49% and 10.46% growth respectively.
