Your valuation meeting Your lettings specialist will arrive promptly at your property, at the time and date chosen at booking stage. The first thing we like to do is have a chat to get to know you and the property. When looking to provide you with an accurate rental price for bringing your property to market, it is important to find out as much information as possible about your property. We’ll research before we arrive, as-well as conduct a simple fact finding session with you to gain some of the vital information we’ll need. The history of the property including any rental history, any existing maintenance on the home that we should be aware of will all be covered and most importantly, we’ll talk about your goals for renting out the property, allowing your lettings specialist to outline how we can set about achieving them. A property tour is next, letting us see in closer detail the size, features and benefits of your home that will bring in your fantastic prospective tenants. Once viewed, your lettings specialist will begin to build a picture of how best to present your property to market. We like questions, so please ask any you may have, your lettings specialist will be happy to help with these.
If the property is prepared and ready, we will likely take the opportunity to take HD photography for your online marketing and compile the 4K virtual viewing video, right there at the appointment. We’ll then take into account all of the information we’ve gathered, the selling aspects and condition of the property, a snapshot of local market trends, current competition and proven history of rentals in your specific area, to present you with a well rounded, competitive and justified value of rent for your property.
