Puhinui Station Interchange Leasing Opportunities Expressions of Interest (EOI) Procurement Number: 748-21-446-GS
The opportunity AT is inviting Expressions of Interest (EOI) from potential operators for a retail tenancy at Puhinui Station Interchange. We would like proposals from experienced retail operators who can offer a high-quality service and appropriate product offering that meets the needs of AT’s customers. Any real estate agencies seeking to represent potential tenants through the EOI process may participate through a general agency on the terms set out in Attachment 5.

Operations The proposed operational times for Puhinui Station Interchange are: Monday – Thursday between 4:30am and 12:35am Friday – Saturday between 4:30am to 2:35am. This gives a total of 20 hours operational time Monday to Thursday, and 22 hours Friday and Saturday. During peak times, commuter train frequency will be 12 trains per hour, per direction. Space on the platform is allocated to be for 6-car train operations.
The tenancy We are inviting EOI applications for an internal 18.7 sqm space (Unit 1) within the Puhinui Station Interchange. The successful operator will be focused on delivering a high-quality offering catered towards the commuter market as well as local customers using the station interchange facility View from the paid concourse facing south towards the retail kiosk We are looking to offer our customers… • Everyday needs convenience offering • Great ‘on-the-go’ fresh food • Premium coffee, drinks and/or convenience goods • Convenient ordering systems (e.g. app-based ordering) • Positive social impact with their Artist impression of the main concourse area purchases
Unit 1 Retail kiosk AT will provide a purpose built retail kiosk shell ready for the successful operator to complete internal fit out. 2.10 Utilities Services: Retail AT will provide the following utilities services to the kiosk: 18.70m2 4900 • Electricity 5925 • Water input connection • Water output (wastewater) 2225 • Telecommunication connections 2075 2.11 2.12 Kiosk Size: ACC WC ACC WC 18.7 square metres Refer to kiosk plan opposite for dimensions Kiosk Location: Retail Area The retail kiosk is provided on the paid side of the concourse for arriving and departing passengers. There is space on the paid side of concourse for seating / tables adjacent to the kiosk. Please refer to Attachment 4 (Tenancy Manual) for detailed Unit 1 Retail Kiosk specifications.

Licence Details Attached to this EOI is AT’s standard Licence to Occupy for the Puhinui Station Interchange retail kiosk (Attachment 2). The final terms of the licence will be subject to AT Management approvals. EOI Response Requirements We have provided specific criteria in this EOI document that must be met when submitting a proposal for the Puhinui Station Interchange retail opportunity. We have provided the weighting for each category of the Evaluation Criteria shown as a percentage in the tables. All proposals received will be evaluated by an AT panel against this weighted criteria What is required to submit an EOI: • Proposal document—applicants may follow the EOI Response Template provided (Attachment 3). • Acceptance of EOI Preconditions (outlined page 14). Please accept the Preconditions in the EOI Response Template. • Any other information or supporting documents that you believe is relevant to your submission.

EOI Preconditions In order to be successful applicants must acknowledge and accept the following preconditions: Preconditions The terms of Auckland Transports Licence to Occupy are acceptable. The tenant has the ability to sign the Licence to Occupy within two weeks of issue. The tenant acknowledges the fit out design and plans must meet all necessary consenting requirements. All associated costs and consents to meet the above requirement are the responsibility of the tenant.
Evaluation Criteria The below table shows the weighted criteria given to assess your proposal. Applicants are requested cover each aspect of these criteria in their proposal submission. AT will also assess proposals in alignment with the AT the criteria identified and AT Purpose and Values (Attachment 5). Covenant Strength 25% • Provide evidence to support your financial position (statement of financial position, company accounts or bank guarantee). Track Record • Outline you track record of operating in a commuter/transport-oriented setting.
