INTRODUCTION
As part of the Government of Yukon’s commitment to making land available to Yukoners, the
Department of Energy, Mines and Resources, Land Management Branch is selling:
One (1) Residential Lot on Turner Street in the City of Dawson
It is the Applicant’s responsibility to read all Lottery documentation prior to submitting an
Application to become familiar with the lottery requirements and process. Lottery
documentation consists of a Lottery package, Land Lottery Guidelines and when applicable,
reports, zoning and municipal information.
IMPORTANT DATES
Application Closing Date and Time
Applications will be accepted at the Application Office until December 14, 2021 at 4:30 p.m.
(local time). Applications are not accepted after the closing date and time.
Lottery Draw Date and Time
The Lottery Draw will take place on December 16, 2021 at 2:00 p.m. (local time). Please note
that to remain flexible during the COVID-19 pandemic, the draw will streamed via Zoom.
Please check the website closer to the draw date for further information.
Results
Results will be available at the application office and online by noon the day following the
Lottery Draw. If the lot is available after the Draw list is declared null and void, it may be made
available for sale over the counter, at the discretion of the Application Office.
LOT INFORMATION
The community of Dawson is in the Yukon Territory, Canada and is in the Traditional Territory
of Tr’ondëk Hwëch’in. For zoning and permitting information, please refer to the attached
information or contact the City of Dawson at 867-993-7400 or online at
http://www.cityofdawson.ca/
The Purchaser will be required to enter into an easement agreement with Yukon Energy as a
condition in the Agreement for Sale.
This lot is sold “as is, where is”. All services are the responsibility of the purchaser.
There is an existing overhead utility line currently routing though the middle of the property.
This overhead line is related to Dawson City TV infrastructure and will be moved by the City of
Dawson by March 2022.
3 Lottery PackagePortions of this lot has chromium concentrations in excess of the Yukon Contaminated Sites Regulations. A Limited Human Health and Ecological Risk Assessment for the site indicates that the chromium concentrations pose no unacceptable risks to humans or the environment (report is available on the website). The chromium concentrations are believed to be indicative of natural background concentrations, not as a result of source contamination and therefore the site is not deemed ‘contaminated’. 4 Lottery Package

Note: The Purchaser of Lot 12 will be required to enter into an easement agreement with Yukon Energy as a condition of the
Agreement for Sale. Refer to the Lot Sketch in Schedule A for proposed easement location.
Please note: The down payment and GST are payable to the Territorial Treasurer by cheque or bank
draft, or cash, within fourteen (14) days of the date a lot is offered.
ELIGIBILITY REQUIREMENTS
To be eligible, the applicant must:
submit a completed lottery application form;
be 19 years or older;
show government issued photo identification when submitting an application;
submit only one application per person;
if using an agent, submit a Statutory Declaration naming the agent;
be a Canadian citizen or landed immigrant;
have resided in the Yukon for one continuous year prior to the Lottery draw date;
purchase the lot for the construction of a dwelling for the sole purpose of providing
accommodation for yourself/yourselves;
not be holding a residential Agreement for Sale with the Government of Yukon or Yukon
Housing Corporation in the City of Dawson;
comply with all the requirements of the lottery documentation and;
comply with territorial and federal requirements, acts and regulations, and other
conditions with respect to the lots purchased in this Lottery.
PAYMENT REQUIREMENTS
The following are required as two separate items when submitting an application:
A non-refundable application fee of $26.25 ($25.00 application fee and $1.25 GST)
payable in cash, debit, or credit card; and
A $300.00 administrative deposit payable by cheque or cash only. Cheques must be
made payable to the Territorial Treasurer.
5 Lottery PackageSUCCESSFUL APPLICANT INFORMATION
An Agreement for Sale is a contract between parties to sell and purchase land, pursuant to
the Lands Act and Lands Regulations OIC 1983/192.
The term of the Residential Agreement for Sale is five (5) years, with a three (3) year
building commitment for a clad to weather dwelling. Refer to the clad to weather
requirements located in the Land Lottery guidelines.
The successful applicant must enter into an Agreement for Sale and supply the required
down payment and GST within fourteen (14) days of the date the lot was offered or
forfeit the lot and the administrative deposit.
The date the lot was offered is the effective date of the Agreement for Sale.
