Killenard Retirement Village Keane Developments --- Excellence by Design Killenard Village Located in the scenic Co. Laois countryside, 2 miles off the M8 motorway, 45 minutes drive from Dublin, lies, the beautiful village of Killenard. Portarlington is a mere 5 minute drive and Ireland’s fastest growing town, Portlaoise, is only 15 minutes away. The train service from Portarlington is excellent as it is serviced from both the south and west. The train time to Dublin is 35 minutes, Cork is 2 hours and Galway just 1 hr 40 minutes. Killenard Village underwent a major transformation in the early 2000s with the development of the renowned Heritage Golf Resort & Hotel Complex. This complex, which includes the 5* Heritage Hotel & Spa , Heritage Golf Course, Seve Ballesteros Natural Golf School (including par 3 course), Apartments, Houses etc was developed solely by Tommy Keane. Detailed information on these developments can be found at; www.heritageresort.ie | www.theheritage.com Killenard Retirement Village (KRV) The original Heritage complex had included the concept of a Retirement Village/ Care Home, however, the financial crisis led to the shelving of the proposed development. In January 2016, Tommy Keane decided that the time was right to resurrect the plan and therefore has acquired an almost 40 acre site, adjacent to the world class Heritage Hotel and Golf course complex.

To provide a choice of flexible care models, which adapt as resident’s care needs change. The Promoter, Tommy Keane, put together a team to develop his vision; Maurice Harrington - Project Development Coordinator Eamon Larkin - Milligan Reside Larkin Architects Morgan Kilgallen - Kilgallen & Assoc- Consulting Engineers Gerry Gibson - Planning Consultant Aidan Egan - Milne O’Dwyer- Auditors & Accountants MJ Turley - Chartered Quantity Surveyor The Concept The brief was to design and develop a luxury Retirement Village incorporating a Care Home, Assisted Living Bungalows, Independent Living Houses and a Village Square (Leisure Centre, Consulting Rooms, Pharmacy and Bar/Bistro) The design team was enhanced when a consultancy agreement was reached between the Promoter and Passage Healthcare International (Irl) Ltd, This agreement brought to bear Passage Healthcare’s vast experience in Design, Construction, Financing and Operating Retirement Villages and Care Homes around the world. Subsequently, Mr Keane and Passage Healthcare have agreed to jointly promote the development.

Killenard Retirement Village Keane Developments --- Excellence by Design Village Operation It is envisaged that the Assisted Living Bungalows and Independent Living Houses will be sold to individual residents. Certain criteria, will apply to the purchasers. e.g the primary occupier must be over 55 years of age and no children can reside on the village complex. Furthermore, each residence will be liable to management charges. Residents will become automatic members of the leisure and pool complex with designated times reserved for their exclusive use. Other, on site, facilities such as the Consulting Rooms, Pharmacy, Bar/Bistro etc will be paid for on a usage basis. The Care Home, operated by Passage Healthcare, will provide 116 en-suite bedrooms, including, a 20 bed, specialist, dementia care, unit. The potential rental revenue from the Care Home, when fully operational, is in the region of € 1,000,000 per annum. The majority of the Care Home revenue will be guaranteed by the Irish Government under the “Fair Deal “scheme. Village Management services will be provided by Passage Healthcare who will also lease and operate the Village Square elements, Leisure & swimming Pool, Consultancy Rooms and Pharmacy with the exception of the Bar / Bistro which will be leased and operated by a professional restaurateur. Additionally, Passage Healthcare, as a registered Care Provider, will offer tailored Home Care Packages to Village residents to ensure that their care needs are fully catered for. Qualifying residents will be entitled to receive state subsidies to ameliorate the cost of this care.

Killenard Retirement Village Keane Developments --- Excellence by Design Planning Permission Planning application has been made to Laois County Council and it is anticipated that work will commence, on site, before year end, 2017. Proposal The project/ land is for sale, subject to planning permission, however the preferred option, for the Promoters, is to participate in a joint venture, with an investor, to complete the development. The attached financials outline the expected return on investment together with the anticipated development timeline. Detailed site plans are also attached.
