I'm Irene Szabo and I moved to Guelph from Toronto in 1997 because I wanted to buy an affordable home and raise a family in a quieter city that was still within a short drive of all the fun and action of the Big City, of a major international airport, and of hundreds of other urban and rural communities for getaways. Not only were we able to buy an affordable house and provide wonderful green spaces, strollable neighbourhoods, and great schools for my IR son to grow up in, I discovered plenty of amazing restaurants, shops, and EN entertaining things to do, built incredible friendships with warm and inviting neighbours, and bought investment E properties to build my retirement nest egg. I also came to love the city enough to want to sell real estate and help inhabitants and SZ newcomers find the perfect neighbourhood to settle into for their precise lifestyle needs. My husband even quit his corporate day-job AB so that we could work together to provide the information and care that our buying and selling clients deserve. O Enough about me; you're reading this because you're asking, 'Why should I move to Guelph?' Or perhaps you've chosen Guelph as a future home but need some help figuring out which neighbourhood is right for you. Let's dig into a few reasons and some information about what Guelph has to offer to its inhabitants. © 2021 Irene Szabo
Guelph, known as the Royal City, is currently home to about 130,000 people with a wide variety of personal, economic, and cultural amenities to service the needs of every demographic, from suburban families to urban professionals, from post-secondary students to seniors and downsizers. It's hard for me to simplify all the reasons why I chose to call Guelph home, but here are just a few of the many reasons given by friends, clients, and research sources: • Jobs: A great job market and one of the lowest unemployment rates in Canada • Safety: One of the safest cities in Canada with a consistently low crime rate IR • Environmental: Forward thinking and committed to the environment; one of the leading cities in Canada to care about the water, property developments, transportation, waste EN management, and energy-efficient solutions. Politically, Guelph is home to the first Green Party MPP in Ontario. • Vibrant downtown: Ideal for a quiet night out, an upbeat evening, a quick cup of E coffee, or great retail shopping • Location and Commutability: Ideal for commuters, vacationers, and day-trippers, SZ Guelph is only 25 KM from Kitchener-Waterloo, 100 KM to Toronto, and 120 KM to Niagara Falls. Plus Guelph has GO Train, Via Rail, and Greyhound Bus service. AB • First-class Education: Guelph has two top-end post-secondary education schools in the University of Guelph and Conestoga College as well as 4 school boards and 8 high schools. O • Business Development: Located at the centre of the hi-tech Innovation Corridor, between Toronto and the Waterloo Region, Guelph is consistently generating new businesses (locally and nationally) and developing upcoming talent. • Highly Multicultural: Offering foods from around the world and many different nationalities as residents • Lifestyle: Plenty of farm-to-table food options; quiet, clean, fresh air; slower pace than big cities with small town feeling • Parks, trails, and outdoor recreation: With more than 1000 hectares of parks, 70 KM of trails, and access to rivers and lakes, Guelph is a fitness and nature lovers' mecca. © 2021 Irene Szabo
For each neighbourhood described in this guide, I've provided information within the general categories that can help you identify the things that are important to you in where you choose to live. CATEGORIES PRICING: Shows the median sold-price of a home taken from all the homes sold in 2020. WALKABILITY: This is a score out of 100 that indicates how easy you can walk to shops and services from a specific address in a neighbourhood. A low Walkability number {under 50) suggests you would need a car or form of motorized transportation to access stores, restaurants, and services. We used an address IR approximately in the centre of a neighbourhood's boundaries, so any given home will have its own score. You can check the score for a specific address here: EN www.walkscore.com/CA-ON/Guelph NO TE: All neighbourhoods in Guelph have sidewalks and plenty of parks and green spaces, so this score does not reAect a measure or the availability of parks and E walking trails. However, if these are important to you, see the Parks and Trails category. SZ BIKEABILITY: Guelph is popular with cyclists and this score out of 100 "measures whether an area is good for biking based on bike lanes and trails, hills, road AB connectivity, and destinations." In other words, how well is a neighbourhood © 2020 Irene Szabo equipped for bicycle travel. We used an address approximately in the centre of a neighbourhood's boundaries, so any given home will have its own score. You can O check the score for a specific address here: www.walkscore.com/CA-ON/Guelph OTHER CATEGORIES: For the following categories, I've listed some of the notable businesses, services, and locations in each neighbourhood. This is not a complete list, by any means, and it will change over time. You can feel assured that there will be many excellent places in any category for you to discover in your neighbourhood: • Parks and Trails • Schools • Restaurants and Cafes • Shopping • Public Amenities and Services • Public Transportation • Arts, Entertainment, & Culture © 2021 Irene Szabo
RATINGS Within the Other Categories, I've provided Ratings that measure the number or quality of items in a category when compared to an ideal neighbourhood. A HIGH Rating shows that neighbourhood has a lot going on in that category. MEDIUM suggests that are few options and LOW indicated that are not many examples of that Category. I have used my knowledge and experience about neighbourhoods to measure these categories and I'll admit it's subjective and not a scientific method. Please use these as a guideline for choosing categories that would be most important to your decision-making. Keep in mind that a LOW rating in a Category might be perfect for residents because that Category is not important to them or would be a disadvantage to their chosen lifestyle. I I IR High EN {Low) {Medium) T H E NEIGHBOURHOODS E The Guelph and District Real Estate Board defines 18 distinct neighbourhoods but to make it easier for you to find the right neighbourhood for your lifestyle needs, SZ I've combined neighbourhoods with similar characteristics to create 10 general neighbourhoods. Based on sales in 2020, median home prices across all of Guelph range from $500,000 to $647,475, but all neighbourhoods include AB wonderful highlights that can make your new home both affordable and comfortable. You can drive anywhere in Guelph within 15-minutes, so it's easy to consider the entire city as your personal living space and playground. It's very difficult for me to summarize the many reasons why Guelph is an ideal place to live or why any neighbourhood would suit your needs. After you've reviewed this guide, I'd love to chat with you, answer any questions, and find out what your unique needs and wants are. Then maybe we can review some homes currently for sale and even visit a few; I'd love to show off my city and give you a tour of specific neighbourhoods that you think you'd like to call home. Consider this your introduction to moving to Guelph and maybe after a year or so, you'll want to help me explain to newbies what you love about living in Guelph.
