ADDRESSING SPATIAL PLANNING • Development principles of spatial justice, spatial sustainability, spatial resilience, efficiency and good governance are used to guide spatial planning and will later guide land use management and land development • Location of the priority human settlements and housing development within the Lanseria Airport Development address spatial planning imperatives • The project is within the Spatial Development Framework of the City of Johannesburg and is in line with the draft National Spatial Development Framework

…PLANNING PHASE • Partnership with Lanseria Airport City (LAC) developer which have already assembled about 346 hectors of land around the airport • Government and its entities: CoJ, Tshwane, Gauteng Province, National Departments, DBSA, HDA • CoJ Spatial Development Framework supports the development of the Lanseria City – Integrated residential development which consist about 12 954 units (about 3 storeys) in 208, 78 Ha – Business consist of retail, hotel & parking consists of 326 378 m2 commercial in 137, 01 Ha – Additional residential in the Cradle & Mudersdrift has a total of 101 049 units] • Assessment of the requirements for wastewater, road and stormwater; bulk electricity and water has been completed

PROGRESS THUS FAR • The project is at the planning phase • Township establishment – Sec 100 application for consolidation and street zoning is finalised by applicant for approval by the City of Tshwane – Developer to proclaim Mooikloof Manor Extension 2 by March 2021 – Once Proclaimed applicant will submit an application for rezoning to increase height from 3 to 4 storeys – Applicant will have to submit new township applications or do extension of boundaries in terms of Tshwane Bylaw must be submitted in order to obtain proposed densities of 108/ha.(16058 UNITS) • Bulk infrastructure – The city of Tshwane has completed an assessment of stormwater; bulk water; electricity infrastructure and bulk sewer • Transport – The Roads and Transport Department requirements for township Mooikloof Manor Extension 2 are partly fulfilled
BENEFITS • The Mooikloof Mega City Development will generate approximately 198 000 jobs during the construction period, and 30 000 permanent jobs at maturity • Injecting about R34b into the economy • It is estimated that approximately R260million in rates and taxes will be generated per annum at maturity • Will provide accommodation for the gap market • The development with promote integration of communities • The Development is a mega-scale catalytic development, that will promote inner city revitalization as well as corridor and transit node densification
TOWN PLANNING: MOOIKLOOF MEGA CITY DEVELOPMENT PROPOSAL • Proposed to develop 16058 units • That could expand to 50 000 units
