Situation Hatton Castle is situated some 30 miles north west of Aberdeen. There are good communication links by road and air. Aberdeen Airport at Dyce (28 miles) offers daily domestic services to some of the major cities in the UK and Europe. Aberdeen is a vibrant city with its corporate headquarters, universities and colleges and provides all the services expected of a major city. Private schools include Robert Gordon’s College, St Margaret’s and The Albyn as well as the newly built International School of Aberdeen. Gordonstoun School (private co-educational) lies some 50 miles to the north west. Turriff (3 miles) provides everyday facilities including supermarket shopping, banking, medical centre, primary and secondary schooling. There is also a primary school in Auchterless ( 6 miles). Inverurie (18 miles) offers an alternative to Turriff and has a number of individual specialist shops as well as Thainstone Agricultural Centre with its weekly livestock mart, and a rail service to Aberdeen and Inverness. There are direct train services from Aberdeen to London including a sleeper service. The county of Aberdeenshire offers extensive opportunities for field sports, including driven and walked up pheasant, partridge and grouse, roe and red deer stalking, and fishing on the Rivers Dee, Don, Deveron and Ythan. There are numerous golf courses in the area, including Turriff, Duff House Royal and Tarlair near Banff, Newmachar, Fraserburgh, Trump International at Menie and the world renowned Royal Aberdeen, host to The 2005 British Senior Open, The Walker Cup in 2011 and, most recently, The Scottish Open in 2014. Description The estate extends to some 848 acres of agricultural land and commercial and amenity woodland. Hatton Castle, surrounded by parkland, lochs and lawns, has a fabulous walled garden. There are a number of Cottages. On the southern boundary of the estate, and completely hidden from sight, a small quarry provides useful revenue as does the lease of a small agricultural yard. Historical Notes Hatton Castle has been in the Duff family since 1709 when the first Alexander Duff of Hatton bought the dilapidated Place of Balquholly from the Mowat family who had been in residence since the early 1300s. It was the second Alexander Duff who altered the original building in 1745 and renamed it Hatton Lodge. The 8th Laird of Hatton, Garden Duff, further remodelled the house, adding the two north towers, and renamed it Hatton Castle in 1810.
Hatton Castle Hatton Castle is a square plan, five storey castellated mansion with a battlemented parapet and four slightly raised round angle towers with corbelled parapets. Stone built with a painted harled finish under a slate roof, the interior is described as being of simple classical layout with a grand central staircase and apse-ended dining and drawing rooms. The castle itself sits in a raised position within the Estate and enjoys a sheltered westerly aspect overlooking rolling parkland and cultivated fields and deciduous woodland. It is approached via the South Drive which leads off a slip from the A947, past the South Lodge, winding through woodlands and fields to the castle. The North Drive provides an alternative access. Hatton Castle is a comfortable and charming family home. A large hall with a sweeping stone staircase, elegantly positioned in the middle of three pillared arch ways with a glass cupola above, provides a bright welcome reflected throughout the interior. The accommodation is on five floors, as shown on the accompanying floor plans. A particular feature of Hatton is the clever use and adaptation of the turret rooms in each of the four corners of the castle and on three floors. The principal reception rooms are located on the first floor and include an elegant drawing room, dining room (serviced by a lift from the scullery below) with a butler’s pantry, and a comfortable sitting room with study off, in addition to two bedrooms and two bathrooms. On the second floor there are a further seven bedrooms, each with a bathroom. The attic fourth floor has four bedrooms, a bathroom and tank room and provides useful storage space. The hall on the ground floor is a comfortable space to relax around the open fire or greet friends. The billiards room lies beyond the cloakroom with the morning room, second study, kitchen, larder, scullery and laundry on the west and north sides of the castle, in addition to a further bathroom. The basement incorporates a wine cellar, gun room, boot room and further storage areas.

Walled Garden In addition to the 25 acres immediately surrounding the house, a plan dated 1745 of Hatton Castle and policies shows the walled garden. It provides a great sense of history, of Jacobites, Georgians, Victorians, and Edwardians and the families who endured the two World Wars. The yew tree at the centre was planted to celebrate the Armistice in 1918. The skills of generations of gardeners have been passed down from the wise to their apprentices, making the garden a testament to horticultural history. The two acre walled garden occupies a gentle south facing slope leading down to a little burn with potting sheds and greenhouses along the southern boundary. Few alterations have been made to the original plan of the garden, although pleached hornbeam and Irish yew, clipped Portuguese Laurel and yards of box hedging have been added. The impact of these additions are most noticeable in winter with the structure of the hedges and clipped laurels really standing out and lending structure to the dormant garden. The borders which flank the lawns are mostly mixed, often with roses and perennials, colour and texture always playing an important role in the design. A potager, dedicated to growing fruit, vegetables and flowers for the house, lies behind the Hornbeam Walk.

Shooting The natural topography, existing woodland and scope to plant game cover crops create an ideal environment for a challenging and enjoyable shoot. For 30 years the shooting was run on a commercial basis, putting down approximately 7,000 pheasants/partridges which provided 20 let days (average 100-250 bird days). More recently the shoot has been let to a Dutch syndicate. The accommodation in the castle lends itself well to being let in conjunction with the sport on the Estate. Approximately 20 roe deer are shot each year as part of a dedicated culling programme. There is also duck and pigeon shooting. Greystone Quarry Discreetly located and accessed near the entrance to the South Drive is an operating quarry generating diversified income for the Estate. The lease can be terminated at short notice. Lower Woodtown The agricultural yard at Lower Woodtown is currently let on a commercial lease to 30th October 2016. Farmland & Woodlands The land, which is in hand, and managed through the Hatton Farms Partnership, extends to approximately 848.67 acres in total and can be analysed as follows: The land ranges from 50m to 115m above sea level and is classified as grade 3(2) by the James Hutton Institute. 320 acres (129.57 ha) of Payment Region 1 land has been claimed in 2015 under the Basic Payment Scheme. The land is capable of growing a range of vegetable and cereal crops and the 2015 cropping includes spring barley, spring oats and potatoes. The cereals crops are farmed by the Partnership, while seasonal potatoes are subject to a Short Limited Duration Tenancy. The woodlands at Hatton are managed with both commercial and amenity considerations in mind. Broadly speaking, the woodlands are divided between the mixed broadleaves policy woodlands surrounding the castle and surrounding fields and two substantial blocks of commercial Sitka spruce and larch. Structured felling and thinning has been undertaken on the Estate. The Estate has produced a forest plan with the main objective being to maximise the value of standing crops and to restructure the forest areas which will enhance the landscape in the future. Another objective is to use the Estate woodlands for wood fuel for the wood chip boiler. A copy of the forest plan is available from the selling agents.
