Answer 1. The 3 Key issues are:

(1) Remove the costs of CPD training for REIQ Members, restore it back to nil costs as this was a key benefit for members
taken away. Same goes for legal support to be restored at nil costs (limited time) that was afforded to all members prior. This is a
key benefit that needs to be restored as they were instrumental in attracting and retaining member ship numbers.

 (2) Transparency, Accountability and a Voice to be restored to the Members
I will be a hands on Director who will act for you the members without fear or favour. Your issues will be addressed through me
as your personal representative. Right now you can help me save the REIQ and return it to it’s original intent that was “For the
Members By the Members”, this appears to be lost currently. It’s the members that own the REIQ.
It’s time that Toowoomba and regional South East Queensland finally gets a voice on the Board and your vote for Rob Berry can
make it happen. I will make myself available at any time to all REIQ members and encourage new membership.

 (3) Leadership and full transparency is what I bring to the table, along with 40 Years of Current Real Estate Experience that
will enhance the members outcomes in personal representation. It is time for a new direction and to focus on the real needs of the
members, which is something that I am really passionate about. I am here to lighten your burden, cut the red tape and costs not
increase them. Regional meetings need to be reintroduced so members can have their views and needs put forward. These formal
regional meetings have not happened in years, members voices must be heard in order to direct the Board Members by for a start
by holding the next AGM in Toowoomba so Regional members can attend in larger numbers with unlimited free parking
available. I will source the Venue if requested.

Answer 2. Background Experience in real Estate: Admitted membership of REIQ in 2004. Originally joined in 1997.
I am currently a Licenced Real Estate Agent with 40 years local real estate experience. I am a Qualified Trainer & Assessor.
Licenced Real Estate Agent, Property & Chattels Auctioneer, Licenced Motor Dealer and Licenced Field Agent (Debt Collector).
Admitted REIQ Chapter Membership on the 25th August 2004 of the Residential Sales Chapter, Property Management Chapter,
Auctioneers Chapter, Commercial Property & Agents Chapter.

Answer 3. Qualifications:
Former Regional Business Development Bank Manager (Toowoomba and South-East Queensland).
Experienced risk assessor. Refinancing expert and debt consolidation specialist. I can remove debt in record time and set and
apply discipline order where required. Qualified Non-Public Monies Accounting (Treasurer) Australian Defence Force.

Answer 4. Skill sets include Finance, Qualified Trainer & Assessor:
Expert in Business Financial Control, setting Budgets in real time, Including Profit & Loss reporting on every activity.
Former Editor of Annual Army Unit Magazine.
In 2004, I was presented with a Distinguished Service Award by the Attorney General Rodney Jon Welford for service to the
community as a Justice of the Peace. I am currently a Justice of the Peace (Qualified) 43 years, and member of the Queensland
Justice Association.

Answer 5. Additional Info for members consideration:
I have held the position of Vice-president of the Centenary Heights State High School P & C. Treasurer of an RSL Hall restoration
Committee. Treasurer, Manager and Provedore of an ADF Canteen. Held senior positions in Defence as Regimental Signals
Officer, Snr Intelligence Officer.I can change the focus of the REIQ back to reason for being, (the members) I have the
passion for members rights. How, by tighter financial control, smarter practices, effective cost cutting measures and experienced
proven financial leadership, then only will the REIQ once more will excel. Elect me to implement this plan, it is the fresh new
ideas that make the difference of survival in this digital world. You the members will be consulted and engaged in all decisions,
you the Members will control the Board’s direction. So I offer: Solutions, financial stability, Transparency, Accountability, an

The 3 key issues of importance to the real estate profession in Queensland that I would promote and
support as a Director of the REIQ include:

  -   Fairness and equality between landlords and tenants: Tenant and landlord awareness of legislation
      and rights undoubtedly play a major role in manaintaining rapport between all parties—a balance of
      responsibility and rights are a significant factor. Both parties should have an closer timeframe to
      vacate a property: a two-month period notice for a landlord and a two-week notice period for a
      tenant doesn’t create fairness and equality between landlords and tenants depending on
      circumstances. In addition to maintaining a property to certain standards.

  -   Housing availability and affordability: Rental values have experienced a significant increase due to
      the current rental shortage and consequently, many tenants do not meet affordability. Thus, stamp
      duty should be significantly reduced for investors to assist with maintaining affordable rental values
      for tenants. I strongly believe this strategy would provide investors with a greater incentive to
      purchase investment properties while maintaining a greater balance with return on investments.

  -   Real estate agent knowledge and professionalism: Real Estate is an ever-changing industry;
      therefore, ongoing training and development should be mandatory for all practicing agents to ensure
      industry standards are met, and current knowledge of best practice standards are maintained.

My family’s involvement in investment and renovations started my real estate journey at an early age. At
21, I purchased my first property, which became an investment home after three years. I am an active
member of governing bodies of the real estate industry, which began with REIWA between 2012 – 2014,
and when I relocated to Queensland in 2014, I became an REIQ member. I have continuously attended CPD
training and REIQ summits yearly, and value the continued training and support offered by the REIQ. In
2015, I established Just Us Realty, an independent agency, and in 2019, I expanded with the purchase of
CBD Realty, a commercial real estate agency.

My academic qualifications range from administration to real estate, such as office administration, small
business management, Teacher of English to Speakers of Other Languages (TESOL), and Bachelor of
Education—Primary Teaching (currently Deferred with three subjects remaining with Curtin University) and
Real Estate and Compulsory Professional Development training— and currently, I am a licensed Real Estate
Agent. These academic qualifications build onto my professional experience, which ensures that I have the
capacity to proficiently and responsibly manage a team of people, liaise with clients, and resolve disputes
within two independently run real estate agencies, should any issues occur.

I have been an active member of professional and community networks since 2012: including the Women
in Business Network, UDIA, acting president of the Business Networking International, member of the
Chamber of Commerce, whereby I was awarded new business of the year award in 2017, and REIQ award
for excellence finalist in 2018.

I became a committee member of the UDIA to ensure a deeper awareness of the region in which I am
working and developing my career, as well as opportunities to network within the community of likeminded
professionals. In addition to starting and managing an ever-growing small real estate agency—operating
both sales and property management departments within the residential and commercial sectors—I also
embrace technology and employ up-to-date strategies to better engage clients. In 2015, I was the first
agency to utilise the Matterport 3D camera—providing a point of difference, as well as first-hand insight to
struggles that people experience when embracing change in this ever-changing world.

I believe my commitment to ongoing professional development throughout my career, and continued
dedication to uphold a high level of standard, demonstrates my passion for the industry. I perform tasks
with an open-mind, and am committed to understanding the broad facets each leadership role has to offer.
I have a supportive, well-rounded team, which I believe is derived from great leadership. Thus, proving my
experience in managing people and making executive decisions. All these aspects guarantee that I am a
great candidate for the role of a Director of the REIQ.
BEN KINGSBERRY

Question 1

In my role as a director of the REIQ, there are key issues that I believe require increased focus;

    •   The significant challenge faced by both general residential, and in particular strata insurance
        north of the 26th parallel. This issue has seen a near complete failure of the insurance market
        and increasingly is crippling unit markets in northern Australia.
    •   Engagement with the Queensland Government in relation the high cost of entry to Queensland
        property and the benefits of reduced stamp duty costs to increasing investment and market
        performance
    •   Engagement with key stakeholders on the emerging accommodation crisis facing the residential
        rental market in regional Queensland.

Question 2

Initially entering the real estate industry in 2010, my previous career as a registered property valuer and
a lifetime of being around what was a family business initially has provided an excellent basis in the
industry. With a focus from day one on the business of real estate, I have always maintained an ethos
that my role is to support my people in order to grow a business, and with this view I have never acted as
a standalone salesperson. During this time we have grown our business from a family business having 1
salesperson and approximately 400 rentals, to approximately 1,700 rentals across Townsville, 350 rentals
in our Charters Towers business and a team of 12 salespeople across both regions. This growth has been
alongside our sister business, Kingsberry Strata, which manages approximately 220 complexes
throughout the Townsville region.

During this time we have been awarded as the Regional Residential Agency of the Year by the REIQ for 3
consecutive years – 2017 / 2018 / 2019.

With relation to the REIQ I have been an active member for an extended period, and in December 2019
took on the role of regional zone chair. This is an organisation I believe in strongly and wish to support
further.

Question 3

Question 4

As a director of Kingsberry Harcourts and Kingsberry Strata I am a strong believer that without a focus on
both the here and now requirements of an organisation, coupled with a vision for growth and future
structure a business is unlikely to succeed.

With this philosophy in mind I have worked with various mentors over the last 10 years in order to
develop and enhance existing skillsets, and to actively adapt to both the challenges of a changing market
and the changing need of a business that has been through 4 acquisitions over the period, huge periods
of growth and governance restructures.

Question 5

It is my committed belief that the regional Queensland market requires a strong voice in order to ensure
that important issues are placed on the agenda for significant discussion. As a director of the REIQ I
believe the work completed by previous and current board members can be strongly built upon to
continue to deliver positive change, both within and outside our industry.

RESPONSES TO QUESTIONS
Question 1. What are 3 key issues of importance to the real estate profession in Queensland you
would promote and support as a Director of the REIQ?

The fight for practicality in legislation and governance. The benefits of membership in the REIQ for
ALL those in our industry; admin, agents and property managers. Development of future leaders.

Question 2. Please describe your background and experience in the real estate profession including
any positions held and contributions made to the REIQ.

Entering 25 years of being a practising real estate agent and 18 years as a Principle with over 20
years as an REIQ member riding the roller coaster of our industry has allowed me to build a property
portfolio and other businesses interests, one being a Body Corporate Business that services QLD
wide. Having spoken at REIQ events previously with the last one being at the successful REIQ Summit
held this year.

Question 3. Describe your academic and professional qualifications. Please list any professional
skills and experiences beyond the real estate profession that would assist you in undertaking the
role of a Director of the REIQ.

High School Graduate and succeeding in the school of life. I continue to attend events to further my
education of our industry and business from local to international training conferences. I was a
winner of the Australian Institute of Management Central QLD Regional Awards (in 2010 approx), a
winner of the Eagle Award in 2015 which is the highest award that can be bestowed to a person in
the RE/MAX network for Australia and NZ. Having 2 other businesses with one being a Body
Corporate Business I started from scratch over 8 years ago along with a motel business allows me to
have insights to the property market from a different angle.

Question 4. Outline any experience you have, or any professional training that you have completed
in the role of a company director that would assist you in undertaking the duties of an REIQ
Director. This might include specific technical competencies / training you have completed;

I have experience in managing areas of major risk to an organization or business; governance roles
outside the corporate world, for example as a member of a sporting club/community
committee or school P&C. I sat on the Catholic board of Kepnock Grove Aged Care Facility and a
director of 5 Companies of my own.

Question 5. Please describe anything else you would like REIQ members to know about you and
your ability to take on the role of a Director of the REIQ.

I am hands-on practitioner who has had the privilege to meet many people, in and aligned to our
industry. I am very passionate about this industry and know I could listen and relate to issues raised
in regional and metro. I know I could play a key part in establishing strategic objectives and
direction.
