Zoning Strategy

                                         As with the form, the spatial arrangements are also interlocked and modulated.
                                         Combination of this spatial arrangement is a series of juxtaposition of both
                                         positive and negative spaces.
Vertical Zones     Interlocking Spaces   Typically, the tower is broken up into a series of community ‘modules’ which are
                                         basically stacked on top of each other in a series of simple repetition but diverse
                                         in expression. The residential tower module is the basic building block for the
                                         tower; each with a dedicated Sky Court and Sky Decks to denote. This ultimately
                                         creates a sense of ‘neighbourhoodness’ in an other repetitive and stratified tower
                                         arrangement.

                                         As for vertical circulation; the tower is broken into 2 zones; low and high. However
                                         both zones can access to the roof top and basement levels directly.

                                         Public realms is generally at the ground floor podium area and Roof Garden
                                         whereas limited access is given to the Sky Decks and Podium Amenity.

In the 60’s, the emergence of the first 17
storey high rise low cost towers were
considered ground breaking, as seen by
the Pekeliling Flats. This was later echoed in
Penang by the Rifle Range Flats.

With the density of 94 units per acre, the
average dwelling measured only 340 square
feet; deemed sufficient to house a conjugal
growing family.

Today we call those dwellings as micro units,
livable only for one or two.

       Pixels are grains of resolution that clump
       together to create the bigger picture. Pick
       Pixel is simply a matrix for people to
       choose how, where and what kind of
       house they want to live in.

       With whatever individual preference they
       pick, their dwelling will contribute as a
       pixel that colours the living community as
       a whole.

       The idea is that as architect, we allow the
       ability to customise and express bespoke
       freedom of individuality between each
       house to their owners.
