CAN BUYING 4 GOOD PROPERTIES REALLY CHANGE YOUR LIFE? Can properties give you the freedom to buy whatever you want?
Salam and hello there. My name is Faizul Ridzuan, and I’ve been investing in real estate or properties since 2005. I’ve enjoyed the benefit of investing early and this has given me certain advantage and today, I’d like to share them with you. Hopefully, once you are done reading this ebook, you’ll gain insights on how you could potentially : Get a free car through properties Use properties to sponsor our overseas trip, every year Use properties to buy small luxuries like a nice hand bag or a watch Use properties to build your child’s university fund Use properties to obtain financial freedom and allows you to fire your boss Use properties to raise capital to start your own business Use properties to raise capital to migrate overseas Use the cash to accomplish a more meaningful purpose like a charitable foundation WHY AM I SHARING ALL THIS?? I’ve done almost a thousand of 1-ON-1 consulting sessions in the last 24 months, and I’ve spoken to many more during Millionare Employee Blueprint (MEB) , Sarjana Hartanah, and webinars. Amazingly, I found that people are still very sceptical that they can actually live very decently if they invest wisely in properties. They often told me that I can do what I do and I’m making the kind of money that I make today because I was special, and I have a gift. So I hope this e-book is able to show you that I’m just a regular person, and that if I can do this, then so can you. Is there anything special about me? You can decide once you learn my background? Born in Sentul into a normal, working class family. Normal school, worked in Starbucks during university days to ensure I have sufficient money to pay for my scooter and food. My mom was a government clerk and my dad operates a small carwash in Sentul after he lost his job during the 1998-1999 Asian Financial Crisis. Worked in few fast food restaurants in all school holidays to earn extra pocket money Graduated in software engineering from a local Uni, and was an average student and with average results. (Hard to compete with other students when I have to work part time every day to support myself thorough out university) First job as a programmer, with salary of RM600. Bought my first property at 24, with only RM2000 savings or my own money. My pay was only RM2500 at that time.
Couldn’t afford to take a driving license and didn’t have one until I was 28 years old. Took bike to work every-day until I bought my first car at 28 years old. So as you can see, my background was very average. The not so average thing about me was that I learnt the skillset and knowledge to invest in properties early when my peers were busy clubbing or dating. I used what I learnt early to my advantage that I’m now able to do the following : I purchased over 30 properties while working as an employee. I was able to quite my RM14,000 per month salary job using my properties I was able to raise capital by selling some of my properties to start my business and then quit my 9-5 job Got married at 28, and didn’t took on any form of loan to get married. I was able to own 2 x BMWs and a RM800k Porsche Cayenne S through my properties I get to travel to London, Paris, Melbourne, Qatar, Dubai, Istanbul, Cappadocia and Northern Ireland on holiday for free using my properties I will be able to send my daughters to a good university that cost over RM2Mil when they grow up thanks to the properties I buy I should be able to retire at 55 with a RM100,000 per month income So why do I bother trying to share my past? Because some of you is still sceptical despite my sharing today. Look, its normal to be sceptical especially when it’s something completely new and alien to you. Any decent person shouldn’t believe everything they see and read on the internet, right? And given that you might be new towards properties, you might have heard some very popular misconception about property investing such as the following : Misconception Reality “You need a lot of money to You don’t. I started with only Rm2000 capital. invest in properties” And I have bought over 10 properties with less than RM5,000 capital for each. With knowledge, its not hard to buy properties even with zero/minimal capital “I’m just an employee, can I I bought over 25 properties as a 9-5 employee. still invest?” You just need to know how to convince the bank to continue borrowing to you to buy a few properties.

A fool will part with his money faster than he can say the word “I Love PM” “So hard to get loan nowadays. It’s true that its harder to get a loan today. But Last time I applied, my loan our approval rate in over 90% in 2016, so with was rejected lah! the right skills, loan approval can be relatively ” easy. You just need to understand how banks approves your loans so that you can get your loan approved, every time “I dont know where and what Its common for a newbie to feel this way, but to buy?” this is learnable skills. It took me 2 year of research before buying my first properties. “I want to focus on my career Its okay if you want to focus on your career first, once career stable then I first. But just remember that property price will go and buy property” not get cheaper every year. I’ve seen people who lost their job at 45 years old having worked for the same company for almost 15 years. Its OK to love your job today but realistically one day your company might no longer love you back, so you better be prepared. “I need to get married soon so I have my wedding paid for by my tenant. You need to reserve alot of cash for can do the same if you invest in properties 5 this” years before you get married “I want to buy that new car Car loans, are easier to get compared to first. After that only I go buy a property loans so its best to buy properties first property. “ before you get a car. Plus if you can be patient by at least 3-5 years and invest well in properties, you will ended up getting a nice sports car, for free! “I need to save up and reserve You could do that but you will be using your my funds so that my kids can hard earned money to send them to a good go to UK to further their university. But if you invest early enough in education” properties, your kids can go to UK for FREE, because your tenants is going to help me for it. “Job not stable now, better not 1. 2. Its only a commitment if you buy wrong properties. If you pay to the bank RM1000 but you get RM1500 in rentals, how is that a commitment? “I Want to buy my dream If you invest first, someone else will help you house first before I start buy you your dream home. While its great to be able to afford a dream house, whats better is to get someone else pay for your dream house. “My parents/Girl Friend/Boy- ............................................................... Im gonna use an example of 4 properties to show what you can potentially achieve you invest correctly in just 4 properties. To summarize the results from these 4 properties : 1. Purchased for only RM1.15Mil few years ago. Today its valued at RM2.26Mil. These 4 properties have nearly doubled in value in just 6 years. So these 4 properties basically doubled in just 6 years. 2. If I were to sell all these properties today, I will make clean profit of over RM1Mil in just 6 years. RM1Mil net profit in just 6 years 3. I get RM4,400 every month clean rental income or RM52,800 rental income every year. So how do I use the properties above to fund my financial objectives? a. What can I do with RM4,400 every month or RM52,800 rental income every year. Fund my overseas holiday – With RM50,000 annual budget for holiday. I should be able to visit 3-4 foreign countries every year, yeay! Buy a RM400,000 car – A 2nd hand Porsche and a brand new BMW 5 series should cost me less than RM4,400 every month. A few nice watches or handbags – Good watches and handbags can be expensive, but RM50,000 every year should be sufficient b. What can I do with if I were to sell these properties off and get RM1.1Mil profit? Capital to start my own business – How much I need in the form of capital depends on what business I plan to do, but RM1Mil should be enough right? If I was a doctor, RM1mil is more than enough to open my own private clinic. Buy a luxury car, cash – I could buy a Ferrari, Porsche cash with Rm1Mil right? Migrate to another country – If I wanted to migrate, this RM1.1Mil will be enough to give me a head start in Canada, Singapore or Australia. Travel the world – With RM1.1mil cash, I could choose not to work for 1 full year and travel to 50-60 countries, if that’s what I want to do. Come to think of it, its not bad if one can accomplish visiting over 50 countries before we reached 35 years old, right? Children education – With this RM1Mil cash, will I be able to send my children to a decent education in Australia or UK? For most courses, it should be sufficient.
Who knew owning just 4 good properties can be this impactful, right? Hang-on Faizul, you mentioned free that you can build a property portfolio with limited cash? Can you give us proof then? Yes you can. Let me illustrate how to accomplish this using other property examples that I have purchased using little or no money. Using limited or zero capital, you can still accomplish your objectives if you buy the right properties and sell them when these properties reaching its maturity stage. Best of all is that all these properties were rented at more than the monthly repayment with positive cashflow, and allows me to enjoy very minimal holding cost. Faizul, I heard property market might be crashing soon? Is now a good time to buy or should I wait? The honest answer to this question is I dont know what the future might hold for any of us. But I like to look at history to give us an indication of what will happen?
To summarize the price index above : We tracked Malaysia property price index for 26 years Out of which, property value goes up 24 years out of 26 years 2 years out of 26 years, property value registered negative growth. And that happened during the worst economic recession Malaysia has faced. Your chance of catching a property downturn accurately in 30 years is less than 10% So if you ask me, anytime is a good time to buy when you buy the right property. To further illustrate my point on why property investment is as safe as it gets, ask yourselves the following question : “Can I buy a property today at a cheaper price compared to 5 /10 /15 years ago?” Its very unlikely that you will be able to buy property at 5/10/15 year ago prices. The best thing you do today is to buy as soon as you are skilled enough to invest. There is no reason to wait especially knowing that you’ll most likely have to pay more in 2018 or 2019. Faizul, can anyone do this? My honest answer is that, it really depends. Its not difficult to accomplish this, but its not a walk in the park either. In order for you to be able to execute this, you’ll need to know the following skills : How to do research quicly and find information pertaining the property The ability to get loans
Understand how to buy properties using as little cash as possible Familiar with the process of buying and selling properties How to ensure your unit fetch good rental values to cover all your monthly commitements How to ensure your unit is always tenanted at the right values and how to increse rental values How to overcome 70% LTV for 3rd property onwards How to select the best properties that can give you both rental and capital appreciation Can all this skillset be learnt through self taught? Of course it can. Afterall, I did learn all of these myself through out 12 years after purchasing over 40 properties. So yes you can learn all of the above yourself, just as what I’ve done. However, if you dont plan to wait and learn for 12 years, and : Plan to buy properties at today’s prices instead of paying more in 2020 Wants to shorten your learning curve and get shortcuts on what you should buy and what you shouldnt buy, Avoid expensive mistakes from buying the wrong property that cant be sold or rented Buy the best property available today Here’s an option that I can give you today. This card comes with unlimited access to Plaza Premium Lounge in KLIA and 6X to unlimited access to worldwide lounge with Priority Pass. To achieve unlimited access you will need to spend RM300,000 in the current year. Since it is a Visa Infinite card, holders can take advantage on Free Hilton HHonors Gold status with 2 stays or 4 nights stay. You will need to be a HSBC Premier Account holder with at least RM200k in total relationship with them. So if you are a high saver, apply this premium card to take advantage on its privileges.
