Feedback from builders received in late 2020 indicates the local industry has the capacity to achieve, if not exceed, the expected benefits of the Lifestyle Lot house designs. To assist local builders to demonstrate this outcome, LDC is providing: Information to allow pricing estimates (within reasonable accuracy) of the SDA’s concept designs, 1 and packages (“designer” and “eco”); 2 A minimum design criteria for builders to assess their house concepts against the SDA designs. 7 | other matters 7.1 | Lifestyle Lot Constraints – Driveway Access & Services A driveway access plan detailing the position of driveways for each lot is available to download via the EOI webpage. House designs must take this into account, along with the fixed street services on these lots. Builders are encouraged to have designs that suit more than one driveway location, i.e. North side and South side of the lot. 5 | proposed sales process Efficient solar orientation is important in siting a home for comfort and energy efficiencies, therefore a house design which could jeopardise good solar orientation will not be permitted. Execute two separate contracts, one for the house build with the builder and one 3 for the land contract with LDC. 7.3 Legal This EOI is not an offer, and the submission of an EOI by a Builder will not result in a contract between the Builder and LDC or a guaranteed contract between the Builder and a prospective buyer. Following the EOI process, LDC may enter into a land sale contract direct with prospective buyers 6 | indicative timing for house and land and the Builder (if selected by a buyer) will enter into a building contract direct with that buyer. builders’ acknowledgement LDC makes no representations regarding the accuracy, suitability or completeness of the information and documents provided by LDC. Each Builder must make its own assessment of such information and about any further information or documents required by it, in relation to the development at Kilgariff Estate.
