Q2. WHY SHOULD I BUY CEDARWOOD LUXURY BUNGALOWS?

    en tle the Company/Developer to the following:

    (ii)     An interest charge on the outstanding amount at the prevailing bank rate and/or
    (iii)    Termina on of your subscrip on.
(c) All Cheque(s) or Bank Dra (s) should be issued in favour of PWANPLUS Bus/Building Project Concerns Ltd.
    Acknowledgement of payments shall be sent by email which shall be deemed delivered within 3 hours of sending
    email. Payment by cheques shall only be acknowledged when payments are received i n cleared funds by the
    Company/Developer.

Q8. WHAT STRUCTURE SHOULD I EXPECT?

Each unit of bungalow will be delivered with all external finishing: walls plastered, all windows and main external doors
fixed, external pain ng done, electrical and plumbing piping done with internal plastering. Rendi ons of the Estate
made in marke ng materials are ar st rendi ons and final delivery may have slight varia ons. Any request for a
preferred loca on of any unit shall be put in wri ng and may be allo ed at a premium, and subject to availability.

Q9. CAN THE COMPANY HANDLE OTHER FINISHING FOR ME?

Yes. While you have the op on of execu ng the finishing yourself, you can also choose one of our finishing plans which
will be made available to you upon comple on of payment and allotment. Finishing costs will be analyzed based on the
cost of material procurement needed at that point in me.
Q10. WHAT DOCUMENTATION WILL I GET?
Full documenta on for a sale shall comprise the following:

(a) Home Sales Agreement – Issued upon receipt of payment of at least 20% of the purchase price;
(b) Home Owners' Agreement – Issued upon full payment of the purchase price
(c) Deed of Assignment – Issued upon receipt of full payment of purchase price and administra ve/legal fees;

Applicants will be responsible for perfec ng their tle to the property and shall be required to comply with the Estate
Rules and Regulations as provided by the Company.

Q11. WHAT OTHER PAYMENTS DO I MAKE APART FROM PAYMENT FOR THE HOUSE? (Subject to review within 12-24
months)?

(a) 7.5% of total cost of the unit (on selected payment plan) as Administra ve & Legal Fees.
(b) Development Fee: N3,000,000.00 per unit. Development fee covers the following: (1) Drainage construc on (2)
    Transformers and electrifica on (3) Tarred or interlocked roads (4) Building of special ameni es (5) Landscaping
    and beau fica on of the estate, etc. NB: Development fees unpaid within 12 months of allo tment will be reviewed
    in line with current material costs.
Q12. WHEN DO I MAKE THE OTHER PAYMENTS? Administra ve, Legal and Development fees are payable upon
comple on of payment for the unit and can be paid either on installment (over a 12-month period a er allotment) or
on outright basis before or a er unit alloca on.

Q13. WHAT IS THE DESCRIPTION OF THE LAYOUT OF UNITS? Individual survey plans indica ng sizes of relevant units or
plots (as the case may be) will accompany the Deed of Assignment.

Q14. WHAT DO I GET AFTER THE INITIAL DEPOSIT & FOR FURTHER INSTALLMENTS?
A Home Sale Agreement and Receipt of payment for ini al deposit; and installment payment receipt(s) for further
installments. Estate updates are regularly sent via email & our social media channels. Subscribers are encouraged to

Q15. WHAT DO I GET AFTER COMPLETING PAYMENT FOR MY UNIT?

(a) Comple on Payment Receipt, Payment No fica on Le er, Home Owners' Agreement & Unit Allotment Document

(b) Deed of Assignment & Registered Survey Plan within three (3) months of payment for Q11(b), provided that
allotment has been done.
Q16. WHEN WILL THE HOUSE BE ALLOCATED TO ME? Delivery will be in accordance with payment(s) plan, and in a
minimum of 6 months upon comple on of payment. Allotment is on order of comple on of payment hence subscribers
on installment plans will be en tled to unit preference op on upon payment of at least 70% of the unit price.

Q17. CAN I TRANSFER MY PROPERTY? Transfer of interest in apartments by Applicants is only possible upon full
payment and shall be done upon receipt of prior express consent of the Company and payment of transfer charges.
Where a transfer of interest is to be made to a third pa rty, the Applicant shall bear the cost of procuring new Survey

Plans and Title Deeds (amongst others). The applicable transfer charge shall be 10% of the current value of the
apartment.
Q18. CAN I PAY CASH TO YOUR AGENT? We strongly advise that cash payments should only be made to PWAN PLUS
BUSINESS CONCERNS LTD at its designated Banks. Otherwise, cheque(s)/bankdra s should be issued in favour of PWAN
PLUS in line with the account details provided in this form. We shall not accept any responsibility for any liability that
may arise as a result of a deviation from the above instruc on.
Q19. WHAT HAPPENS UPON REVOCATION OF THE TRANSACTION? The Company shall be at liberty to revoke the
subscrip on of an Applicant at any me if the Applicant fails to meet the purchase requirements or adhere to the terms
and condi ons stated herein. In the event of revoca on, the Company shall not be liable to make any refund to the
exi ng subscriber un l the Company has received funds corresponding in value to the amount to be refunded from a
third-party Applicant. For avoidance of doubt, the Company shall not be obliged to procure a third-party to acquire the
subscriber's interest in the property. Revoca on of alloca on or termina on of subscrip on arising as a result of failure
of the Applicant to meet payment obliga ons shall a ract an administra ve fee of 20% of the Applicant's total deposit.
Q20. WHAT HAPPENS IF A SUBSCRIBER CANCELS BEFORE DELIVERY/ALLOTMENT OF HIS/HER UNIT? Cancella on of the
subscrip on by the Subscriber/Applicant for any reasons whatsoever at any me before comple on of payment shall
a ract a charge equivalent to 20% of the Applicant's total deposit provided that any accrued default fees shall be
deducted. Cancella on requires that the subscriber gives the Company ninety (90) days wri en/email no ce to process
the refund request and a further sixty (60) days if the process isn’t completed a er the first 90 days. The refund shall be
processed and paid less 20% (Administra ve, Logis cs & Agency Fees). For refunds that are requested a er the
expira on of the payment plan, demurrage/default fees will be deducted from the refundable amount.
