Q11. WHAT OTHER PAYMENTS DO I MAKE APART FROM PAYMENT FOR THE HOUSE? (Subject to review within 12-24 months)? (a) 7.5% of total cost of the unit (on selected payment plan) as Administra ve & Legal Fees. (b) Development Fee: N3,000,000.00 per unit. Q16. WHEN WILL THE HOUSE BE ALLOCATED TO ME? Delivery will be in accordance with payment(s) plan, and in a minimum of 6 months upon comple on of payment. CAN I TRANSFER MY PROPERTY? Transfer of interest in apartments by Applicants is only possible upon full payment and shall be done upon receipt of prior express consent of the Company and payment of transfer charges. Where a transfer of interest is to be made to a third pa rty, the Applicant shall bear the cost of procuring new Survey BUNGALOWS Plans and Title Deeds (amongst others). The applicable transfer charge shall be 10% of the current value of the apartment. Q18. CAN I PAY CASH TO YOUR AGENT? We strongly advise that cash payments should only be made to PWAN PLUS BUSINESS CONCERNS LTD at its designated Banks. Otherwise, cheque(s)/bankdra s should be issued in favour of PWAN PLUS in line with the account details provided in this form. We shall not accept any responsibility for any liability that may arise as a result of a deviation from the above instruc on. Q19. WHAT HAPPENS UPON REVOCATION OF THE TRANSACTION? The Company shall be at liberty to revoke the subscrip on of an Applicant at any me if the Applicant fails to meet the purchase requirements or adhere to the terms and condi ons stated herein. In the event of revoca on, the Company shall not be liable to make any refund to the exi ng subscriber un l the Company has received funds corresponding in value to the amount to be refunded from a third-party Applicant. For avoidance of doubt, the Company shall not be obliged to procure a third-party to acquire the subscriber's interest in the property. Revoca on of alloca on or termina on of subscrip on arising as a result of failure of the Applicant to meet payment obliga ons shall a ract an administra ve fee of 20% of the Applicant's total deposit. Q20. WHAT HAPPENS IF A SUBSCRIBER CANCELS BEFORE DELIVERY/ALLOTMENT OF HIS/HER UNIT? Cancella on of the subscrip on by the Subscriber/Applicant for any reasons whatsoever at any me before comple on of payment shall a ract a charge equivalent to 20% of the Applicant's total deposit provided that any accrued default fees shall be deducted. Cancella on requires that the subscriber gives the Company ninety (90) days wri en/email no ce to process the refund request and a further sixty (60) days if the process isn’t completed a er the first 90 days. The refund shall be processed and paid less 20% (Administra ve, Logis cs & Agency Fees). For refunds that are requested a er the expira on of the payment plan, demurrage/default fees will be deducted from the refundable amount.
