INTRODUCING… DOOLANDELLA Doolandella is situated in the Brisbane City Council local government area (LGA), Australia’s largest council by population. The council LGA itself, is in Greater Brisbane, the fourth fastest growing region in Queensland from 2011 to 2036. Greater Brisbane’s population will smash the 3.4 million mark by 2036, making it not only the fourth fastest growing region, but also the most populous region in Queensland. Doolandella is expected to ride this growth, with an annual population growth rate of 2.2% over the next 5 years. Over the next 10 years, the rate is 3.0% each year. These rates surpass Queensland’s average annual growth rates of 2.0% over 5 years and 2.2% over 10 years. Forest Lake and Doolandella’s combined population in 2013 was 27,710. By 2036, this population is expected to reach nearly 40,000. To support this population, $47 billion dollars’ worth of infrastructure in the Brisbane area will trigger hundreds upon thousands of jobs. In Doolandella and surrounding suburbs alone, employment will increase by 40% to 60%, from 2006 to 2026. A huge 10,000 to 20,000 jobs will become available over this 20-year period. Doolandella is conveniently located near the Centenary and Ipswich Motorways and is a mere 25 minutes’ drive from the Brisbane CBD. Being so close to the CBD, Doolandella residents have access to a huge variety of amenities. These include schools, childcare, universities and TAFEs. Major shopping centres like the newly redeveloped Westfield Garden City and Indooroopilly Shopping Centre are a short drive away. Also nearby are medical facilities, public transport and entertainment amenities. Education Within a 5 minutes’ drive of Doolandella’s urban centre is a huge selection of educational facilities. Schools include Durack State School, Richlands East State School, Inala State School, St Mark’s Catholic Primary School and St John’s Anglican College. Less than 10 minutes away is Forest Lake State School, Forest Lake State High School, Grand Avenue State School and Darra State School. In Corinda and Sunnybank Hills, 12 minutes from Doolandella, are St Joseph’s Catholic Primary School, St Aidan's Anglican Girls' School and Sunnybank Hills State School. Predominantly young, couple families with children, the median age was 30. More than a quarter of the population were children aged between 0 and 14. Currently, established couples between the ages of 45 and 54, along with their families make up the largest percentage of Doolandella residents. In 2011, nearly 61% of the labour force worked full time, while 27% worked part time. Doolandella and Forest Lake’s unemployment rate in September 2014 was 5.1%. This was far lower than Queensland’s unemployment rate of 6.2%. Technicians and trades workers (15%), professionals (15%), administration workers (14%), labourers (14%) and machinery operators (11%) were the top 5 occupations in 2011. The top 5 industries of employment in Doolandella in 2006 were manufacturing (15%), retail trade (12%) and health care and social assistance (11%). Public administration and safety (7%) and education and training (7%) were the third and fourth largest industries, respectively. Of all occupied dwellings, 94% were separate houses. Shopping Construction of a Woolworths shopping centre, along with a range of specialty retail shops is set to begin in 2015. Located on the corner of Blunder Road and Crossacres St, it will be Doolendella’s first dedicated shopping centre. A short 4 minutes’ drive north west of Doolandella is the Inala Plaza Shopping Centre. A popular shopping destination for Inala residents, the centre contains nearly 60 major and specialty retail stores, including a Coles and Woolworths. An IGA, the Bywater Medical Centre and other stores are located in the Forest Fair Shopping Centre in Forest Lake, which is 6 minutes from Doolandella. Richlands Plaza, 7 minutes away, has a Woolworths, a medical centre and more. As the shopping and social hub of Forest Lake, the Forest Lake Shopping Centre provides access to major and specialty retailers. Just 7 minutes south, the centre includes a Woolworths, Coles, Aldi, Target and over 70 specialty stores. Other local community shopping centres are the Acacia Marketplace Shopping Centre and Calamvale Central Shopping Centre. They are both approximately 10 minutes from Doolandella. Within a 16 minutes’ drive from Doolandella is the Sunnybank Hills Shoppingtown, Mount Ommaney Shopping Centre, Grand Plaza Shopping Centre and the Village Square. With 4 levels, shoppers will find a host of major retailers in the Shoppingtown. These include a Coles, Woolworths, Aldi and Kmart. It also has over 80 specialty stores and nearly 2,000 car parking spots. After an expansion in 2010, Mount Ommaney Shopping Centre now has 170 stores. Coles, Woolworths, Kmart, Aldi and Big W are just a few of the stores in the upgraded centre. Home to a variety of supermarkets and department stores such as a Coles and K-Mart, the Grand Plaza Shopping Centre provides shoppers with everything they need. It also contains an Event Cinema, a Woolworths Plus Petrol Station and over 150 specialty stores. In April 2014, the Indooroopilly Shopping Centre opened the doors of its $450 million redevelopment. By May 2014, the centre boasted around 340 major and specialty retailers, including Coles and David Jones. H&M plans to open its first Brisbane store in the centre in March 2015. Westfield Garden City in Upper Mount Gravatt also recently opened their $400 million redevelopment in October 2014. Even bigger than Indooroopilly Shopping Centre, Garden City now has 420 major and specialty retailers including a Myer, David Jones, Kmart and Coles and an additional 1,400 car park spaces. The $154 million Stage 2 of the Orion Shopping Centre redevelopment in Springfield Lakes will open in December 2015. It will include a 2,000 seat Event Cinema complex, an additional 80 specialty stores and an additional 1,200 car parking spaces. Once complete, it will be the ninth largest shopping centre in Queensland. Health Local medical facilities consist of the Holistic Medical Centre, Medical Centres in Inala, Durack and Richlands and Oxley’s Medical and Dental Centre. Next door in the Forest Lake Shopping Centre, are three medical centres including the Grand Medical Centre. Transport A mere 8 minutes’ drive west of Doolandella is the Richlands Railway Station on the Springfield Line. Situated on Progress Road, the station provides car access and a 650-space car park. Bus access is via the dedicated bus interchange. A pedestrian and bike pathway, running from Kelliher Road to the station is also available. Between 7am to 8am on weekdays, trains depart every 6 minutes to the Brisbane CBD. There are 8 services altogether. From the CBD to Richlands during weekday peak hours (5pm to 6pm), there’s a service every 10 minutes, with 5 services altogether. On weekends, there are trains every half an hour inbound and outbound. Along the three nearest main roads to Doolandella’s urban centre are a huge number of bus stops. Blunder Road is within walking distance and has stops for Bus 101. Inala Avenue is also within 8min walking distance and has stops for Buses 101, 102, 110 and 122. Forest Lake Boulevard has stops for 100, 101, 460 and more. Buses 100, 110 and 460 travel to the CBD, while buses 101, 102 and 122 only service Inala and other surrounding suburbs. Thousands of employment opportunities! Brisbane is one of Australia’s strongest employment growth cities. In the past 12 months, Brisbane LGA’s labour force has grown by 3%, with 22,000 new jobs on the market. Total employed individuals reached 822,000 in September 2014. Aided by the introduction of 300,000 new jobs over the next 20 years, the number of employed is predicted to exceed a million by 2031. The inner city area in the Brisbane LGA expects 47,300 new jobs from 2006 to 2026. Suburbs next door to the CBD predicts between 20,000 and 30,000 jobs will become available. Doolandella and suburbs close by can expect a 40 to 60% increase in employment within this period. This would result in approximately, 10,000 to 20,000 jobs over the next 20 years. As Doolandella is located in a significant industrial area in Brisbane’s South West, sources of employment will primarily be business parks. Nearby business parks include the Metroplex Westgate Business Park in Wacol, which upon completion, injected 10,000 new jobs to surrounding areas. Brisbane City Council The Brisbane City Council is Australia’s largest council by population. More than 1.1 million people call the Brisbane LGA (local government area) home. An expected increase of 1.1% per year will lead to a massive population of 1.4 million by 2036. To support this population, more than 150,000 new dwellings will be built over the next 20 years. Demand has already triggered $4 million dollars’ worth of residential building approvals in the year ending September 2014. Out of Queensland’s total $11 million in residential approvals, Brisbane LGA makes up more than a third. In the year ending June 2014, Brisbane LGA had the most detached dwelling approvals and standard lot registrations in Queensland. In the 2011 Census, 62% of the Brisbane LGA’s labour force worked full-time, while 28% worked part time. Brisbane’s unemployment rate was 5.2% in September 2014, lower than Queensland’s unemployment rate of 6.2%. Between 2006 and 2026, a massive 47,300 jobs will become available in the inner city area of Brisbane alone. Jobs will be introduced through the $47 billion dollars’ worth of major projects in conception stages, planning, construction or near completion stages. This includes the $10 billion TransApex transport project, the biggest urban road project proposed in Australia. It also includes the $5 billion BAT Tunnel, due to be completed by 2021 and the $650 million Kingsford Smith Drive upgrade, to be completed mid to late 2015.
