NORTHWEST – WESTGATE SHOPPING CENTRE & OFFICE BUILDING ARCHITECTS Woodhams Meikle Zhan Architects BUILDER Fletcher Construction Company (Fletchers) BACKGROUND This mixed-use office and retail development completes the Westgate Town Centre on Auckland’s northwestern fringe. The key challenge was providing a varied composition of forms and façades to break down the extensive massing of a long street frontage, while also integrating tenant fit-outs with existing landscaping and adjacent tenancies. The development is set out as a traditional strip extending along ‘Main Street,’ and punctuated with a public square that includes landscape design prepared by others on behalf of Auckland City Council. The buildings comprise a ground floor retail and first floor office units, with building fronts facing the street and footpath and canopies along the full frontage. CHALLENGES The ceiling sits twelve meters off the ground with the access restricted due to the platforms the install teams could safely work from at this height. Our Premier install partner (Goldtex) proved their worth when Glasswool was chosen for the ceiling with a foil face to provide both ascetics and a thermal layer. The foil was attached to the Glasswool offsite using a special adhesive, then transported to site for installation of the sizeable 8,000mtrs required. While K10 was originally in the specification, due to the size of the project and its required volumes coupled with the installation time frames K10 could only be used in part of the build. In stepped Premier Insulation with the help of local manufacturing to produce a custom polyester insulation product that fitted both the thermal and acoustic specification within the time frame. A total of 17,000mtrs polyester + 4,000mtrs of K10. THE ORANGE MULTI-USE RESIDENTIAL BUILDING ARCHITECTS Crosson Clarke Carnachan Architects in association with Tonkin Zulaikha Greer Architects BUILDER Dominion Constructors BACKGROUND The Orange, a multi-level, historic events and entertainment centre, situated at 147 Newton Road, Eden Terrace. The iconic building was once the city’s number one party spot and was immortalised in the 1958 Peter Cape song Down the Hall on Saturday Night. In its heyday in the 1940’s, the dance hall was packed, with queues stretching down Newton Road. An elegant and historical reprieve from the hustle and bustle of the city, The Orange is just minutes from the CBD. With two event spaces that can be combined and configured to your needs, there’s no end to the possibilities for this exciting building. CHALLENGES Being an old building meant that a number of the walls weren’t what we would call, STRAIGHT. In saying that this piece of history screamed out for an upgrade and both the architects and construction company didn’t fall short winning the Top Heritage Award at the 2016 Auckland Architecture Awards. Premier Glasswool was used for the ceilings with limited space, R-Value was required and the Premier Glasswool was the solution with its high density and thermal ratings. Premier Novatherm Polyester was to be introduced to the masonry to provide the additional assistance to the old block wall, and new ones for that matter. In total around 5,500 mtrs of Premier Glasswool and Polyester was successfully installed. THE GARDENS SCHOOL ARCHITECTS MOAA Architects BUILDER Arrow International BACKGROUND The original school buildings have undergone demolition and rebuild due to mostly leaky building syndrome. The demolition of the original school occurred in August 2015 and the rebuild on the amazing new school commenced in June 2016 and the kids moved in just before Christmas 2017. In early 2018 the final stage will be completed, which includes the demolition of the Poutama building (which is also affected by weather-tightness issues), the removal of all the temporary classrooms currently on the school field and the reinstatement of playgrounds. CHALLENGES Steel beams requiring polystyrene to reduce the thermal breaks, additionally due to the school requiring a high acoustic performance special attention was paid to the wall and baffle barriers. Being involved from concept to completion reduces the risk of under stating the role insulation has to play in the buildings value to its clients. AUCKLAND AIRPORT – AIAL – PHASE THREE ARCHITECTS Designed by American architects, Gensler, in partnership with New Zealand architects Jasmax BUILDER Fletcher Construction Company (Fletchers) BACKGROUND Design of the new international departure area at Auckland airport. The new area is designed to be intuitive and user-friendly to provide a better passenger experience. The design incorporates a whole new range of seating zones, a kids play zone, natural light and airfield views. The expanded area will comprise a reconfigured landside farewell area, a new passenger lounge, retail hub and an expanded security screening and processing area. The landside farewell area will be reconfigured with dedicated space for departing passengers. An expanded security screening and processing area will be equipped with the latest technology with support from the government’s border agencies. The expansion will reduce the passenger processing time and increase efficiency of the processing area. CHALLENGES The substantial security required for such a high profile site, coupled with the fluid build meant a lot of reinstatement was required partly due to the high number of penetrations and large numbers of contractors on site. Health & Safety was at another level to that of most commercial sites with spotters required for height related access installations of which there was plenty. With the fluidness of the project and due to nature of the project our commercial install arm, Goldtex found that they had to revisit completed stages to reinstate insulation due to other services having not completed changes to the original build program or additional alterations that were required. NUFFIELD – RESIDENTIAL APARTMENTS ARCHITECTS Neville Price & Associates Ltd BUILDER Waide Construction BACKGROUND Boutique development of 16 upmarket, double Grammar-zoned apartments designed by architect Neville Price. Architect Neville Price is known for the sculptural quality of his body of work, which has spanned 50 years and includes substantial work in both California and New Zealand. “This building will have attributes often not associated with apartment living, such as individuality, landscaping, privacy and a big focus on indoor-outdoor living”. “It will have a particularly sculptured building form created by large, extended balconies and tree planters, softened by trees and landscaping”, says Neville Price. CHALLENGES Like any multi-story complex being built in Auckland City, space and access is always a premium. With eleven levels and a very tight specification it left little room for our team to increase the acoustics or thermal R-Value. This project has fitted the clients brief. LIFE CHURCH – CHURCH COMPLEX ARCHITECTS Stryde Construction BUILDER Stryde Construction BACKGROUND At their new home in Mt Eden, The Life Church helps Aucklanders by providing a positive environment where they can build great relationships, grow personally and have a positive impact in the wider community. The main auditorium is around 16 meters in height and constructed mainly out of steel. - 1750 seat auditorium with tiered seating - 300 seat conference room - Indoor multi-purpose room with the potential for use as an indoor basketball court - Kitchen and café with ability to operate as a commercial kitchen or café - Foyer spaces - Multiple new toilet blocks - On site car parks - Purpose built children and youth areas - The project is to be completed by December 2018 CHALLENGES The design changed five times within two weeks of being on site, with the client requiring high level acoustic supported by a thermal wrap. Thus helping to ensure noise levels are kept to a minimum while keeping everyone comfortable at the same time. BETHESDA VILLAGE – RETIREMENT VILLAGE ARCHITECTS Klein Architects BUILDER Watts & Hughes Construction BACKGROUND Independent living at Bethesda Village has a number of Independent Villas, however the new addition to the family is the three-story complex under construction and due to finish towards the middle of 2018. The Bethesda Village complex with its modern décor and close proximity with easy walking distance to Westfield Manukau’s Shopping Centre where you will find supermarkets, Farmers and many other handy stores. Manukau City is a transport hub for all major bus and train services in Auckland. CHALLENGES Delayed starts meant the pressure was on from start to finish, the budget was challenging. This involved a review to specification, in order to find a solution that met the insulation requirements and the budget. Premier’s R3.3 Glasswool in the ceiling provided a step above the market standard of R3.2, supporting this was the Premier R2.2 Thermal and Acoustic range to assist the noise levels throughout the building. RAMADA – SUITES ALBANY ARCHITECTS Safari Group BUILDER Safari Group BACKGROUND Newly opened in April 2017, Ramada Suites Albany offers stylish accommodation neighbouring some of Auckland’s key attractions including Westfield Albany, QBE North Harbour Stadium and Massey University. It offers a mix of studio, one and two-bedroom short stay apartments as well as residential apartments and car parking. All rooms are self-contained and feature cooking and laundry facilities. An on-site cafe, The Coffee Club, gym and other restaurants and retail stores are conveniently located. CHALLENGES Due to the nature of the building, acoustics played a big part in the design with Premiers architectural and specifications team, being involved in the design and specification of the insulation from the start. This multi-story complex with a mixture of light commercial and residential build incurred very little issues. Being involved from concept to completion reduces the risk of under stating the role insulation has to play in the buildings value to its clients. When installed in accordance with the manufacturers instructions it will satisfy the 50 year durability clause NZBC B2.3.1 (a). Premier Insulation is an acceptable solution for reducing noise in terms of the New Zealand Building Code compliance.
