Thursday, December 21st, 2017
9:30 am at Beckett’s Cafe
Present: Seth Dermott, John Yaple, Jennifer Reaves, Brandi Haddock, Allen Hall, Judy Lowe, Chris Nickle,
Ron Franklin, Spencer Aggus, and Kandice Yaple
Staff Present: Kim Cox
Invited State Directors: Forrest Stodghill, Danny Ross, Melissa Annis, Debbie Barlos, Micci Coggeshell,
Michael Wicklund and Gary Nelson.
Roll call was taken by sign in; Meeting was called to order by President Dermott.
Motion was made to approve agenda as emailed.
Motion made to approve the minutes from the November BOD meeting as emailed.
Discussion was held with State Directors on MLS of Choice Policy being implemented on July 1st from NAR, as
well as changes to travel expense reimbursements. State Directors were then dismissed.
Brandi Haddock, Officer/Treasurer
1. Received financials for November 2017 as emailed. Motion made and approved to accept financials for
November and YTD.
2. Reviewed Edward Jones portfolio. No motions made; income still up.
3. Motion made to purchase for the new building: A refrigerator, a conference table and chairs, lobby chairs
and shelving for lockboxes.
4. Motion made to pay up to $1080 to SNC Squared to move computer network to new office building and
set up temporary system.
5. Motion made to pay Missouri Gas Energy abandonment fee for old office building $750; check to see if
already included in selected contractor’s bid/contract.
6. Motion made to donate $250 to the Community Foundation of SW MO.
7. Motion made to pay as much to selected contractor as possible in 2017 from net income made in 2017 to
lower amount to pay in taxes; including the $9200 demolition of the building in 2017.
Chris Nickle, MLS Chair/1 Year Director
1. No meeting this month.
2. Ron Franklin did bring up in this meeting that the CDOM (that we already requested be removed from the
MLS) is still showing up and even calculating. Diane to call Flex and check with our representative on
this.
President’s Report – Seth Dermott
1. BOD meetings for 2018 will be held offsite; Kim to notify of location.
AE’s Report – Kim Cox
1. Motion to approve OGAR using MR’s Professional Standards/Grievance process and paying the $14.00
fee for each member out of OGAR funds.

New Business:
1. Reviewed contractor bids for new office building; 5 submitted bids. Motion made to contract with Sprouls
Construction to build the new building. References have been checked. Kim to schedule a meeting with
Sprouls, the building task force and the architects. Kim to also schedule a secondary meeting with Kathy
at the City of Joplin, Joplin’s fire chief and the building task force to review any potential concerns.
2. Recommendation being sent to Governing Docs Committee to research OGAR options of MLS billing for
“in region” and “out of region” offices. Also look at lockbox access options for in region and out of region.
Figure out a possible “layered” fee schedule to accommodate MLS of Choice changes.
All of the above motions passed with majority vote.
