We believe that a luxury home is about much more than the bricks and mortar; it’s about how
you live in it too. So we asked high-end interior designer, Parinaz from Anvari Design, to explain
the interior design trends for 2020 and provide some failproof tips to help you decorate your new
property.

Coronavirus: What
does the pandemic
mean for Europe’s property
markets?

Luxury international buying agents, Galleon Property Search, evaluate the effects
of COVID-19 on the European property market for foreign investors.
As experts in the European property market, we’re already seeing the ripple
effects of the pandemic taking hold. The global property market is holding its
breath. Many of the predictions made in 2019 about key European property
markets 2020 are falling flat – but they do give us some insight into the post-
COVID-19 property world.

The question we’re asking is: what will the markets look like for foreign
investors?

MONACO

Despite being the second smallest country in the world, Monaco has long
maintained the throne as the world’s most expensive property market.

Property prices in Monaco average €48,000 per sq/m, far outpacing Hong
Kong, Paris and New York, and the booming real estate market reached a
staggering €2.8 billion in 2019 (4.4% growth from 2018).

Prices in Monaco have consistently remained relatively immune to challenges
faced by other property markets – and are unlikely to see any sharp fall after
COVID-19. With demand outstripping supply for years now, Monaco’s wealth
benefit and tax system, combined with its unique location and lifestyle, will
always be appealing to international investors. Read our full Monaco update

PORTUGAL

The Portuguese property market has enjoyed steady growth in the past 5
years, both in the number of transactions and prices.

With unemployment rising during this pandemic, we’re likely to see a fall
in demand/prices in sub-markets driven by domestic buyers, like Porto and
mainland areas, which could present appealing opportunities for foreign
investors. However, as the 2020 tourism season vanishes, buy-to-let
landlords will suffer, and certainly won’t experience the 5-6% yields seen in
previous years.

Lisbon and top-end sub-markets, like Quinta Do Lago, where demand
is higher than supply and is driven by foreign buyers, are unlikely to be
dramatically affected. Moreover, Portugal’s Non-Habitual Residency
programme (10% tax on foreign revenues) might attract an increasing number
of international buyers looking to reduce their tax liabilities during this

LONDON
London’s property market entered the COVID-19 period on rocky
foundations. Driven by Brexit uncertainty, property prices, recorded at the
end of 2019, had fallen by as much as 15 – 20% in parts of central London
since the referendum four years ago.

London’s market is primarily driven by foreign investment, meaning we should
expect a small short-term impact on residential prices, but not a huge drop.
On the contrary, the commercial market (including high street premises)
is already struggling. With many businesses facing closures, availability of

commercial property will increase and prices will fall.

The residential market prices will be largely determined, not by the freeze
in transactions during the pandemic, but by political negotiations between
the UK and the EU. If a trade deal is agreed, the market is likely to thrive on
increased prices; however, if a deal remains elusive, it is likely that prices will
come under further pressure. Either way, London will remain a buyer’s market
for the foreseeiable future. Read our full London update here.

FRANCE

France enjoyed a record-breaking year in 2019, with over 1 million
transactions and prices rising by 8% in Paris, 7.3% in Toulouse and 11%
in Lyon. Experts predicted a similar year for 2020, but the pandemic has
changed predictions.

Areas of France driven by foreign investment should be well-protected and
prices should hold, or decline only slightly, in 2020. Paris, the Alps, some
parts of South West France and areas of the French Riviera have consistent
appeal to foreign purchasers, and are likely to see continued investment.

However, outside of these areas France’s property market is dependent on
domestic demand. Despite Macron’s pledges to support businesses through
the pandemic, domestic purchasing power is likely to drop, resulting in falling
prices in certain areas of the country. Read our full France update here.

SPAIN

Of the European markets, Spain is likely to be hardest hit by this pandemic.
Despite the property market having steadily grown over the past four years,
the Spanish economy relies heavily on tourism. With the 2020 tourist season
eradicated, we’re likely to see a spike in unemployment as well as a fall in
domestic demand and property prices.

Combined with a 9% increase in planning permission granted in 2019, supply
severely outweighs demand in most parts of Spain. As prices fall due to the
pandemic, there will be ample opportunities for investors – but, the market
must be carefully navigated.

Balearic Islands. Not only are they desirable for foreign investors looking for
a stress-free lifestyle, demand consistently outweighs supply at the top-end,

How to protect your
international property
purchases in volatile times
These are volatile times for anyone purchasing a property overseas. From
Covid-19 and a potential no-trade-deal Brexit to political instability in
Hong Kong and the upcoming US elections, the global economy is rife with
uncertainty.

For many property buyers, this is the precise environment when plans turn
to looking internationally, with the aim of diversifying their portfolio and
minimising the risk.

However, this does expose you to one further risk: currency volatility. The
foreign exchange markets are completely unpredictable and, if you don’t
put in place strategies in advance, you have no way of knowing how much
the fixed price you agree in one currency will cost you in another until the
moment you come to pay.

THE RISKS OF INTERNATIONAL TRANSFERS
The markets react to an almost never-ending list of stimuli, from headline-
making economic releases and political decisions through to something
as small as a thumbs-up from a minister, or hearsay of what a speech will
contain.

As the world absorbs the economic impact of Covid-19, we expect the
markets to continue to be even more volatile. Already, throughout spring
2020, the pound against the euro rose and fell by almost 15%.

The impact of this is clear. Imagine you are purchasing a €3,000,000 château
in France in pound sterling. Between February and March, the eventual price
of that château would have increased by almost £500,000.

None of us would accept a margin of error for costs of almost 20% for any
business decision – so why accept the same for a property purchase?

PROTECTING YOUR CAPITAL AGAINST MARKET RISK
There are any number of forecasts out there which will tell you which way
the pound, the euro or the dollar are going – but none of them are ultimately
more than educated guesses. If nothing else, the law of probability says that
the majority of them have to be wrong, as none of them agree. The major
banks’ predictions for GBP/USD for 2021, for instance, have a 30c spread.

The solution, then, is not to attempt to second-guess the markets, but to put
into place plans to secure your money against those live markets in advance.

Natural Selection: the four
big design trends for 2020

Earthy colours, warm curves and a genuine love for Planet Earth: 2020 is all
about bringing nature back inside, for corporate clients and in the home too.

SUSTAINABLE SOLUTIONS

There is a growing trend these days to jump on the eco-
bandwagon and blindly follow a few basic principles
of reducing environmental damage to our ecosystem.
In my view, sustainability is not a passing trend but a
necessity, and I put it into practice wherever possible,
as do most forward-thinking customers.

Interior design in 2020 will see a rise of more
sustainable materials and technologies being rolled
out into retail spaces, offices and in people’s homes.
To complement this, especially within the home, we’re
getting into the habit of high-end upcycling, repairing treasured objects in
favour of buying new. This is such an easy premise and we don’t need to
lose the elegance or beauty in a design: just approach the reinvention with
creativity and care.

There is a huge trend in the commercial, retail and consumer world for going
back to nature, becoming more connected: such a simple concept but so very
rewarding.

TALKING TEXTURES

The latest interiors news is all about using warm, earthy tones like deep
browns, olive greens and raw yellow ochre, and this is a concept that neatly
translates into the use of textures too. Interesting fabrics invite us to touch
and explore, connecting us back to the present day and giving us talking
points.

By using warm woods and tactile stone
                                           surfaces, we’re inviting people to relax
                                           and enjoy their surroundings in a way that
                                           makes them feel anchored and connected,
                                           living together in natural harmony.

                                    Layering is a great approach to breaking
                                    out of flat, two-dimensional schemes.
                                    For a recent project in a south-east Asian
                                    restaurant, I incorporated rattan-effect
wallpaper with heavy botanic prints and simple wicker furniture, an important
nod towards the origin of the food as well as the chance to surround diners
with natural fabrics and tones. Building a design story with layered textures
lends interest to a space.

COOL CURVES

Curves are a growing trend as they help
engender an organic, human feel; it’s hard
not to fall in love with a curvy line, when it’s
such a very human shape. In the same way
that organic layering is bringing a natural slant
to our use of textures, so it is with shape and
form.

When I’m designing I always consider the
emotional experience of being within a space: when we walk into a room, the
feelings we get from the experience are so important.

In our Portman Square project I was designing the huge lobby, a vast atrium
that needed a warm approach, so we came up with the idea of designing
a bespoke ring-shaped gold light fitting. This giant sculpture would be
overlooked by two internal glass elevators: whenever a person stepped into
one of the lifts they would see this beautiful curvy piece from many different
angles.

The finished fitting looks amazing and dramatic but it’s had a humane effect
too – by using soft curves in that wide open space, the lobby has been
given an essential social warmth, affording its workers a special connective
experience whenever they walk.

BEAUTIFUL BIOPHILIA
We live in a tech-centric age and spend all of
our time looking at screens, and far less time
outside. In fact, research shows that 90 per
cent of our time is spent inside. Outside time
is increasingly important to us and biophilic
design (a term broadly denoting a love of
nature) addresses this so well; it is being
heralded as one of the most popular choices
for themes in modern offices.

Gone is the sad little potted office plant sitting alone on a shelf: these days
designers are being tasked with filling interiors with green, in the form of
living walls, natural light and spacious communal areas.

I always have flowers dotted about – my favourite is a stunning purple
butterfly plant from Iran given to me by my mother. I have grown it for years
and I love giving clients a cutting now and then. It’s such a joyous plant to
look at, and to share.

We can’t undo the damage we have done to our planet overnight, but we can
do our best ensure we’re bringing the best products into our homes. This is
very much the current mode and it’s put into play in all sorts of ways, from
reducing the use of non-renewable materials, to shifting towards ‘greener’
brands and investing in products that don’t cost much environmentally. All
these natural trends look set to continue through the year and beyond.
