Our mission is to enhance our quality of life by maintaining our common areas and upholding our Covenants, Declarations, and By-Laws. As representatives of the homeowners, we will take an ethical and objective approach in representing their interests. We will seek out and support initiatives that strengthen resident bonds and will take actions necessary to maintain a safe, friendly & aesthetically pleasing place to live.
We envision a neighborhood that represents a high quality of living and is considered a desirable place to live by residents and non-residents alike. We encourage and support an association of neighbors who voluntarily work together to increase property values and promote the spirit of respect, caring, community, family, and friends.
Sipala Girls: Kohai, Mochi, Bunny McSweeney Introducing the Sipala girls on Keady Mill Loop! After our sweet old hairless lady Majide passed away over the summer, we knew our home needed more puppy love. Kohai, our 7 year old Chihuahua/Boston Terrier was de nitely feeling lonely. We found our two precious new additions, a bonded pair, from a rescue in SC in October. Mochi is our new old lady, a 12 year old toy poodle, and Bunny McSweeney is the most beautiful 2 year old Chihuahua with ginormous fox ears. They settled right in like they’ve been a part of the family for years. Mochi knows what she likes, and that is snuggling in Daddy’s arms all the time. If she’s not there, then she’s following him around waiting to be picked up. She is greatly loved in spite of her incredibly stinky breath. Like, seriously, imagine the worst smell and multiply x10! Bunny McSweeney is a little timid, but the sweetest most loving Mommy’s girl. My husband makes fun of me because I’ve always proclaimed my love for big dogs and not liking Chihuahuas, and yet, I’m totally gaga for this little sweet pea! She loves burrowing in her blankie and saving us from scary deliveries. (apologies to anyone who rings the doorbell! lol) Kohai is a fat little food monster who loves belly rubs and food. Not sure which one she loves more. She de nitely feels better having more sisters around, even though she totally tries to boss them around too. Our household just wasn’t complete without these adorable doggos. Our (human) girls love that they snuggle and keep them company while they’re doing online school, and our boys give them lots of pets. Want to nominate your pet? Fall registration is open for Soccer Shots with classes for ages 2-9 on Tuesday, Wednesday & Thursday evenings at Winbeck Park. The first session starts the week of August 31st and goes thru late October with built in weather dates. The following is a list of things that have been going in Kellswater that you might have seen or heard about and maybe some you didn’t know! The 2021 Board is getting started for the year and will be addressing Kellswater Bridge Board 2021: issues facing the community. Kellswater Bridge Website: A New Year, a New Look, the Kellswater Bridge Residents website has undergone a full re-design and this was donated by RPM-3D, Inc. *Update*: A games section has been created for residents to enjoy. Kellswater Bridge Committees: Committee sign ups have been processed and committees have been formed. Its never to late to volunteer though, please send your request to be on a committee to board@kwbresidents.com if interested! BasketBall Rims: New Rims have been received and installed. Tennis Court Nets: Nets have been repaired. Doggie Station on Crellman: Station has been installed. Irish-Bu alo Greenway Entrance: Phase 3 Entrance is now available Irrigation Repairs: Various repairs have been completed to the irrigation system to keep the common area landscaping watered. Roger’s Lake (Phase 3) Banners: Installed Crellman to Duneigh Open Area: Brush Mowed BasketBall Rims: Repaired 1 rim that was damaged Security System: Installed at Clubhouse Area. BasketBall Court Bench and Trash Can: Concrete Pad Poured, Awaiting Bench Arrival. Pavilion Ceiling Fans: New ceiling fans are installed. Water Fountain: Top Pump Went Out, Getting Quotes for Replacement. Playground Chips: New Chips have been Installed. There are still many other things going in the community at this time, please be patient as the committee’s and KWB Board address the issues and make plans to resolve them. The Board appreciates everyone’s e orts in accomplishing these projects and couldn’t get it all done without everyone involved. We hope to be able to get them all accomplished but know that sometimes things just don’t work out, or things will come up from time to time that’s unforeseen and will be taken care on a priority basis However we are striving to accomplish as much as possible this year within this list: Social Committee: • July 4th – July 4th Pool Party • More Events Coming Soon… Pool Committee: • Repair of some pool furniture and or replacement Landscape/Facilities Committee: • Irrigation System Repair (Various Line Repairs and Sprinkler Head Replacements Needed, as well as possible controller/pump replacements) • Playground Chip Re ll (Installed) • Doggie Station at top of Crellman area (Installed) • Security Cameras for Community as well as security lighting in community areas (Installation Complete at Clubhouse/Pool/Park Area) • Bench and TrashCan for Basketball Court Area (Cement Pad Poured, Awaiting Bench to arrive.) • Replacement/Repair of Pillar Veneer at Entrance Waterfall (Approved and awaiting work to be completed) • Replacement/Repair of Veneer at Main Bridge (Approved and awaiting work to be completed) • Inspect and get quotes for Private Drive Asphalt repaving and repair (SW Section of Kelsey Plaza) • Inspect various Ground Lighting around the common areas and quote for repairs as needed • Flag Banner poles and Banners for Roger’s Lake Entrance (Phase 3) (Installed) • Ceiling Fans for Pavilion (Installed). • Down Tree area ll-ins last count was 13 around the neighborhood (Postponed till Fall as suggested) • Replace Water Fountain Top Pump (Getting Quotes for Replacement) • Higher Amp Circuits at Water Fountain (Roundabout) for lights and pumps, Fix Electrical outlet that keeps tripping. Other Items To Accomplish in 2021: Builders are in process of constructing the Greenway entrances as soon as they can. DISPELLING ARC MYTHS Dispelling ARC Landscape/Garden Myths Can I plant owers in my existing beds without an ARC request? Yes. Can I remove and replace the builder provided bushes in my front ower beds? This is a two part answer – yes, but changes to the plants/shrubs should be of similar size and color (once mature) to the original landscape of the home. If you want to use other plants/shrubs, send an email to arch@kwbresidents.com and ask if some type of plant/bush is allowed. An ACC member will provide a response and let you know what is allowed, or if an ARC request must be submitted. Can I add ower beds or enlarge my existing one without an ARC request? No, this would be considered a landscaping project under Section 3.0.3 of the Design Standards and requires an ACC Alterations and Additions Submittal Checklist to be submitted to the ACC for review and approval as it would be considered an exterior change or addition to your property. An ARC request, along with an annotated copy of your site survey, is also required. Can I change the pine straw in my front ower beds for mulch or stones without an ARC Request? Yes you can. The ACC prefers brown or black mulch, however, red is OK. For the stones they should be river rock with the colors being browns, tans, earth tones, etc. and no more that about 3 inches in size. No white marble or gravel is allowed. I want to add a border to my front ower beds. What is allowed? Do I need to submit an ARC request? Look at what you neighbors have done. The black plastic, metal, neutral color brick type pavers, larger stones are all OK. The only time you would have to submit a request is if you want to install a poured, curb type border (there is one in the neighborhood and it was approved). I want to add trees and bushes in my backyard to create some privacy. Do I need to submit an ARC request? Yes, as this would be considered a landscaping project. An ARC request, ACC Alterations form, and a copy of your site survey with the proposed locations marked on it are required. See Section 3.0.3. Why do I need to have my neighbors sign the ACC Alterations and Additions Submittal Checklist form now? I didn’t need it for a project last spring? The ACC wasn’t enforcing that requirement, and they should have been. Last summer an issue arose between neighbors when a project wasn’t clearly communicated, the ACC became the mediator to resolve the issue. Since then the ACC has required this form (See Section 3.0.3) for all projects. Your neighbors signature isn’t approval of your project, just acknowledgement that they have seen (or are aware of) what you want to do. They can provide a comment to the ACC if they wish, but that is not required. fl fl fl fl fl

AquaTech has done a great job getting the pool ready for the 2021 season, and also did a great job with the resurfacing and repair of the pool during the o season. Remember, your fob is required to access the Pool Area. COVID 19 Restrictions are lifted currently for the Pool. FITNESS CENTER Get Access to Fitness Center: Please go to this link and ll out the access form: http://www.kwbresidents.com/Documents/PoolFitnessForm.pdf Location: Kellswater Fitness Center is located below the Club House. The Kellswater Fitness Center o ers several work-out machines to get your heart pumping. Treadmills, Light Weights, Yoga Mats and Spin Cycles all help the community to stay t and looking great. Accessible 24x7 with use of your security fob. COVID-19 Guidelines: The tness center is open from 5:00am – 9:00pm and will have a maximum occupancy of 2 people at a time. Remember, your fob is required to access the tness center. To ensure all residents have an opportunity to use the facility, please limit your time to 30 minutes. If there is no one waiting, feel free to use it for a longer period. Also, please remember to wipe down the equipment after using. fi ff fi fi fi
Spicy Sausage Pasta with To m a t o e s a n d S q u a s h Ingredients Directions 1 (12-ounce) package orecchiette • Cook pasta in a large pot of generously salted water until very al dente (about or small shells pasta 2 minutes less than package directions). Drain pasta, reserving 3/4 cup cooking liquid. Set pasta and cooking liquid aside. 2 tablespoons olive oil, divided • Heat 1 tablespoon oil in a large, deep skillet over medium-high until 12 ounces fresh merguez or shimmering. Add sausage in 1-inch clumps, and cook, undisturbed, until spicy Italian sausage, casings browned on bottom, about 3 minutes. Stir and cook, breaking up sausage removed with a wooden spoon, until almost cooked through, about 2 minutes. Drain and discard drippings, reserving cooked sausage and 1 tablespoon drippings 3 tablespoons spicy harissa in skillet. (such as Mina), plus more to taste • Add harissa to skillet; cook over medium-high, stirring constantly, 30 seconds. Add wine, stirring and scraping up any browned bits from bottom of skillet. 1/3 cup dry white wine Cook, stirring occasionally, until slightly reduced, about 2 minutes. Stir in tomatoes, salt, cooked pasta, and 1/2 cup reserved cooking liquid. Cook, stirring constantly, until a creamy sauce forms and coats pasta, about 3 1 pint multicolored cherry minutes, gradually stirring in remaining 1/4 cup cooking liquid as needed to tomatoes, halved (about 2 cups) reach desired consistency. Patty Melts with Charred Scallion-Chipotle May Ingredients Directions 1 pound 80% lean ground beef • Shape ground beef into 4 thin patties to match the size and shape of bread slices. Set aside. 1 bunch scallions (6 to 8 scallions), root ends trimmed • Toss together scallions, oil, a pinch of salt, and a pinch of black pepper in a bowl. Heat a large skillet over medium-high. Add 1 teaspoon olive oil scallions; cook, turning occasionally, until charred in spots and 1 teaspoon plus a pinch of tender, about 4 minutes. Transfer scallions to a cutting board, and kosher salt, divided coarsely chop. Stir together chopped scallions, 1/4 cup mayonnaise, chipotle chiles, and adobo sauce in a small bowl; set aside. Wipe 1 teaspoon plus a pinch of skillet clean. black pepper, divided 1/2 cup mayonnaise, • Add butter to skillet; melt over medium-high. Mezcal Negroni This riff on the classic gin and Campari cocktail has an earthy richness courtesy of smoky mezcal. Carpano Antica Formula vermouth is full-bodied and flavored with herbs and spices, lending dry, barely sweet flavor to this Negroni. Cocchi Americano and a generous citrus garnish bring a light, citrusy bite. Baseball Season Is Here! The Kannapolis Cannon Ballers are a Minor League Baseball team of the Low-A East and the Low-A a liate of the Chicago White Sox. They are located in Kannapolis, North Carolina, and beginning in 2021, will play their home games at Atrium Health Ballpark. The team was established in 1995 as the Piedmont Phillies. From 1996 to 2000, they were known as the Piedmont Boll Weevils. From 2001 to 2019, they were known as the Kannapolis Intimidators, after NASCAR driver Dale Earnhardt, who was known as "The Intimidator," purchased a share of the team before the 2001 season. Lunar Viewing The Moon is the largest natural satellite of and the closest major astronomical object to Earth. The Moon may be observed by using a variety of optical instruments, ranging from the naked eye to large telescopes. The Moon is the only celestial body upon which surface features can be discerned with the unaided eyes of most people. Contrary to popular belief, the Moon should ideally not be viewed at its full phase. During a full moon, rays of sunlight are hitting the visible portion of the Moon perpendicular to the surface. As a result, there is less surface detail visible during a full moon than during other phases (such as the quarter and crescent phases) when sunlight hits the Moon at a much shallower angle. The brightness of a full moon as compared to a phase where a smaller percentage of the surface is illuminated tends to wash out substantial amounts of detail and can actually leave an afterimage on an observer's eye that can persist for several minutes. First quarter (six to nine days past new moon) is generally considered the best time to observe the Moon for the average stargazer. Shadows and detail are most pronounced along the "terminator", the dividing line between the illuminated (day side) and dark (night side) of the Moon. Want to see what when the Moon phases are?
