HOSPITALITY KEY FIGURES (prior covid crisis) 1. In 2019, there are over 700,000 hotels and resorts worldwide. 2. The industry is thriving and worth over $570 billion 3. The global hotel market has over 4 million hotel rooms worldwide. 4. The average room rate in the US is $120.01. 5. The travel industry is worth around $1.6 trillion globally and accounts for one-tenth of the world’s GDP. 6. Over 173 million people are employed in the hotel & motel industry. CIRCULAR ECONOMY « side notes » • Making sure that Inputs into the system come from sustainable and renewable sources • Transforming waste into resources (hence freeing capital) • Redesign and adapt products so they can be (Re or Up) cycled • Changing habits of the “buy and discard” era • Retaining value as close as possible to the surrounding ecosystem • Where does the money come from and where does it go afterwards?
CIRCULAR IN HOSPITALITY • Project planning and construction is as important as operations • What happens after the lifecycle of the hotel has ended? • Building conversions • Repurposing of materials and equipment • Seems incompatible with “Business as usual” international hospitality development, is it really? • Not always relying on the big systems with massive scale economies, trust the “little guys”
THE SHADOW OF HOSPITALITY • Focusing on ultra optimized ratios and the « Law of finance » • Being eco-responsible for the wrong reasons (confusing eco-logy with eco-nomy) • Brushing of social responsibility at every turn, without knowing • Not mapping the impact of a property on its surroundings • Timefull design (as opposed with timeless), disposable designs • The race of being the “Best” • “Search by price”
ECO RESPONSABILITY, JUST THE BEGINNING OF CIRCULAR ECONOMY Are these existing statements good enough? “To minimize environmental impact each bedroom is fitted with recycling bins, low energy lighting and low-flow water taps” “LED lamps and motion detection for the lights in hallway “ “eco-friendly cleaning products, recycling batteries, paper and cardboard, as well as energy-saving light bulbs and putting locally produced food on the menu” “green roofs with herb boxes and vegetable gardens that feature an insect hotel and bee hives” “Uses rain water to flush the toilets and has solar panels for hot water and solar plant on the roof” “Eco friendly carpets made out of recycled materials, water- saving shower heads and toilets and guests who opt to use their towel an extra day get a five-euro drink voucher”

OUR PHILOSOPHY “We think of a hotel as a being. We must be careful of what goes in and what comes out and more importantly, we need to listen.”
DESIGN AND BUILD • Starting by building sustainably • Is the investor local enough? (micro circular economy) • Local teams (Strategists, architects, interior designers, planners, buyers, builders, artists, transporters…) • Architecture and design matters more than ever (Repurposing) • Construction materials (Structures, Insulation, Frameworks, Finishings, Technics…) • Helpful and meaningful technology, not a “New build only” luxury anymore (Sensors, Smart Building, Monitoring, AI, harmless low frequency systems…) • Planning the renovation on day one, budgeting it as well • Is what I buy: • Reparable, recycle, reusable? • Where will it end up?
THE OPEX AND HUMAN APPROACH • Strong and engaged local partners • Leasing is already a thing in hotels (for example for machines), could it extend to construction materials and FF&E? • Hunting down disposable things • Using OPEX to evolve the property • Investing constantly in staff, making your hotel an inspiration to them and clients
