Frequently Asked Questions HabiJax sells homes to families, right? CORRECT! Some think that HabiJax houses are given away or donated. HabiJax homeowners qualify for affordable loans and make monthly mortgage payments repaying the loan, along with property taxes, homeowners insurance and, if applicable, homeowner's association fees. Your mortgage payment will be 30% or less of your monthly income. Who does HabiJax sell homes to? HabiJax is an equal housing lender so anyone who qualify for a loan is eligible to buy a home from us. Our families are very diverse - single people or parents, and married couples with or without children. Where does HabiJax build homes? HabiJax builds in the Urban Core of Jacksonville - the neighborhoods that surround the downtown area. We build here because these are the areas with the greatest need, and the land is affordable so it helps keep our costs low and the houses affordable. Is HabiJax a government program? No. HabiJax is a local affiliate of Habitat for Humanity, a worldwide nonprofit organization.
• The Hicks Prep Club is an enrichment program for students (grades 7-12), who reside in Jacksonville Housing Authority, Section 8, and HabiJax properties (Homebuyer’s children are included) • The Prep Club utilizes monthly meetings, a book club, test prep, and other programs to assist students in reaching their full academic potential • The Prep Club also offers an incentive program that rewards students for their hard work and achievements en-route to applying for and becoming Hicks Scholars • The Program is generously funded by the Hicks family.

HOW TO QUALIFY

Ability to Pay • Income must be between 35% and 80% of the median income of Duval County • Credit score of 620 or higher. • Delinquent debt less than $1,000 (no one account can be more than $250) • If no credit score, you must meet non-traditional credit guidelines • Must be able to make a down payment equal to 1% of the purchase price of the home after you have been approved

Need • Inadequate shelter because of problems with heating, electricity, water supply, structural safety, etc. • Overcrowding in the household • Spending more than 40% of income on housing • Residing in a drug or crime infested neighborhood • Residing in subsidized housing • Residence not secured by a lease agreement
Willingness to Partner • A total of 300 sweat equity hours are required from each homebuyer family • Accept a home in neighborhoods in which HabiJax operates • Owner occupied throughout term of mortgage • Make monthly mortgage payments on time once you have closed
Credit Report Fee 1. If applying online, you can pay online using our easy form 2. If submitting a paper form, you may submit your payment online or bring a money order or check to the office during the application period
Eligibility Process 1. Submit Interest Form 2. Appointment scheduled 3. Submit loan application – A counselor will review your application and your income documentation and will submit your file to the bank for loan approval – A search is performed in the National Sex Offender Registry – The bank will work to make sure you meet the income limits, that your debt load is not too high, and that your rental history is good – Information submitted to which lender is based on your income 4. Assessment of need 5. Approval or denial *Credit counseling and financial workshops may be scheduled to prepare for application
Homebuyer Process • Orientation- after loan approval • Sweat equity Total of 300 volunteer hours per homebuyer family Can be completed: a. On the construction site b. At HabiJax Restores c. At HabiJax Office d. Community Meetings as designated by HabiJax • 120 day recertification
Homebuyer Process • Purchasing a home – Individual tour and house showings – Down payment Total of 1% of the Purchase Price A minimum of $500 must be paid before eligibility to sign a contract on a property 60 to 120 days to pay the remaining down payment, after signing a contract depending upon the construction schedule • Educational workshops • Construction of your home • Closing
