Lifetime cost effectiveness Life Cycle Cost analysis shows that it costs 10 times more to clean and maintain the flooring in a public place (assuming it lasts 20 years), than the original purchase and installation. Over two years, this means that cleaning and maintenance cost as much as the flooring. Flooring treated with wax, polish or other surface treatments is labour intensive to maintain and ultimately less cost effective over its lifetime than more expensive alternatives. Stripping and polishing also have a negative environmental impact due to higher water and chemical consumption. Design Advice A well-designed entrance is the single most effective method for reducing cleaning and maintenance costs, extending the life of the flooring and ensuring that it looks good for longer. The objective must be to ensure that minimum levels of dirt and moisture are carried into the building: Zone 1: Outside the building to Zone 3: Inside the reception get rid of most of the dirt area, textile mats to on rough cleaning mats. absorb any remaining moisture from footwear. Zone 2: At the entrance to dry shoes with absorbing mats. Facts: 80% of dirt indoors comes from outside. In a building where there are 1,000 entries and exits every day, after three 1 2 3 weeks between 50 and 100 kg of sand, gravel and other dirt will have been tracked in. Well-designed entry zones can reduce this volume by 90%. 8

Cleaning Recommendations Routine cleaning is necessary to ensure a hospital environment which is visibly clean, and free from dust and dirt. Ninety per cent of micro-organisms are present in ‘visible dirt‘, and the purpose of routine cleaning is to eliminate this dirt. The keys to maintaining good hygiene are surfaces that are easy to clean, the right cleaning protocols and well-trained cleaning staff. Policies should exist for the frequency of cleaning and cleaning agents used for all surfaces. Cleaning methods must be appropriate for the likelihood of contamination and the necessary level of asepsis.
