The Opportunity AT is inviting Expressions of Interest (EOI) from potential operators for two available retail units in Devonport Wharf. Devonport Wharf continues to be developed to be a world-class facility, suitable for Auckland’s growing transport needs. Units 5 and 7 are well positioned amongst other quality retailers including large anchor tenants, restaurants Devon on the Wharf and Fish Kitchen. Any real estate agencies seeking to represent potential tenants through the EOI process may participate through a general agency on the terms set out in Attachment 9.

Customer The below graphs show the average number of ferry Boarding’s and Alighting’s per 24 hour period at Devonport Wharf. The time periods are between Peak Times February 2019 – January 2020 and February 2020 – January 2021. Note: the data included in these graphs does not include cash fares or multi-pass tickets or casual users of the wharf. The Tenancies We are inviting EOI applications for a new 40m2 space with 46m2 seating area (Unit 7) and a 61m2 space (Unit 5) within Devonport Wharf. Successful operators will be focused on delivering a high-quality offering catered towards the commuter market and tourists using Devonport Wharf. Unit 7 is ready for tenant fit out with Lessor works already completed. Unit 5 is currently a retail space with the current tenant due to vacate. The tenancy will be ready for internal fit out for a new tenant following vacation of the current operator. Please refer to Tenancy Manuals (Attachments 1 and 3) for tenancy base-build inclusions and operational requirements for Unit 7 and Unit 5. 7 5 Unit 5 & 7

Agreement Attached to this EOI is AT’s standard Agreement to Lease for Unit 5 (Attachment 7) and for Unit 7 (Attachment 6), Devonport Wharf. to Lease The final terms of each Deed of Lease, attached to each Agreement to Lease, will be subject to AT Management approvals. Details Proposals will be evaluated against expected market rental. As part of the evaluation criteria, AT will consider the use and tenancy mix in forming what it believes to be the best uses for Unit 5 and Unit 7, Devonport Wharf. EOI Response Requirements We have provided specific criteria in this EOI document that must be met when submitting a proposal. We have provided the weighting for each category of the Evaluation Criteria shown as a percentage in the tables. All proposals received will be evaluated by an AT panel against this weighted criteria. What is required to submit an EOI: Proposal document—applicants may follow the EOI Response Template provided (Attachment 8). Acceptance of EOI Preconditions (outlined page 8). Please accept the Preconditions in the EOI Response Template. Any other information or supporting documents that you believe is relevant to your submission.
EOI Preconditions In order to be successful applicants must acknowledge and accept the following preconditions: Preconditions The terms of Auckland Transports Agreement to Lease are acceptable. The tenant has the ability to sign the Agreement to Lease within two weeks of issue. The tenant acknowledges the fit out design and plans must meet all necessary consenting requirements. All associated costs and consents to meet the above requirement are the responsibility of the tenant.

Evaluation Criteria The below table shows the weighted criteria given to assess your proposal. Applicants are requested cover each aspect of these criteria in their proposal submission. Covenant Strength rovide evidence to support your financial position (statement of financial position, company accounts P 25% or bank guarantee). Track Record Outline you track record of operating in a commuter/transport-oriented setting. Include any references. 15% Business and Marketing etail your business and marketing plans to show your ability to support the business and enhance the D Plan (including fit out) commercial opportunity. 15% Outline your fit out design and plan, detailing how it meets all consenting requirements for the site.
