Board of Directors Minutes
Thursday, February 25th, 2021 at 8:30 am
Present: Allen Hall, Chris Nickle, Jessica Hubbard, Brandi Haddock, Susi Yust, Kandace
Yaple, Amy Hunt, Steve Johnson, Linda Richmond, Courtney Denney and Michael
Wicklund
Staff Present: Kim Cox and Valerie Tims
Roll call was taken from attendance in the room by Association Executive.
Meeting was then called to order by President Allen Hall.
Motion was made to approve the meeting agenda as emailed.
Motion made to approve the minutes from the January BOD meeting as emailed.
Courtney Denney, Officer/Treasurer
1. Motion to approve January 2021 and YTD financials.
2. Motion made to always charge for the conference room and if the board sees fit to donate the cost of the room
back to any fund that the renter might have, then they can do so on an individual basis.
3. Motion to purchase these items for the conference center’s audio and visual needs; an Owl system, a smart TV
and an Apple TV package for under $2000 total and have our Tech Committee assist us in the setup.
4. Motion made to set up an individual account to transfer the approved and budgeted $250 a month towards
our technology/computer replacement fund.
Michael Wicklund, MLS Chair/1 Year Director
1. No meeting this month.
President’s Report – Allen Hall
1. Allen & Kim met with Joplin’s City Manager & Visitors Bureau Director to hear out the City’s two potential
revitalization projects that were being presented to Council that next week. They wanted some feedback from the board’s
perspective. Any new information that comes from these projects will be shared with the membership.
AE’s Report – Kim Cox
1. Donny sent in a thank-you for our support of his MR treasurer campaign.
2. Kim has been elected to serve on the Joplin Chamber of Commerce Board.
3. A total of $6600 was given to the Vicki Christensen Leadership Academy Scholarship Fund from donations
across the state; over 5 scholarships!
4. The board office suffered some damage after a frozen condensate pipe froze and caused the HVAC unit to leak
from the attic. After further inspection it was discovered that an overflow sensor was never hooked up properly. Repairs
are to be done by the original subcontractors and we will ask that no charges are incurred.

AE’s Report continued :
5. Sentrilock is making some very big changes and we will be sending out some
informational pieces to the members as these changes progress. So far we know that
as of April 1st, 2021 the board will no longer be able to issue a SentriCard to a new
member (or to a member who needs a new card). Only the app will be able to be used.
We also understand that as of January 1st of 2022 agents will no longer be able to use
a Sentricard to open the key compartment on a lockbox, only the app.
6. A recommendation is being made to Governing Docs to review the keycard lease agreement for any updates
that need to be made; also ask Sentrilock about bluetooth access setup like Supra has available, will they have a
comparable platform.

4. Membership & Community Service – Reviewed minutes. A motion was made to approve the conditional

5. Local Leadership Academy – No meeting this month.

Recurring business:
1. Accounts past due presented; 9 agents, 2 companies.
2. Random listing audit for every 100 th listing is continuing; simple errors
found.
3. Violations and Tribunal update; 0 CCP violations for this month. MLS
violations that resulted in a fine: 6.
4. Update on computers and new server; SNC agreement has been terminated.
5. Update on affiliate hearing; To take place on March 2nd.
6. Commercial Task Force -They are sending 2 motions to the next MLS meeting with some additional verbiage
that the BOD would like to see incorporated. The BOD would like to see them meet again soon to discuss “Lease” options
currently being used in the MLS and some needed changes. Chris is also going to come up with definitions of
“commercial” that could assist in the setup. We are adding Chris to the task force as well as he is a commercial appraiser.
New Business:
1. Reviewed verbiage on MR’s Leadership Academy application; applicants need to know that the selections are
made at the state level and for the board to contribute to their portion due, if they are selected, our local BOD has to
review and approve as well.
2. We are going to start utilizing MR’s text messaging service at 3 per month. We know that many have opted out,
staff to run a request to please opt back in.
3. Motion to approve Kim signing Flex MLS 3-year extension.
4. Courtesy reminder to go out regarding multiple showings etiquette.
5. Discussion held on possible real estate work being done by unlicensed individuals. No motion made at this
time.
6. Motion made to donate $250 to the Farmer family in Jodi Farmer’s memory.
7. Discussed escalation clauses; MR has it on their agenda for April Bus. Conference.
8. Discussed an Authorization to Show that was advertised and sold on social media, then listed and input in the
MLS. The BOD is having staff contact the listing agent and ask for copies of the listing agreement. Advertising is NOT
allowed on Auth to Show.
BOD went into Executive Session.
All of the above motions passed with majority vote.
