BUILDING DESTINATION DEERFOOT CITY REDEVELOPMENT PHASE 1 & 2 SHAPE CALGARY, ALBERTA . The Destination Deerfoot City project involves the redevelopment of the existing Deerfoot Mall located in northeast Calgary. The project includes the conversion of the mall into an open-air regional centre, offering a unique new shopping experience in Calgary. The construction of Phase 1 (now completed) included building a 12,500 ft 2 (1,260 m2) single-story structure with a drive-thru on the west side, and a two-storey, 38,000 ft 2 (3,530 m2) building with retail units on the lower level, professional office space on the upper level and an atrium with an architecturally designed staircase and elevator. The existing north mall run was converted into two new commercial retail units of approximately 14,000 ft 2 (1,300 m ) and 35,000 ft 2 (3,250 m2). New façades on the north building frontage were built to preserve as much of the 2 existing building as possible. Construction of Phase 2 of the redevelopment is complete, and it includes a food lodge, a main high street for open-air shopping, and all-new site lighting, irrigation, landscape, hardscape, and asphalt. 6 THE GLOBE SUMMER 2019
BUILDING KING GEORGE HUB PHASE B & C PCI GROUP SURREY, BRITISH COLUMBIA. King George Hub is a multi-use development located at King George SkyTrain station in the heart of Surrey City Centre. It is a vital transit hub for multiple bus routes, making it convenient to travel anywhere in the Metro Vancouver region. Phase A was completed in October 2015 and is headquarters for Coast Capital Savings. Phase B consists of two new 40 and 29-storey residential towers with 738 suites and one 15-storey office tower. A 100,000 ft 2 (9,290 m2) commercial retail podium connects the three towers and sits above three levels of below-grade parking. Phase B is expected to be completed in winter 2021-2022. Phase C includes a 34-storey, 371-unit rental building with commercial retail space and three levels of below-grade parking. Phase C completion is expected in spring 2022. BUILDING ZIBI LANDS 0 CONDOMINIUMS THEIA PARTNERS & DREAM UNLIMITED OTTAWA, ONTARIO. Zibi is a multi-phased redevelopment project in the downtown cores of both Ottawa, Ontario and Gatineau, Quebec. The master-planned community overlooks the Ottawa River and is framed by the Portage Bridge and Waterfront Quarter to the east and Chaudière Crossing and Albert Island to the west. The 34-acre project spans two provinces and is partnered with the local Algonquin First Nation. The first residential building, O Condominiums, was completed in December with the first residents now moved in. The modern six-storey building has 70 units —each with bright, open-concept layouts and up to three-bedrooms. The ground floor offers commercial retail space, and the building is topped off with a shared rooftop terrace offering views of Parliament and the waterfront. Ledcor is providing construction management services on the Zibi project; supplying pre-construction expertise throughout the design development phase of each project; and directing construction through to substantial completion. A few of the complexities of this project include substantial remediation, working in Canada’s two official languages, ensuring the stability of existing historic buildings, and delivering Canada’s first One Planet Community. 8 THE GLOBE SUMMER 2019

BUILDING COSTCO BAYONNE COSTCO WHOLESALE BAYONNE, NEW JERSEY. In March 2019, Ledcor completed a new warehouse for our valued, long-time client, Costco. The warehouse, located in Bayonne, New Jersey, is over 158,000 ft 2 (14,680 m2) and includes an 18-pump fuel station. Costco is the anchor tenant for Harbor View Marketplace at Bayonne’s Military Ocean Terminal which is under redevelopment. Initially designed as a port terminal in the 1930s, the man-made peninsula became a U.S. Navy dry-docking center in World War II and later became a U.S. Army base in 1967. Soil conditions on this man-made peninsula required the use of 2,188 rigid inclusion piles ranging in depth from 20ft to 40ft, to reduce the risk of unacceptable settlement. The rigid inclusion piles were required under the building slab, building foundations, utility piping, man-hole structures, light pole bases, and fuel tanks. BUILDING NORTHERN LIGHTS COLLEGE TRADES CENTRE NORTHERN LIGHTS COLLEGE DAWSON CREEK, BRITISH COLUMBIA. The Northern Lights College Trades Centre opened for classes in September 2018. It provides students with hands-on learning to gain the tools and skills necessary for a career in the skilled trades. Ledcor was awarded the construction of the Northern Lights College Trades Centre project after a competitive bid process. Following the demolition of the older Second World War-era structures, Ledcor constructed a new 43,000 ft 2 (3,995 m2) trades facility that connects via an indoor walkway to the main building of the Dawson Creek campus. The new building also provides physical capacity for up to 96 new full-time-equivalent spaces - a 33% increase. This will create better access for prospective trades students in Northern Lights College’s campus region across northern BC. The new addition is LEED Gold and includes extensive mass timber with glulam structure, cross-laminated timber panelling and modularized wood roof panels. 10 THE GLOBE SUMMER 2019
BUILDING GREEN FALLS LANDING RETIREMENT RESIDENCE REVERA REGINA, SASKATCHEWAN. Revera Green Falls Landing is Regina’s newest retirement community. The seniors care facility is set on seven acres and offers a range of retirement living lifestyle options from seniors’ apartments, to independent and assisted retirement living, and private memory care. The main building’s four levels consist of 222 retirement suites located on the top three floors and an extensive list of amenities on the main floor. The amenities include a spa, a salon, fitness services, pet care and dog walking services, a full-service restaurant, a licensed pub and fireside lounge bistro, and a theatre. The main floor also includes more than 25,000 ft 2 (2,300 m2) of commercial retail space. The open-concept design and campus-like setting includes an outdoor courtyard, a walking path, several gardens, a putting green, and a dog park and washing station. BUILDING 60 BLOOR STREET MORGUARD TORONTO, ONTARIO. Ledcor is providing construction management services on the 60 Bloor Street West office tower renovation project in downtown Toronto. The project includes a lobby renovation, a new exterior facade with canopies at the grade level, modernized elevators, and new mechanical systems. The upgrades will enhance tenant comfort and air quality in the building. The building is currently fully occupied with tenants, so the exterior work is being completed during the day. An innovative overclad system is being used to limit tenant exposure to the elements and allows the project to stay on schedule. The construction is powered with 100% clean, renewable energy, and the final renovation is targeting LEED Gold certification. 12 THE GLOBE SUMMER 2019
BUILDING AMBLESIDE RESIDENTIAL DEVELOPMENT PHASE 2 GROSVENOR WEST VANCOUVER, BRITISH COLUMBIA. The Grosvenor Ambleside development design includes two mid-rise ultra-luxury condominium buildings in the community of West Vancouver. With the first building completed, construction of Phase 2 will add a second building of 42 luxury condominium units bringing the total to 99 units in the development when completed. The final complex will include retail and office space, a fitness centre, yoga studio, and two and a half levels of underground parking. Linking the two buildings will be a 7,000 ft 2 (650 m2) glass-covered galleria providing a pedestrian pathway and waterfront views. Reflecting an authentic West Coast aesthetic, this high-end residential facility contains materials and products sourced from all over the globe, including stone and cabinetry from Italy. Ledcor is providing pre-construction and construction services for both phases of this project. The project is situated near the ocean and at the foot of the mountains. OIL & GAS WHITE SPRUCE PIPELINE TC ENERGY FORT MACKAY, ALBERTA. The White Spruce Pipeline Project involved construction of a 50.8 cm (20 in), 72 km (45 mi) pipeline designed to carry light synthetic crude oil (SCO) produced at Canadian Natural Resources’ (CNRL) Horizon Site through a receipt meter station to the MacKay Terminal, located about 40 km (25 mi) west of Fort McMurray. The project included the construction of six valve sites, three horizontal directional drill crossings of major rivers in the region, and completion of the electric and instrumentation work to commission the pipeline for service. Construction of the White Spruce Pipeline has enabled increased production out of CNRL and makes use of the recently completed Grand Rapids Pipeline System (constructed to transport product to Edmonton.) TC Energy has several active pipeline projects in the region and leverages existing pipeline right of ways (ROW) to the furthest extent to reduce the overall project footprint. 14 THE GLOBE SUMMER 2019
OIL & GAS ALBIAN SANDS JACKPINE MINE CANADIAN NATURAL RESOURCES LTD. (CNRL) JACKPINE MINE, ALBERTA. In 2018, Ledcor started work at Canadian Natural Resources’ site at the Jackpine Mine for the Sand Cell 1 (East Splitter Dyke Level 2) internal drains extension project. Sand Cell 1 is an external tailings facility with increasing water levels, thus requiring the extension of existing outtakes. The scope of the work included the extension of 18 existing outtakes. To do this, Ledcor was hired to dig at each tie in point in between collector pipe and outtake pipe, cut the existing outtake pipe and fuse a new outtake pipe. The project was challenging at times because of the irregular topography of the area, making it difficult to excavate trenches for the installation of the new outtakes of up to seven meters deep. To finish the project within the scheduled date provided by CNRL, several excavators were used at the same time to dig and backfill trenches. SEE MORE AT LEDCOR.COM THE GLOBE SUMMER 2019 15
INFRASTRUCTURE SOUTHWEST CALGARY RING ROAD RIVER REALIGNMENT GOVERNMENT OF ALBERTA CALGARY, ALBERTA. The Southwest Calgary Ring Road (SWCRR) project is a 31 km (19 mi), six- and eight-lane divided highway along the southwest portion of Calgary. Ledcor is an integrated team member of the Design Build Joint Venture (DBJV) for the project with Kiewit and Graham called KGL. Part of the project involved realigning sections of Elbow River and Fish Creek to make way for the new highway. The “fish window” is a brief period between April 16 and May 1 and the only time that the SWCRR team could realign sections of the rivers. The design-build team planned for months to prepare for the fish window. The team had to secure permits from Alberta Environment and Parks and Fisheries and Oceans Canada before commencing work. Permitting proved challenging in the environmentally sensitive Elbow River. Upstream communities had seen extensive damage during Calgary’s 2013 floods and downstream contained the Glenmore Reservoir – a major source of Calgary’s drinking water. Through multiple design iterations and a series of extensive 2D and 3D hydraulic analysis, the final design resulted in minimal impacts to the floodplain. Meeting the May 1 realignment deadline was critical to the project’s schedule. Missing the deadline would have landlocked 1 million cubic meters of excavation and embankment in the Elbow Valley for an additional construction season. To realign the river sections, crews had to redirect the water to a new 2,000 m (6,650 ft) bioengineered channel to minimize the impact on fish and habitat. The bioengineered channel mimicked the existing channel’s cross-section, curvature, natural morphology and velocity. Living trees, shrubs and grasses with tree roots, woody debris and rocks were integrated to increase the strength and structure of the streambank. Riparian zones were planted and left to revegetate for 10 months during which time the construction of three bridges over the new channel had to be significantly progressed before activating the channel. The work was completed safely, on time and with minimal impacts to the surrounding environment. 16 THE GLOBE SUMMER 2019

MINING ISABELLA PEARL MINE GOLD RESOURCE CORPORATION MINERAL COUNTY, NEVADA. The Isabella Pearl Gold Project is in south-central Nevada’s Walker Lane Mineral Belt in Mineral County, Nevada. Gold Resource Corp retained Ledcor to work on road development around the mine, excavation, earthworks, underground utilities, fencing, and concrete foundation work. Construction activities began in June 2018 with Ledcor clearing and grubbing operations in preparation of heap leach pad construction. 18 THE GLOBE SUMMER 2019
TRANSPORTATION NEW HELICOPTER FOR BC AMBULANCE SERVICE BC AMBULANCE SERVICE KAMLOOPS, BRITISH COLUMBIA. Summit Helicopters recently deployed a brand-new, state-of-the-art Bell 412 EPI helicopter to support the BC Ambulance Service operations in central British Columbia under a six-year contract. Summit Helicopters provides air ambulance support to the BC Ambulance Service from its base at Kamloops International Airport (YKA). The Bell 412 EPI was built in Canada and features enhanced performance technology, advanced navigation systems and mission versatility. As a BCAS air ambulance, the helicopter has two emergency patient stretchers and two critical care paramedics, along with a two-pilot crew. PROPERTIES HERCULES BAYFRONT GRAND BUILDING LEDCOR DEVELOPMENT, ANDERSON PACIFIC LLC, QUALICO DEVELOPMENTS INC., AND LANTOWER RESIDENTIAL HERCULES, CALIFORNIA. In March 2019, Ledcor Development announced the groundbreaking of The Grand. It is the second phase of the Hercules Bayfront Master Plan, a unique waterfront development led by Ledcor Development in partnership with Anderson Pacific LLC, Qualico Developments Inc., and Lantower Residential. The first phase of the development, The Exchange, broke ground in June 2018 and is set to open in spring 2020. The Grand, a four-story apartment, will consist of 232 studios, and one- and two-bedroom residences. It also will include 15 affordable housing units as a part of the 74 affordable housing units project-wide. The 368,293 ft 2 (34,200 m2) Grand will be equipped with a modern fitness center, car charging stations, bike storage and repair areas, and a pet salon with a grooming bath station. PROPERTIES LUANA GARDEN VILLAS AT HONUA KAI RESORT & SPA LEDCOR DEVELOPMENT KA’ANAPALI, MAUI, HAWAII. Luana Garden Villas is the final phase of Honua Kai Resort and Spa and Maui’s newest oceanfront development. Luana is a collection of 72 three-bedroom garden villas spread over 10 acres of land along the northern shores of Ka’anapali Beach. At over 2,000 ft 2 (186 m2), each home has a large lanai for outdoor living, comes fully furnished, and has convenient access to over 38 acres of resort amenities. Prices start around $2 million USD, with almost 90 percent of homes currently sold. Construction commenced in spring 2018 with the first homes scheduled for completion in early fall 2019. 20 THE GLOBE SUMMER 2019

LEDCOR CARES LEDCOR EMPLOYEE GIVING CAMPAIGN RAISES OVER $1.4M IN 2018 ACROSS NORTH AMERICA. Since 2013, Ledcor employees have participated in an annual giving campaign that raises money in support of over 200 charities across North America. In October 2018, the campaign raised more than $700,000 in pledges and employee fundraising, which was corporately matched by Ledcor for a total donation to charity of over $1.4M. Giving back to the communities in which we live and work is a key part of Ledcor’s core values and culture. The Employee Giving Campaign runs over three weeks in October and employee contributions through pledges and fundraising activities are corporately matched dollar for dollar. Money raised goes towards charities within our communities such as children’s hospitals and hospices, local food banks, children and youth support programs, or health charities. Employees are encouraged to volunteer at various charities where their help is a substantial way to make a difference. To date, this campaign has raised more than $8.4M. 22 THE GLOBE SUMMER 2019
LEDCOR CARES LEDCOR RAISES $100K FOR MEN’S HEALTH ACROSS NORTH AMERICA. In November, Ledcor employees participated in Movember in support of the Movember Foundation. The Movember Foundation is an international charity that supports men’s health, specifically prostate cancer, testicular cancer, mental health, and suicide prevention. Many Ledcor employees grew impressive moustaches to raise awareness for some of the most significant health issues faced by men. This year, Ledcor matched funds of $50,000 CAD donated by Ledcor employees to raise more than $100,000 for the Movember Foundation. LEDCOR TURNS PINK FOR A DAY TO COMBAT BULLYING ACROSS NORTH AMERICA. In February, Ledcor employees in Canada and the US wore pink in support of anti-bullying to make our workplaces, schools and internet safer for all. In Canada, we raised over $12,000 for the Kids Help Phone to provide kids, teens and young adults with free professional counselling services. LEDCOR CARES LTS SHOWS SUPPORT FOR BC CHILDREN’S HOSPITAL VANCOUVER, BRITISH COLUMBIA. In November and December 2018, Ledcor’s Technical Services team partnered with TELUS to raise over $133,000 for BC Children’s Hospital. TELUS donated $10,000 each week (for seven weeks) if the Sales Team hit a minimum target, and Ledcor matched those contributions. AWARDS VIREB 2019 AWARD OF EXCELLENCE - INSTITUTIONAL VANCOUVER, BRITISH COLUMBIA. Ledcor built Vancouver Island University’s new Centre for Health and Science (CHS), in Nanaimo, recently received the Vancouver Island Real Estate Board (VIREB) 2019 Award of Excellence - Institutional. The centre is a modern four-level 73,790 ft 2 (6,855 m ), multi-purpose post-secondary health and science 2 learning facility. It can accommodate 888 students and 80 faculty, featuring 10 lecture rooms and 14 labs. CHS was built using a construction management approach which enabled the building to be completed within budget and in time for the start of the fall 2018 school semester. 24 THE GLOBE SUMMER 2019
AWARDS LEDCOR TAKES HOME RIX AWARD FOR ENGAGED CORPORATE CITIZENSHIP VANCOUVER, BRITISH COLUMBIA. The Greater Vancouver Board of Trade (GVBOT) presented its 2019 Rix Award for Engaged Corporate Citizenship to Ledcor. They stated that “the iconic BC company and leader in community giving, has donated over $20 million to various local charities over the last decade.” The Rix Award for Engaged Corporate Citizenship is presented to an organization that demonstrates, both in policy and practice, the highest standards of stewardship towards the long-term well-being of customers, employees, owners, business partners, the environment, and the broader community.
