BCO Awards 2014 Submission / Motability Operations / Area Sq EXECUTIVE SUMMARY Motability Operations is the company that operates the Motability Scheme on behalf of the national Motability charity, which aims to help disabled people with their personal mobility. The project being submitted for the BCO ‘Fit-Out of a Workplace’ award is Motability Operations’ campus of four buildings (78,000 sq ft) on Bristol Business Park, in the South West. This project stands out for several reasons, first and foremost, effectively linking four physically separated buildings to ensure a complete solution and encourage collaboration, a real sense of community and unified organisation. Environmental considerations were key to this project and the fit-out has been certified to BREEAM ‘Very Good’ and achieved Ska Gold Rating. Other outstanding features of this project are in its achievement of an unparalleled level of ‘disability exemplary’ in terms of access. Motability Operations were keen to maintain a cohesive culture, team spirit and remain a single unified company. Another challenge and success of this project was achieving Motability Operations’ vision of ‘disability exemplary’. BCO Awards 2014 Submission / Motability Operations / Area Sq Q2: UTILITY OF THE PRODUCT The intelligent design has placed a key function in every building, giving an additional purpose to each, as well as the departments located there. Building 610 houses the company’s reception and business lounge, 410 hosts the training and meeting suite, 440 offers the main restaurant, whilst 420 includes the showers and changing facilities. This ensures employees have a reason for visiting the individual buildings on a regular basis, therefore encouraging greater employee circulation and creating better communication through a walk and talk culture. By incorporating accessible design principles, the sensory environment developed included lighting, acoustics and colour schemes. Braille and tactile signage was introduced, coupled with a clear way-finding strategy. Ramped access routes were installed to all building entrances with powered door openers added to improve access. Additionally, routes between buildings were addressed with dedicated walkways and drop kerbs. By reconfiguring the central core adjacent to the stairs on all first floors, Motability Operations were able to install call points and create safe refuge areas for wheelchair users to use in the event of an evacuation. To ensure the accessible designs were fit for purpose, members of the ADW (Action on Disability at Work) UK charity were invited to assess the workplace. Q3: VALUE AND PROGRAMME Added Value The project has added value for all employees in many ways. All areas now benefit from climate control and improved M&E facilities on site. As the Business Park does not have its own catering facility and is located a little distance from shops and amenities, employees can enjoy hot food and refreshments on site. With long shifts (8am to 7pm midweek and 9am to 12pm Saturdays) this has been of particular added benefit to employees. The increased car and bike parking facilities, coupled with the new shower, locker and electrical car charging facilities, have offered more choice about how employees can travel to work. The accessible facilities have added value for employees and others, such as disability organisations who can make use of the training suites. BCO Awards 2014 Submission / Motability Operations / Area Sq Q4: THE ACCOMMODATION Another aim for Motability Operations was to invest in energy saving throughout the campus in order to minimise their energy footprint. To meet these requirements, the project’s consultants and service providers created a design integrating electrical, heating, cooling, fresh air and control solutions. To provide total flexibility, each floor on the campus has split electrical sub-mains for power and lighting. This, together, with separate monitoring of power and lighting through multi-meters connected to each board, feeds into the Building Management System (BMS) and provides complete data for energy consumption information. The lighting meets 400-500 lux with 0.8 uniformity and colour rendering and takes into account performance, ambience and comfort. Controls take advantage of natural daylight with auto-dimming together with occupancy and absence detection. The system incorporates emergency lighting self-testing and reporting, all control systems are managed via the BMS desktop level to the facilities team. Variable Refrigerant Flow (VRF) heat recovery systems have been installed in the form of fan coil units, supplemented with tempered fresh air incorporating heat recovery. These allow simultaneous heating and cooling in different zones via the same outdoor unit. This works by distributing surplus heat from cooling operations (and vice versa) to rooms where it is required. Again all systems are managed and monitored by the BMS. Fresh air is provided via central Air Handling Units with a hydroscopic thermal wheel to enable heat recovery. The positions of the fresh air intake and exhausts were carefully considered and fresh air filtered to ensure aromas and contaminants are not brought into the occupied spaces. Evacuated tube solar collectors have been provided to pre- heat the hot water throughout the buildings and Passive Infrared (PIR) control has been implemented to minimise water usage. 10

BCO Awards 2014 Submission / Motability Operations / Area Sq The project has numerous sustainability features and we were very impressed with the exemplary cyclist facilities, which went over and above the BREEAM and Ska rating requirement by some margin. These facilities included, secure cycle racks, showers, large lockers and changing space, plus drying rooms for employees clothing. In addition to this, other green transport measures have been installed, such as electric car charging points and car sharing spaces, again going over and above the requirement of both BREEAM and Ska ratings. This links in to the local council’s car sharing policy and a car sharing lane leads from the city to the offices. BCO Awards 2014 Submission / Motability Operations / Area Sq Q6: QUALITY Motability Operations wanted to provide the highest quality workspace. Their Steering Committee and facilities team worked closely with the contracting team and were actively involved in day-to-day activities, demanding the highest standard of workmanship, quality and finish. Build Quality Well thought out design and use of sustainable and appropriate materials to support fully inclusive aims, was the foundation for quality on this project. Specialist contractors were carefully selected, who had a proven track record of quality of workmanship and compliance. The specialist contractors met via regular site meetings and all aspects of the project were reviewed weekly. The quality control programme also included inspections of materials prior to delivery on site and a rigorous quality control during the build process. It was greatly appreciated that the project team took the time to consult with me about some of the proposed changes and valued my feedback before changes were made. The addition of an accessible changing room with shower facilities has been a great benefit to me. I can now go to the gym in the morning and then shower at work before starting my day. Also the new restaurant is brilliant and a huge improvement from the previous one which was cramped and quite difficult to use as a wheelchair user. I can now move around easily and get my legs under the table with ease.
