2 Makiwa (ma-kee-waugh) has been held by the Kuhn Family for thirty years. During that time they have developed the property to a very high standard. makiwa.com.au OVERVIEW Management has focused on maximising returns while caring for the land. Sustainability of profitable production has remained the constant objective. Makiwa is equally suited to cattle and sheep. An area of approximately 350 acres (142 hectares) is farmed with fodder crops allowing flexibility to finish stock. A further 100 acres (40 hectares) has been farmed in the past. Makiwa is located on the south western rim of the highly productive Liverpool Plains and joins the very well known and respected property “Rockgedgiel”. It benefits from high quality basalt soils, a soft and temperate climate and a magnificent north easterly aspect. Not only does the north easterly aspect have significant production benefits, it also provides stunning views from the thoughtfully renovated homestead. The established garden and tranquil setting make Makiwa a beautiful place to live. 3 Soils makiwa.com.au The soils found on Makiwa are typical of those found in the Liverpool Plains area and the surrounding foothills. The property has basalt soils which possess qualities of natural fertility and high water retention. The types found on Makiwa range from black to chocolate. The chocolate soils are very friable and are the first to respond to rain. The heavier black soils are renowned for their capacity to hold water. Having a balance of these soil types provides adaptability to varying conditions. Over a period of twenty years, the sulphur based fertiliser, SF45, has been applied regularly, with the whole property benefiting from an application of 100 kilograms per hectare every four years with applications of gypsum on some of the country as well. Topography The topography is generally gently sloping rising to low hills. The small percentage of steep country forms part of the southern boundary. The overwhelming MAKIWA - INFORMATION MEMORANDUM majority of the property can be accessed by four wheel drive or ATV. Sheltered valleys and a north easterly aspect provide livestock with a highly suitable environment. 6 Homestead makiwa.com.au Makiwa’s charming homestead has been extensively renovated and it reflects the affection Martin, Megan and Marcus have for their home. The spacious open plan living area incorporates the functional and well sized kitchen, dining and living areas. This area enjoys sweeping views across the plains and opens onto the southern courtyard and northern facing verandah. The generously sized rooms include four bedrooms, two bathrooms, office and laundry/mud room and covers approximately 410 square meters (43 squares.). Further comfort is added through extensive insulation and a large evaporative air conditioning system which is ducted throughout the homestead. A slow combustion wood heater warms the house in winter. The homestead is set amongst established deciduous and evergreen trees, lawn and gardens, with a paved entertaining area. A two car garage is adjacent to the homestead, MAKIWA - INFORMATION MEMORANDUM accessed by two remote control doors. It houses a 6’ x 6’ coolroom. There are additional kitchen facilities in the garage, which combine with the coolroom to make entertaining easy and enjoyable. 10 Livestock Handling makiwa.com.au The solid livestock yards are of steel and timber construction, with the timber rails having been recently renewed. They are designed to efficiently handle both sheep and cattle with separate facilities where required. 16 Water makiwa.com.au A water system throughout the property provides stock water to all paddocks. A primary water source is a 24 ft (7.3m) well on Cox’s Creek, equipped with a 600 gal/hr (2727 litres/hour) solar pump which supplies a staged system. An additional solar pump lifts to an elevated position enabling reticulation via a pipe and tank network across the property through the main system. A bore (approximately 160 ft (49m) deep is equipped with a 250 gal/hr (1136 litres/hour) solar pump, and combines with water lifted from the Myall Paddock well by windmill, which also joins into the main system. There is a further 180 gal/hour (818 litres/hour) solar system on a 40ft (12m) bore, feeding a small network of troughs with the excess fed to the main system through a gravity feed link. An additional windmill draws to a 20,000 litre tank, supplying a separate trough. Based on 30 years experience, the property’s water requirements have been met from the combination of MAKIWA - INFORMATION MEMORANDUM surface water storages, which can be linked via pipe to the main water system, and the ground water supply. 18 Livestock makiwa.com.au For 30 years, Makiwa has been run as a productive cattle and sheep grazing operation. This has been multifaceted, with a combination of breeding and fattening cattle and sheep, wool production and backgrounding cattle to feedlot entry weights. The Meat Merino sheep produce prime lambs as well as cutting wool twice a year with an average 19 micron diameter. The breeding herd is predominantly Angus, based on Te Mania blood. The farming country is strategically used for finishing steers or taking them to heavy feeder weights. It is also used for finishing lambs. The owners maximise the flexibility of Makiwa by shifting the balance of their livestock according to market demands and seasons. They have frequently retained progeny for fattening and breeding replacements. This results in fluid stocking rates which are hard to convert into an average stocking rate. The owners consider, if Makiwa were to be used purely MAKIWA - INFORMATION MEMORANDUM as a cattle breeding enterprise, it could be capable of running approximately 400 cows in an average season. 21 Climate makiwa.com.au Long term rainfall records have not been kept at Makiwa. However, adjacent properties have records extending back for nearly 140 years, and they show an average of around 26 inches (650mm) per annum. The rainfall records contained in this Information Memorandum are the combined resources of “Rockgedgiel” and “Tamalie”, with the recording points located approximately 5 to 6 kilometres to the north and north east of “Makiwa” It is generally acknowledged within the district that the closer a property is to the range, the more likely it is to pick up showers and storms. It is therefore reasonable to assume the annual rainfall at Makiwa is likely to be greater than that shown on the chart on page 23 of this document The proximity to The Coolah Tops, a branch of The Great Dividing Range, frequently results in showers and storms falling on Makiwa. The elevation of the property delivers a more moderate temperature range than at lower levels on the plains with cooler summer temperatures and reduced frequency of frosts in the MAKIWA - INFORMATION MEMORANDUM winter. A further 100 acres (40 hectares) has been previously farmed. Oats, winter wheat, forage sorghum and millet have been grown at various times in rotation with lucerne, clover and phalaris pastures. Outstanding weight gains have been achieved while finishing both cattle and lambs which enables the maximisation of returns through value adding.
