4 Location The woodland is situated on Laithers Farm next to the River Deveron and just 4 miles west of the agricultural market town of Turriff in central Aberdeenshire. Laithers Woodland runs along an escarpment with good access to the public road network with Aberdeen reachable within an hour and within easy reach of the well-established timber market in the north east. 5 Description The woodland is being sold in two sections. The larger of the two is known as the Wood of Craigbrae, which extends along a fertile slope overlooking a stunning section of the River Deveron and Posties Wood is just to the south, as shown on the sale plan. Craigbrae Wood extends to an area of 28.21 hectares / 69.70 acres with a diverse mix of maturing commercial conifer and broadleaved species which will yield a significant volume of timber. There are no planting records to refer to, however, it is estimated that the planting has taken place since the early 1900’s with some old field margin Beech and then the conifer species were planted during the 1970’s and late 80’s. The majority of the conifer is Sitka and Norway spruce, Scots Pine, Douglas fir and a small proportion of Larch and Lodgepole pine. The woodland was planted in a highly attractive mosaic of species with sections of Sycamore, Ash, Oak, Wych Elm and Beech planted around the margins adjoining the agricultural land. Some areas have also naturally regenerated and thinning would be beneficial and will provide a good volume of hardwood fuel wood. The underlying soil is very fertile and will support a range of tree species when replanting takes place which will open up the woodland and the stunning views across the Deveron Valley with great potential for a woodland cabin, subject to consent. Posties Wood extends to 6.69 hectares / 16.53 acres which was planted as a mixed conifer shelterbelt in the late 1970’s and early 80’s and felled 3 years ago under a felling licence. The land is to be replanted before 30 June 2022 under the conditions of the felling licence, providing sufficient time for it to be replanted with another crop of mixed conifer species and broadleaves.
6 Access Boundaries The B9024 public road provides access to both sections of woodland which is suitable The boundaries are identified by a red line on the sale plan and where the boundaries for timber haulage on to the wider road network to timber markets. Single track access are stock fenced these are to be shared and maintained at joint equal expense with roads lead off the B9024 and on to farm access roads, as shown on the sale plan, which the neighbouring proprietor. then lead on to woodland access tracks at points A1, A2 and A3 that connect via some internal access tracks. Some sections will require improvement for vehicular use which will be the responsibility of the purchaser and where these cross neighbouring land, full servitude rights of access Third Party Rights & Burdens will be granted by the seller. Maintenance will be shared according to use. The Property will be sold subject to and with the benefit of all servitude rights, Access will also be granted along the farm track between points A4 – A5 for access into burdens, reservations, and any third-party rights within the title.
