The Property’s site licence (Ref: 98) was granted by Powys County Council on 14 March 2007 and permits 129 static holiday caravans and 10 touring caravans, with an 11 month operating period between March 1st to January 31st inclusive. SERVICES We understand that the Property is connected to the following services: Electricity – Mains supply & solar panels (c. 200 panels installed in 2014). The SUV solar panels feed into the main tariff and the park receives approximately £9,000 per annum. Water – Bore hole with UV filtration plant. Mains supply as back up. Sewerage - Mains Gas – LPG bulk tank services the Lissett park home and cottage. LPG bottles services the caravans and Timberlog home. WELSHPOOL, POWYS, SY21 0NS THE BUSINESS Income is currently generated from pitch fees collected from static caravan owners, touring and camping receipts, the letting of static caravans and shepherd’s huts. The current pitch fees (2021) for privately owned caravans are £2,850 per annum, exclusive of VAT. Annual pitch fess for privately owned lodges are currently £4,800, exclusive of VAT. Water and electric are charged per meter with gas purchased from the park. The current touring and camping tariffs range from £28 (non electric) to £35 (electric) £35 per touring pitch per night. At present there are five seasonal touring caravans, each charged £1,620 per annum, inclusive of VAT and electric. Winter storage of £250 is available. The usual additional charges apply for extra vehicles and pets. The hire fleet units vary in specification and the current tariff (2021) ranges from 600 - £1,200 per week. The shepherd's huts are a new addition to the site and despite the impact of Covid- 19 and the subsequent lockdowns, they have traded exceptionally well and prove very popular among the customer base. The Vendor has reported strong occupancy and currently charges £120 per night for rental. We have been informed that the Vendor currently utilised Hoseasons, Air Bnb and utilised their own booking system on their website, operated through GemaPark. Additional income is also generated from the clubhouse and static caravan sales, although the park enjoys high occupancy. We understand that owners occupy pitches on an annually renewable basis.
