                              Villages, described as chart-topping for this part of Edmonton

                              “It is the best-selling community in Heritage Valley,” said Chris Nicholas
                              president of MLC Group, the project’s developer. “It’s the most popula
                              choice here. People love the way it looks, kids can walk to school, and
                              all the shopping needs can be found in the greater area.”

                              While those are important factors contributing to the attractiveness
                              Desrochers Villages, another key aspect is the Desrochers forest. With
                              some 11 acres of preserved forest, residents in Desrochers live next to
                              an area that is being left as is in order to bring them closer to nature

                              “Everything has been built around the forest and will continue to extend
                              outward,” said Madeline Belter, MLC’s marketing and sales co-ordinator
                              “The forest is adjacent to the kindergarten to Grade 9 public school, and
                              our newest phase this year (Phase 15) has walkout lots backing onto
                              the forest. It is the heart of the community, connecting the older phase
                              to the school, to the pond, and to the newer phases.”

                              Desrochers Villages came to life when servicing began in 2015. Four
                              years in, the neighbourhood is about halfway completed with 1,700
                              residents living in a variety of housing types ranging from front-attache
                              garage homes, rear lane homes, duplexes, townhomes and four– and
                              six-storey walk-ups. Similar housing will be built in upcoming phases

                              Homes here are solar ready, and the community also includes 11 acres
                              of constructed wetland.

                              Rear-lane homes start in the $340,000s, while front attached garage
                              homes can be purchased in the low $400,000s. Builders in Desrochers
                              include Jayman Built, Landmark Homes, Pacesetter Homes, Sterling
                              Homes and Streetside Developments.

                              The Perfect Spot
                              Akram Khan and his wife were in the market for a new single-family
                              home.

                              They discovered Desrochers Villages while out driving around searching
                              new communities, and that’s when their hunt stopped. It wasn’t the fir
                              neighbourhood they looked at but they quickly realized they wouldn
                              need to look anywhere else.

                              “We saw lots there for sale and the lot we saw, in the back had a nice
                              big pond,” said Khan, about the piece of land they would ultimately build
                              on. Back then, the question was whether the lot was still available and
                              what type of home could they build.

                              After getting all the information — they dealt with Jayman Built’s Liz
                              Bolduc, the area sales manager, who showed them Jayman’s Reunite
                              show home — Khan and his wife made the decision right then and there
                              to move forward and they’re glad they did.

                              “At that time when I saw the lot, if I’m not mistaken, there were only
                              about three or four houses that were starting to be built,” said Khan. “So
                              I told my wife, this is the right place. If we try to say we’ll think about it o
                              we’ll see until next month this lot will be gone like immediately. And afte
                              we took that lot, trust me, not even three months (later) they starte

                              filling up all the lots there like fast, fast, fast.”

                              As opposed to other communities the couple saw, they felt Desrochers
                              was more spacious; other sub-divisions seemed too compact with
                              everything to close together or roads both in front and near the back o
                              the houses, which they thought was just too noisy and not what they
                              wanted.

                              The home the Khans would build was the same as the Reunite show
                              home, which features open to above space over the great room giving it
                              a full two-storey ceiling, with lots of oversized windows. The Khans,
                              meanwhile, have a glass wall, a 10 foot by eight foot sliding door
                              system, which features four glass panels. The outer two panels are fixed
                              and both centre panels slide open for a 60-inch opening with screens

                              “The fountains on the pond are beautiful in summertime and can be fully
                              enjoyed with this feature,” said Bolduc.

                              The home has three bedrooms and 2.5 bathrooms, walk-through
                              laundry from the owners’ walk-in closet and energy efficiencies that save
                              $800 to $1,000 year in energy costs

                              “It’s perfect for us,” said Khan about their new home, which they moved
                              into this past summer. Khan also had high praise for Bolduc, who he
                              said went the extra mile for them.

                              Neighbourhood Naming
                              Desrochers Villages takes its name from the late Louis Desrochers

                              Born in Montreal in 1928, he would eventually move to Jasper and
                              relocate to Edmonton a few years later. According to City of Edmonton
                              Naming Committee material for honouring people and places
                              Desrochers, a lawyer, was the first chair of the Edmonton General
                              Hospital Foundation, now known as the Caritas Hospital Foundation

                              He also played a prominent role in Edmonton’s francophone community
                              helping found Edmonton’s French language radio station known as
                              CHFA. He was named to the Order of Canada in 1994 and the Alberta
                              Order of Excellence in 2001.
