Accidental property developers Originally from Christchurch, Kate and Graham Brown have moved around a lot. Changes in circumstances have led school teacher Kate and glazier Graham to become accidental property developers as they’ve renovated and built their way up the property ladder. The pair started with a house renovation in Merivale. Their intention was to sell it and move closer to a school they wanted their children to go to. The renovations were well underway and the brand-new kitchen fitted when the Christchurch earthquake struck, twisting the house’s foundations. “It was a real nightmare!” says Kate, “we ended up selling it and coming to Wanaka.” The family rented for three years, whilst looking for the perfect section to build on. “We were drawn to the scenery, to the mountains and we wanted a 360-degree view of it… we eventually found a section in Peninsular Bay. We had a gut instinct that it was a good subdivision to invest in – it was surrounded by lots of good homes already and I think that’s something to watch out for.” Kate says the flexibility allowed in the subdivision was a bonus and they employed an up-and-coming architect to help them design the perfect family home with those all-important mountain views. The result was their dream home with a floating roof design and panoramic views. “The architect took our ideas and added some of his own magic. It was very modern, unusual, but in keeping with its environment… we loved it. Toying with a granny flat They have many names: granny flats, out- houses, separate self-contained flats, loft spaces, studios! Ultimately, these small detached units provide an opportunity for home and income (quite the desirable option for anyone who wants to put a dent in their mortgage). We’ve gathered insights from three experts – Mark Pullar (Roost Mortgages), Kirsty Sinclair (Licensed Harcourts Real Estate), an architect (who wishes to name anonymous – Anon. Architect) on the important things to consider when toying with the idea of a granny flat. AGAINST THE GRANNY FLAT Anon Architect: Building costs are extremely high in Queenstown. Work has begun on the stage one properties with the first homeowners set to move in next year. Station View property owners will be part of a growing, exciting dynamic, Stephen says. Jack’s Point is being dubbed “Queenstown’s master- planned community”. It is entering its next phase of key development with the construction of its central retail, dining and tourism hub, Jack’s Point Village. The half-billion-dollar lakefront (Lake Tewa) village is expected to be a similar size to central Queenstown and is being developed to meet the needs of Jack’s Point’s planned 8000-people community and rising visitor needs for accommodation and amenities. “All this plus the pristine waters, snow-capped ranges and the clean green surrounds that collectively form an amazing recreational platform. The modern garage Unsurprisingly, garages became an integral part of modern home design in the 1920s, coinciding with the rise in private vehicles. But for Kiwis, the humble garage has always represented something more than a place to leave a car. Workshops, design spaces, a room for the kids to run wild – the New Zealand garage has always been a family space and so much more than a cold, unloved room attached to the side of a house. Across Queenstown and Wanaka, garages have also become a space to store toys. It’s not uncommon to find skis, kayaks, hiking gear, hang gliders and multiple mountain bikes in the family garage while the car sits outside on the driveway. If you’re building your home from scratch, or refurbishing an existing property, consider how you or prospective tenants are most likely to use the garage. Insulation is often overlooked in garage design, but it’s important in our cold and often damp climate. VERTICAL GARDENS Vertical gardens are relatively new and while not prevalent in our region at the moment, as we start to see more multi- storey buildings constructed, we’ll likely see an increase in smart gardens. Both rooftop farms and vertical gardens increase visual appeal and the value of the property. However, their primary purpose is to reduce the carbon footprint of the building. Vertical gardens can reduce wall temperatures by as much as 10 degrees, which makes a massive difference, particularly as global temperatures continue to rise as predicted. The vegetation naturally regulates light and heat into the property, helps to filter pollutants in the air and provides additional sound proofing. The gardens can also be used as a source of vegetables and herbs. Vertical gardens are coming to more building complexes and are practical, beautiful, efficient, a food source and add value to your home. WINDOWS Most energy flows in and out of a building through its windows, but with intelligent design and technological innovation windows can be used to provide heating, cooling and lighting for a better indoor environment. Currently we orientate our homes to the north, with the largest windows angled toward the sun to capture the heat of the day. Soon, it’s possible that modern window glass will capture that energy and convert it into electricity to power the home – like flexible solar panels. This has the potential to generate additional income that will see energy companies paying you in peak periods. Instead of building more dams, energy companies could tap into the homes of their customers and create partnerships. WIND The benefit of wind power is well documented but not without controversy around their noisiness and unsightliness. Wind is one of the most prolific natural energies available, and so presents a key developmental area in green technology. Engineers and artists are teaming up to create mini turbines using carbon fibre for strength and functionality, with more appealing visual design and less noise generation. The home turbine can provide enough energy to power a room, Wi-Fi connection or recharge laptops and phones. FLOORING Engineers at the University of Wisconsin-Madison have designed incredible wooden floorboards that use electro- magnetic induction to generate electricity from footsteps. The floorboards are sustainable and inexpensive to produce – they’re even made from wood pulp, with embedded nanofibers in the design that could save a lot on bills by producing enough energy to power electrical household items. Imagine inviting friends over for a party and at the same time creating electricity! The idea can extend to potential future application in pavements and high footfall areas, such as stadiums and airports. 17

The Jack’s Point family ark On your first left, in Jacks Point, you’ll come across a magnificent ark structure with divine angles. Its presence is like the mothership in the suburb. This family ‘ship’ was built and designed by the homeowners, Joe Velvin and Amber McGrath. Joe: It’s a bit of an ark. We’ve got two of everything in here. Two females, two males, two fry pans! Joe has his own company, Velvin Building and Amber initially worked alongside Joe as an architectual designer but ventured out to develop her own business, Ambertect. They have a boy and a girl, Hunter and Hazel and can proudly claim this masterpiece as their first house. Joe: 3 years! We just sat there in the office, at night, both nutting it out, Amber: I basically built a mezzanine rectangle house out of bricks, and for like, 3 years. that floor plan I fell in love with. The hardest part of the build for both of them was the pressure on their relationship. Joe: To find compromises together - I think that was the biggest challenge. Amber: It’s hard for every couple to build a house. I have major empathy for all my clients, more so than I did before. Amber had to give up her balcony and Joe didn’t really like the tiles in the bathroom but there’s obvious features that they didn’t budge on. Joe: We went over budget by $100,000 but we’ve got no Jib! Built-in technology A peek into New Zealand’s first ‘smart hotel’ In the heart of Queenstown, on Stanley Street, stands New Zealand’s first ‘smart hotel’. Mi-pad is there to meet the demands of the new wave of tech-savvy travellers. “Essentially, we have built an efficient hotel, with the latest building management systems,” says Lisa Lye, marketing coordinator for Mi-pad. Mi-pad has flipped the traditional hotel model on its head, giving guests full control via the Mia App, “At check-in time the key on the app turns green and the guest can then access their room, control room heating and lighting from inside the room and outside of the hotel during the time of their stay.” The technology and hardware required to realise this vision was double-headed by Queenstown business, Strawberry, alongside NZ app developer, Seveno Solutions. Director of Strawberry Queenstown, Reuben Pearce, explains their brief: “We provided an integrated control system: the hardware that controls the lighting, HVAC, access control and heated towel rails (to name a few). Guests interact with the system via wall-mounted keypads, sensors, and a ‘personal concierge’ in the form of an app called Mia.” It’s easy to be just wowed by the app’s funky features, like the ability to change the colour of the room’s lighting (a popular feature among guests), but there’s a lot of intelligence behind the seemingly simple operating system. “The most challenging feature was making complex tasks so simple that anyone can operate them with no instruction whatsoever. A lot of the features happen automatically in the background. How do we determine a room is unoccupied? What if someone leaves the room and their partner is still in bed asleep? You have to consider the real-world scenarios and translate that into the programming code,” says Reuben. Being ‘high tech’ does pose ongoing challenges. The tech industry advances rapidly and you have to question whether it’s an ‘of the moment’ gimmick. But Lisa believes the Mia App will keep pace with innovation; “Mi-pad will continue to upgrade in terms of the Mia App offering. Currently, Mia is nominated in the World Travel Awards: World’s Leading Hotel App category.” Reuben believes the operating control systems have “a long shelf life” but it is up to the user; “The app must stay up to date. This is typically the challenge of any smart device. We’re all at the mercy of Apple and Google.” 24 BUILDING DREAMS SPRING 2019

3. LOW-E WINDOW FILM Low-emissivity film (low-e film), is a thin polyester film with a micro- thin metal coating. This transparent film can be stuck directly to an existing window to reflect radiant heat. It can be used on either side of the glass to reduce the amount of energy you need to heat or cool your home. It can be retro-fitted to single or double-glazed windows. When used on the inside, the film helps to prevent heat from escaping and on the outside, it reduces the amount of the sun’s heat and UV rays coming through the windows, preventing overheating and the fading of furnishings. 4. MILLBOARD Moulded with real timber, Millboard is made with Polyurethane resin and reinforced with mineral fibres so it is a sustainable and durable material. It looks like traditional wood decking, but contains no plastic or timber and so does not need maintenance and does not warp, mould or split. ORIENTATION Utilise the sun. We get plenty of clear, sunny days in winter even when it’s zero degrees outside. The sun can send 500 watts of heat through each square meter of glass through a north-facing window. Even in winter your house can require little heating during the day when the sun’s out - it’s free energy. Orientate the home to capture the sun – especially for the family rooms. If you aren’t sure, use a good app on your phone to find out which direction your home should face. The most used parts of the home need to face north. In winter, especially when the sun is low, it’s going to cost a great deal more to heat south- facing home. Hint: Position the laundry, garage and storage areas on the southside as these are not used regularly. 29
CONSIDER SOLAR While solar panels are an upfront investment, they save heaps on your energy costs. Look at the options available and don’t go for the cheapest automatically; more efficient panels cost more but can often deliver double the energy output as the less expensive options. USE GOOD QUALITY BLINDS On cold days, good quality blinds will keep the warmth in the house rather than allowing it to escape through the glass. Heat escaping through glass is the biggest drive of energy loss in the house. HAVE PLENTY OF INSULATION Insulation keeps the house warm in winter and during the summer helps keep the heat out. VENTILATION Ventilation is critical for both your health and the protection and longevity of the house. Water Heating. Almost 45% of your monthly power bill can be used in heating water and storing it at the right temperature. Consider alternatives such as a gas fired continuous flow water heater, especially in the bathrooms. Carpet your garage. Significant heating loss occurs as heat is lost though the garage. Carpet acts as an insulator, it will help to keep your home warm and dry – especially in the winter. Make sure to lay carpet that is flame retardant in your garage though, since you might be driving your car on it, or using tools in the garage. Garage carpet also has the added benefits of reducing noise and being easy to vacuum clean. Lastly, think about the overall airtightness of the home. Why upcycling is a design trend that’s here to stay Great interior design doesn’t have to cost the earth. Building and renovation projects are expensive and it’s common for budgets to be blown long before the interior design stage. To save money and curb spiralling costs, upcycling furniture and design pieces have long been a trend. Rescued from second hand shops, trading sites and bulletins, with a little polish, paint or new upholstery, one person’s trash is transformed into another person’s treasure.
