One of our primary responsibilities will be to deliver a project that adheres to Sierra Unified School Districts budget. The best way to diminish change orders is with quality construction documents. However, contractor and owner-initiated proposed changes are a natural part of the construction process. When proposed change requests are presented by the owner or the contractor, we make it our responsibility to review the proposed change in conjunction with the approved project scope, budget and schedule. It is critical that the team weigh the importance of the proposed change along with any available contingency dollars in order to properly weigh the benefit to the project. SIM-PBK commonly employs a contingency allowance in order to provide cushion for unforeseen circumstances that might affect final cost. This allowance is reserved strictly for unforeseen items that are absolutely necessary to fulfill all project requirements. Upon receipt of a change request, the SIM-PBK team will discuss the time frame with Sierra USD prior to processing a change order proposal. It will be necessary for the entire team to heavily scrutinize any proposed changes that are issued beyond the optimum time frame given the obvious potential negative impacts to the project budget and schedule.
