P & D division – Project Development Recognising and utilising full potential Glatt shopping centre Richti site Wallisellen railway station At Richti-Areal in Wallisellen, Allreal developed and realised a community with 499 apartments for rent and owner- ship, workplaces for more than 3,500 individuals and commercial space on ground levels. The project was completed in 2014 and complies with the vision of 2000-Watt Society. It comprises a high-rise office tower, two office buildings, one residential and commercial building and three residential blocks. Investment volume: about CHF 800 million. 2020 Allreal Group 16
P & D division – Project Development Recognising and utilising full potential Allreal developed and realised a project for Helvetia insurance company and for its own portfolio on the 15-hectare Dietlimoos site in Adliswil ZH comprising 461 apartments for rent and sale and a centrally located park. The project was divided into three sections, and for each an architecture competition was carried out among several participants. The investment volume of the entire project completed in 2011 amounted to some CHF 250 million. 2020 Allreal Group 17
P & D division – Project Development Recognising and utilising full potential Escher-Wyss industrial site in Zürich-West: a large part of the useful area measuring approximately 60,000 m2 is leased to MAN Diesel & Turbo Schweiz AG until at least 2024. Beginning in 2007, Allreal developed and realised several new buildings on the site based on the development strategy embarked on in 2005 and resulting guidelines. The potential investment volume amounts to CHF 300 – 500 million. 2020 Allreal Group 18
P & D division – Project Development Recognising and utilising full potential Escher-Wyss industrial site in Zürich-West: commercial building on Schiffbauplatz designed in accordance with Minergie standard, comprising six floors and 13,000 m² floor space for office and trade use. Winning project from the competition submitted by Baukontor Architekten. Jury decision: May 2014, construction start: 2015; completion: 2017; investment volume: CHF 74 million. 2020 Allreal Group 19
P & D division – Project Development Recognising and utilising full potential Allreal developed and realised a project with 104 apartments for sale and seven semi-detached houses on an excellently located site measuring about 25,000 m2 in Au-Wädenswil. The complex’s enormous appeal is based on the modern design of the buildings and apartments and the generous layout of green spaces between the buildings. The investment volume amounted to some CHF 82 million. 2020 Allreal Group 20
P & D division – Project Development Projects for own portfolio or sale to third parties In Bülach North Allreal realises 419 rental units, 76 of it for the own portfolio, 73 condominiums and space for office and services on a piece of land close to the railway station measuring 55’250 m2. The project in realisation was the winning project of an urban-planning competition. Investment volume: about CHF 310 million; completion and occupation in fall 2019 2020 Allreal Group 21
P & D division – Project Development Third-party projects and execution by Realisation department Business School, Basel: Winning project resulting from Am Chatzenbach, Zürich Seebach: Winning project from a investors’ competition carried out by City of Basel for competition carried out for private owners. Realisation of school building for some 1,200 students. Construction five new buildings comprising 77 rental apartments in sum: about CHF 69 million total. P & D division – Project Development Innovative projects – attractive for investors and users In Oberwinterthur, Allreal developed and realised Eulachhof, Switzerland’s first zero-energy residential complex complying with the Minergie-P-ECO-Standard. The project includes two main and four adjoining buildings comprising 132 rental apartments, retail space in the elevated ground level and an underground parking garage with 202 spaces. The construction sum of the project realised for two institutional investors amounted to CHF 55 million. 2020 Allreal Group 23
P & D division – Project Development Innovative projects – attractive for investors and users Allreal developed and realised several uses for the historic Markthalle located in close vicinity to Basel’s SBB main railway station. The project included renovation of the domed structure, restoration of the original access to the building, extension of commercial space, renovation of the office building and construction of a residential high-rise with 45 rental apartments. The investment volume amounted to about CHF 88 million; disposal: 2011. 2020 Allreal Group 24
P & D division – Project Development Innovative projects – attractive for investors and users On formerly industrially used space at Escher-Wyss-Areal in Zürich-West, Allreal developed and realised a 19-storey residential building comprising 51 south-facing apartments and space in the elevated ground level for Zürich Opera House’s rehearsal stages. The historic model storeroom was completely gutted and integrated into the new development. The investment volume amounted to about CHF 50 million. 2020 Allreal Group 25
