External Decoration Proposal 31-33 Earl Street Maidstone Kent ME14 1PF Architect: PNW Studios LTD 34 Campbell Road Twickenham Middlesex TW2 5BY Date: 09th February 2021
31-33 Earl Street, Maidstone, Kent, ME14 1PF General Notes: - Decoration shall be in accordance with BS.6150 – Painting of Buildings - An on-site inspection and schedule of repairs is to be agreed once the scaffold is erected. - All surfaces to be decorated shall be prepared in accordance with the best standards of workmanship. - Ensure all existing painted joinery and doors are properly sanded to provide a good key for the new paint finishes. Access & Scaffolding: - Obtain pavement licence from Council - Obtain permission from neighbour to the rear. - Erect scaffolding around whole building to provide access to all previously decorated areas. The scaffold will need to be alarmed and adequate thought given to preventing unauthorised access outside of working hours. Windows & Doors (including door to side passageway): - Thoroughly clean, rub down and prepare all previously painted windows and doors to a sound surface. Remove all loose and flaking paint. - Rake out all defective putty and replace with new linseed putty - Prime all bare wood surfaces or areas of repair. - Allow for any necessary wood filling and joinery repairs - Apply one undercoat and one topcoat of Dulux Weathershield exterior wood or metal paint as appropriate - Colours to be agreed with client Walls: - Thoroughly clean, rub down and prepare all previously painted rendered areas - Rake out and fill all cracks - Hack off any areas of loose or blown render and re-render - Apply one undercoat and one topcoat of Dulux Weathershield exterior masonry paint - Colours to be agreed with client Metalwork: - Thoroughly clean, rub down and prepare all previously painted metalwork including, front railings, outside light on front elevation, security bars above side access and metal steps leading to rear flat roof area. - Treat any areas of rust - Apply one undercoat and one topcoat of Hammerite metal paint - Colours to be agreed with client Gutters & Gullies: - Check and clear all rainwater gutters, downpipes and gullies - Report any defective rainwater goods / gullies to client so that appropriate action can be discussed
