INVESTMENT OVERVIEW The Pymble Private Property Trust (Fund) aims to provide investors with an indirect interest in a property investment that aims to provide wholesale investors with competitive income and the opportunity to maximise investment returns via an asset with potential capital value development upside. The Fund is designed to acquire a 100% interest in the OFFER SUMMARY 3 Bridge Street Trust, which will hold a commercial property located at 3 Bridge Street, Pymble NSW. FORECAST QUARTERLY INCOME The Fund is forecast to provide investors an initial distribution yield equivalent to 7.00% per annum1 calculated daily and paid quarterly (net of fees, costs and taxes). SIX-YEAR INITIAL TERM The initial term of the Pymble Private Property Trust (Fund) is expected to be six years from the property settlement date (anticipated 29 March 2021). WEIGHTED AVERAGE LEASE EXPIRY The property features a 4.3 years weighted average lease expiry (by income as at 1 February 2021).
